Our value creation strategy Within the scope of the Strategic Asset Allocation we determine with our clients their targeted weight of real estate in their overall portfolio. MEAG s Portfolio unit defines and regulates the individual portfolio strategy and the short- and medium-term asset allocations in accordance with the predefined mandate benchmarks. In Asset we manage the progress of the various properties, always basing our actions on the highest internal and external standards. In Acquisitions and Sales we concentrate on directly held properties and fund properties with a focus on Germany/Europe. We assess their value using our own internal know-how and call upon external consultants for technical and legal assistance. Our Property specialists take care of the day-to-day management of our commercial and residential properties from finding tenants to organising third-party service providers. As the basis of a modern investment strategy, sustainability improves returns. For real estate it is becoming a vital market driver. Cologne Oval Offices, Cologne Cologne Oval Offices This building ensemble situated in a highly visible location on the banks of the Rhine in Cologne uses filtrate taken from the banks of the Rhine to regulate the temperature in the buildings. The sensationally low primary energy requirement of just 105 kwh/m² per annum has led to the Cologne Oval Offices being awarded the EU Commission s GreenBuilding seal. WESTGATE Operate sustainably, save energy, preserve the environment: These demands, so critical for the future, are already met in the Cologne office building WESTGATE. WESTGATE covers its minimal primary energy requirements predominantly with regenerative energy sources: It is largely heated and cooled using ground water from its own well, with long-distance heating only called upon to help cover demand peaks. WESTGATE s exemplary concept for conserving resources is an award-winner, gaining GreenBuilding status from the EU Commission. Waterfront Building, Stockholm Waterfront Building Energy efficiency is the focus of the Waterfront Building, situated just to the west of the central railway station in the west of Stockholm s CBD. Its air-conditioning system uses natural regenerative resources, for example cooling the building with water from nearby Lake Maelaren. For this outstanding energy efficiency and user-friendliness, MEAG has been awarded LEED certification in Gold. Boulevard Haussmann 55 The Boulevard Haussmann 55, located in the heart of Paris, combines tradition with modernity. Behind its historic façade are cutting-edge offices that enable sustainable working with all the features of a truly innovative building. For example, cooling/ heating ceilings ensure a comfortable indoor climate all year round, and the lights dim automatically to the ideal luminosity depending on the amount of sunlight that enters the room. Motion detectors and CO2 sensors in the conference rooms control the air-conditioning and lighting.
