1 TRAINEE QUANTITY SURVEYORS (Norwich and Chelmsford) About Oxbury Established in 1990, Oxbury is a firm of professional Quantity Surveyors who work as Project Managers. The Company Head Office is in Norwich and we also have an office in Chelmsford. Oxbury specialises in the affordable housing sector and most of our clients are Housing Associations, although we do also work with a number of private clients. Our Project Managers manage construction projects on behalf of our clients and projects range from single dwellings to multi-million pound developments. The Project Managers work closely with Architects, Engineers and other consultants to ensure that the building work is completed by Contractors and Developers on time, within budget and meets all the legal requirements. They also advise clients on innovative and energy efficient design and construction methods. About three quarters of their time is spent in the office, with the rest out on building sites. In 2011 the Firm launched a wholly-owned subsidiary Redbox Partnerships, which works with Developers, Housing Associations and Local Authorities to assist with planning their affordable housing requirements. You can find out more about both Companies at and About the job We currently have vacancies for two Trainee Quantity Surveyors. One will be based at our Head Office on the St Andrews Business Park in Norwich and one will be based at our office in Springfield, Chelmsford. This is a training post and no previous experience is required. The Company will sponsor you to complete a Quantity Surveying degree and will provide full training for the role. If you are already a graduate with a 2:1 degree we will sponsor you to complete a Post Graduate Diploma in Quantity Surveying.
2 You will work with, and assist the experienced Project Managers with their projects whilst you are learning and developing your skills and experience. The level of responsibility and supervision will vary from task to task depending on your experience and confidence. Tasks may include: Helping Project Managers with their administration of projects. For example, updating records, electronic file management, Service Company and other agency enquiries. Assisting with the preparation of tenders, contract and project related documents. Assisting with the running of projects and attending site meetings. Assisting with on-site construction inspections and inspecting completed properties for handover. You will spend some of your time in the office and some of your time visiting building sites. You will complete your Quantity Surveying degree over five years (or 3 years for the Post-Graduate Diploma) on a term-time day-release basis. This will require some out of hours study and travel but the Company will pay your tuition fees, travel costs and the cost of text books not already owned by the Company. Following graduation you will be required to undertake a further period of Approved Professional Competency training in order to become a Chartered Surveyor and to join the Royal Institution of Chartered Surveyors (RICS). You will be expected to maintain steady progress through your degree /diploma and through the period of subsequent professional training.
3 About You For your application to be successful you must be able to meet all the essential requirements listed below. Please do not apply if you can t meet these requirements. The strongest applications will also be able to show that they meet some of the desirable requirements for the role. Criteria Essential Requirements Desirable Requirements Qualifications To be able to meet the entry requirements for a BSc in Quantity Surveying. This is currently 270 UCAS tariff points from a minimum of 2 A levels (or equivalent) plus 4 GCSE s at Grade C or above (including English and Maths). Graduates must be able to meet the entry requirements for a PGDip. This is currently a 2.1 degree in any subject. Experience / Knowledge N/A This is a trainee position and no prior experience is required. However, an understanding of the role of a Project Manager / Quantity Surveyor; an understanding of the affordable housing sector and an interest in residential and commercial property development would be desirable. Some relevant work experience. Previous full or part-time employment.
4 Skills and aptitudes Excellent numeracy skills Good attention to detail. Good written communication skills. Confident verbal communication in a variety of situations. Computer literate (particularly in the use of Word and Excel) Ability to work as part of a team as well as independently. Other Requirements Capable of moving around a construction site (eg rough / muddy ground, climbing ladders, stepping over low walls etc) Willingness to attend Anglia Ruskin University, Chelmsford on a day-release basis and complete a 5 year BSc course. Or to attend South Bank University, London on a day-release basis and complete a 3-year PGDip if already a graduate with a suitable degree. Willingness to complete Approved Professional Competency training leading to membership of the Royal Institution of Chartered Surveyors. Although a driving licence is not essential for the trainee role it will become essential for progression to a Project Manager role. Therefore, if a driving licence is not already held, the ability and willingness to pass a driving test is highly desirable.
5 Main terms and conditions of employment Working hours: The role is full-time, working 37.5 hours a week. In addition, out of hours travel and study will be required in order to complete the degree or diploma course. Salary: Starting salary will be 12,000-12,500pa (or up to 15,000 for a graduate). In addition roles based in Chelmsford are paid an additional 10% weighting. Salaries are reviewed annually. Training: The Company will sponsor you to achieve either a BSc or PGDip in Quantity Surveying. You will attend University one day a week in term time and the Company will pay tuition fees, and the cost of travel and text books not already held within the Company. If you leave the Company of your own volition, you will be required to repay any fees and expenses paid to you, or on your behalf, in connection with your training within the preceding two years. Pension: The Company operates a contributory pension scheme for which you will be eligible. Under the current scheme the Company will make contributions at a level of twice your contribution to a maximum (on the Company s part) of 6% of basic annual salary. Holidays: Bank Holidays plus 25 working days per year, three of which are to be taken as advised by the Directors (usually at Christmas). After 5 years completed service with the Company you will get an additional 2 days holiday per annum. Flexible working: The Firm operates a flexi-time system which allows flexibility over working times. You can accrue additional hours and take up to 2 flexi-leave days each month. In addition the system allows occasional home working for those working without supervision. Statutory Sick Pay: Statutory sick pay will be topped-up to full salary for a period of 13 weeks in total in any period of 52 consecutive weeks.
6 Travelling: The cost of any travelling undertaken on the Company s business will be reimbursed at the appropriate rates. Probationary Period/Notice: The appointment will initially be made for a six month probationary period during which one week s notice on either side will apply. Following the successful completion of the probationary period, the notice period will be one calendar month on either side (or such increasing notice period as necessary to meet statutory requirements).
