4 How it works Property A guide to help you understand SuperShift, how it works and all the structures involved. Property Trustee (Legal Owner) Mortgage of legal interest The SMSF (self managed super fund) in conjunction with a Security Trust, are the structures that allow you to borrow and purchase property via your super. The SMSF is the beneficial owner of the investment property. The Property Trustee (Trustee Company of the Security Trust) will be the legal owner of the property. The Lender enters into an agreement (limited recourse) with the SMSF and provides the Loan necessary for the SMSF to purchase the property. The SMSF enters into a legal agreement with the Property Trustee, to take possession of the property on repayment of the loan. The rental income and Loan repayments are all directed via the SMSF bank account. 5 SuperShift timeline Day 1 Fact Finder completed (incl. super statements) Response from SuperShift Affiliate within 24 hours. Day 2 Affiliate provides example SMSF servicing calculators to client. Day 2-7 Affiliate meets with client and completes detailed Fact Finding. Day 7-12 Affiliate presents strategy (SoA) to client, including replacement insurance. 5 Day 7-12 Client signs off on SoA, SuperShift application form, rollovers and insurance applications Day 9-14 SMSF, trustee companies and security agreement established and provided to Affiliate.
