9 Introduction Amsterdam The Style Outlets is one of three new The Style Outlets projects emerging in Europe, and the first one in the Netherlands. Located in Halfweg, halfway between the Dutch capital and Haarlem, close to Amsterdam Airport Schiphol, it is about to become the first outlet center in the Randstad Region. It will be part of a modern post-industrial zone commonly referred to as the Sugar City and considered among fastest-developing areas in the Netherlands. The first stage of Amsterdam The Style Outlets is scheduled for completion in The center will be built and managed by NEINVER one of Europe s leading developers and managers of outlet centers. Based on its vast international experience, the company is going to launch The Style Outlets platform on the Dutch market.

11 Amsterdam The city is famous for its cosmopolitan and open character, numberless tourist attractions and a picturesque landscape formed by 150 canals. This is the only European city where bicycles are the main mode of transport there are 811,000 residents and 881,000 bikes. It comes fifth among top choices for business location in Europe, hosting many national and international brands. The Dutch capital is a multicultural center of tradition, business and retail. It is a cosmopolitan hub visited each year by 24 m tourists hailing mostly from the US (California, New York, Florida and Texas) and Europe (London, Paris, Madrid, Barcelona, Lyon and Milan), 53% of whom do shopping here, spending an average of EUR 155 per person daily. Amsterdam is the center of Randstad conurbation which boasts the largest population density and is inhabited by 40% of the country s total population.

14 The Netherlands The Netherlands is a wealthy land commonly considered as the cradle of contemporary capitalism. It has an area of 41,526 km 2 (0.02% of the Earth s surface). The country is one of the most economically developed in Western Europe. Boasting a GDP of USD bn (1.29% of total global GDP), it ranks 18th among largest national economies. As regards human population density, it comes 24th, with inhabitants per 1 km 2. The Dutch retail market is among the oldest and most mature in Europe. Despite that, retail space saturation seems relatively low. Dutch consumers drive the market by seeking new solutions and modern technologies. They appreciate premium brands and tend to look for discounts/bargains.

It is going to be the first outlet center in the Randstad Region located in Halfweg [halfweg = half way], a town that lies approximately halfway between the Dutch capital and Haarlem, the tulip industry s center that holds a great historical value. 25 Elevation The 180-meter elevation is going to complement the Sugar City style, while at the same time attracting potential customers by being clearly visible from Amsterdam-Haarlem road and the Ringvaart canal. The facade resembles a dynamic mosaic of tenement houses and industrial buildings. It will be made of materials which dominate the Dutch architecture: bricks, wood and glass. The main entrance and a vertical garden are likely to function as the most conspicuous and eye-catching elements.

27 Architecture Amsterdam The Style Outlets smoothly blends into the style of Sugar City by drawing upon the area s tradition and character. The architectural concept has been inspired by old factory buildings. It perfectly matches the surrounding landscape and the style of Halfweg. Set on piles, the mall virtually emerges out of water, which is a clear reference to traditional Dutch architecture. The smart and stylish concept will be complemented by greenery, including vertical gardens surrounding the buildings elevations.
