5 Egypt, Marsa Alam Accessibility Marsa Alam International Airport was established in 2003 and is located just 30 minutes drive from the PURE WoW Wellbeing Resort in Marsa Alam. At present it serves 35 destinations in 13 countries with 110 aircraft arrivals per week. Tourism Egypt has witnessed strong tourism growth in recent years as the country has embarked on a targeted marketing campaign. As a result Egypt is now the number one medium haul destination from the UK and many other European countries. Tourists are drawn by the increase in resort accommodation, direct flights from Europe, the world s best diving sites, not to mention the 365 days of sunshine and the abundance of culturally significant attractions. Culture Egypt is steeped in some of the oldest cultures known to man and, needless to say, easy access to some of the magnificent treasures of Ancient Egypt is within reach of the resort. Leisure and Diving The many prime diving spots in the Marsa Alam region represent one of the region s main demand generators. The coral reefs in this area are larger, more natural and less crowded than other ones in the northern Red Sea. 6 The PURE WoW Wellbeing Resort is divided into 2 (mirrored) phases with each phase containing 2 sections: Hotel Suites The hotel suites are located closest to the beach. Thanks to the unique design sea view is possible from almost every suite. Apartments The apartments are situated on elevated land closest to the olympic swimming pools and the shopping mall at the entrance of the resort. The map shows the resort layout and where the main facilities are located. Full Ownership El Sery offers to manage the rental of your property by a third party. For the hotel suites, we have set up a rental pool system. The returns for each suite type are pooled before being distributed to the owners. For investors this means less reliance on a management group renting your individual property and the benefit of receiving rental income, regardless of whether your property is in use. The rental return pool is dependent on the occupancy rate, allowing you to fully reap the rewards of a successful resort. The two bedroom apartments come with a rental income of 7% per annum for a 5 year period, guaranteed by El Sery for Tourism Development S.A.E. This gives you the assurance of a steady rental return, enabling you to plan ahead with certainty and even fund your own trip. After the 5th rental year the contract will be revised or continued upon agreement between owner and management company. All additional costs during the 5 year rental period are covered by the rental organization. The apartments and hotel suites come with a six weeks usage allowance per year. 7 Lifestyle Ownership At the PURE WoW Wellbeing Resort, ownership of a single property is shared between ten individuals. The scheme means that buyers actually OWN their share of a fully registered property and, as a share owner, they are named on the title deed. In other words, they have a real and tangible stake in the property purchased. The PURE WoW Wellbeing Resort divides the unit into ten equal parts and the price you pay includes a one tenth share of everything: furniture and decoration, legal fees and property registration fee. Apart from the ownership, you receive many extra benefits and a financial return. A Lifestyle ownership entitles the owner to many benefits. The five key benefits are: 1. A rental contract for 99 years at 7% of the share purchase price. This includes a bank guarantee which covers the rental income for the first five years. 2. Every year eight days free stay at the resort in a two bedroom apartment or one bedroom hotel suite (depending on what share you bought). The owners can stay themselves, rent out their allocation or let it be used by their friends or family. In other words, the occupants do not have to be the owner. There are no restrictions on who can stay free Wellness credits every year to use for any Wellness service within the resort. These 100 credits are worth 750 per annum and will be given to each investor annually for their first five years of ownership.
