1 i nnovative buildings Case Study No. 12 Quieter Condominiums Cité Bellevue Phase III, 910 Gérard Morisset Avenue Québec City, Quebec, Canada Overview Cité Bellevue Phase III is a six-storey condominium project that was built in The building, made of cast-in-place concrete, has 59 units. This project was undertaken by the Jacques and Morisset Estate Group at a time when condominiums were becoming more and more popular, and when the industry was just starting to realize that complaints about noise between units were leading to major legal claims. The developer wanted to provide the future occupants of the condos with the best inter-unit soundproofing available on the market. Acoustic flooring and soundproof doors, which were developed by Insonorisation GLH Inc., were selected and installed by the developer. This led to the awarding of the 1989 Nobilis prize to the developer in recognition of the best soundproofing effort in residential buildings. The developer has stated that no complaints from occupants of the condominiums have ever been made about noisy neighbours. Highlights Several noise attenuating systems were provided by Insonorisation GLH Inc.They included: A shock-absorbing acoustic flooring system for the kitchens and bathrooms. The concrete floor base had previously been cleaned and primed with an odourless sealer. The floating floor was designed so as not to have any direct contact with the walls. All of the kitchen cabinets and the plumbing avoid direct contact with the walls and floors by resting against special rubber fasteners. Soundproof entry doors. Their frames are made of steel, and the two panels mounted on the frames are made of sheets of lead and gypsum.the gasketing around the perimeter is an integral part of the door frame. It consists of a magnetic band that provides soundproofing all around the door. A toilet bowl sound attenuation device (also developed by Insonorisation GLH) was not used in this building since the acoustic flooring system already provided effective soundproofing of the bathroom. According to the contractor, the installation of these products was not long or difficult. Nevertheless, their installation required some training to ensure that the manufacturer's instructions were carried out.
2 Noise concerns in multi-unit residential buildings Noise emanating from neighbouring apartments and mechanical systems dramatically reduces occupant comfort in multi-unit residential buildings. Poor sound insulation is a major cause of litigation in condominiums. It is the most common complaint received by the Association des Syndicats de Copropriétés du Québec and the second most common complaint received by the Quebec Consumer Protection Bureau in Sound insulation has also been recognized to be an important selection criteria for condominium buyers. 1 One of the major problems with the soundproofing between dwellings is poor sound insulation from impact noises 2 such as footsteps, chairs and slamming of cupboard, closet and entrance doors. While carpeting attenuates these noises, it is especially difficult to reduce impact noise when using hard floor covering materials such as hardwood, linoleum, marble or ceramics. Before adding carpet to a hard floor, the Impact Insulation Class (IIC) of the floor should be at least 55db. Adding carpet to a hard floor surface will improve the IIC, but good footstep noise attenuation requires fairly heavy floor slabs or floating floors. Another frequent acoustic problem in households is the noise coming from the use of washrooms, particularly from the toilet. This noise is transmitted by the concrete slab to the other hard surfaces which regenerate and amplify this annoying noise. Insonorisation GLH Inc. building products Insonorisation GLH Inc. has developed three innovative building products that reduce the transmission of noise between units. All three products exceed current performance standards and have been successfully tested and used in recent construction projects. They are all based on the principle that no direct rigid contact should be made between a building structure (walls or floors) with floor coverings or other elements such as doors, toilets, cabinets, plumbing, etc. These products are : 1) Shock-absorbing acoustic flooring that provides an FIIC (Field Isolation Impact Class) rating of 72 db for floors covered with ceramic tiles. For comparison purposes, the IIC recommended by the National Building Code for floors before carpet installation is a 55 db rating. A floating type flooring system dampens the sound of footsteps, chairs and slamming doors, thereby preventing the transmission of these sounds between floors and adjacent units. The difference between IIC 55 and IIC 72 is enormous, considering that the decibel scale is logarithmic. This means that the transmission of sound is ten times greater in intensity with a 55 db rating than with a 65 db rating. In short, the influence of the type of floor coverings used is frequently ignored, and many civil suits in the courts concern poor impact noise attenuation. Factory-made and assembled, this new acoustic flooring includes: a wood-gypsum board composite panelling, wood lath, special resilient pads that ensure vibration insulation and an absorbent mattress (Figure 1). This flooring system comes in sheets of approximately 1,200 mm by 2,400 mm (4 ft. by 8 ft.), at a unit cost per square foot of $5.50. The sheets are cut and numbered in factory following the dimensions provided by the contractor s drawings. Their subsequent installation is as easy as laying down the numbered sheets on the floor, after peeling off the sticker that covers the resilient pads. There is no cutting on site. The resilient pads are made of a special rubber that has a patented specific density, in order to ensure good resilience. A 1991 CMHC study 3 showed this to be effective in reducing toilet bowl noise. Figure 2 shows the results of the study SOUND LEVELS (db) The soundproofing device kit includes a flexible, self-sticking band and a set of flexible metal links that can be adapted to any toilet bowl (See Figure 3). The links prevent solid contact between the toilet bowl and the fastening flange of the bearing floor. This blocks the transmission of sound by eliminating the floor vibration. 4 3) Soundproof entry door has a FSTC (Field Sound Transmission Class) rating of 48 db on site. This means that the STC obtained in laboratory ranges from 51 db to 53 db, since the difference generally observed between results obtained in laboratory and field is between three and five points less in the field situation. These ratings meet the FSTC rating of 50 db recommended by article of the National Building Code. The 50 db rating is difficult to attain, and most entry doors of actual buildings have a FSTC rating of less than 30 db. a One resilient self-sticking band b Resilient mechanical links Figure 3 GLH Toilet Joint Soundproofing Device The door consists of two acoustically isolated panels mounted on a steel frame. The panels, which are made of sheets of lead and gypsum of different thicknesses, have different resonance frequencies, thus inhibiting the transmission of sound between them. The space between the panels is filled with insulating material. There is no direct mechanical contact between the panel facing the exterior corridor and the panel facing the interior of the unit. This entry door looks like a regular door and comes with Fig. 3 frame and finish. Any finish can be used to match the general appearance of the building corridor and the apartment interior. The price of the door was $950 and includes the door, the frame, the hinge, and the soundbreaking device (incorporated into the door frame). The doorknob and the lock come separately, even though they are also installed in factory, selected by the customer. Costs and benefits By controlling inter-unit noise, these acoustic products increase the quality and comfort of multi-unit housing. They provide a higher degree of comfort and privacy for occupants, while offering a good quality-price ratio. The cost of these products, installed in a new dwelling, is about three per cent of the total sale price of the condominium. This percentage includes material, installation, professional fees and site review of the installation process by the manufacturer.
