Permanent Full Time Non Bargaining Unit Program Overview: WoodGreen Community Housing is a committed alternative affordable housing provider, providing housing for seniors, youth, newcomers, people who are homeless or hard to house, frail seniors, people with disabilities, people recovering from substance abuse, psychiatric survivors, people living with HIV/Aids, aboriginal people, an people with low incomes. We currently have 10 housing locations, as well as 28 community services locations providing services to residents living the East End of Toronto. Position Summary: This position is accountable to the Vice President, Housing and Facilities the efficient and effective delivery of repairs and maintenance for the WoodGreen Community Housing portfolio. The Manager of Building Services is responsible for the operation of the Building Services Program including annual planning and evaluation; legislative compliance; staff performance; compliance with organizational policies; and relationships with staff, tenants and consumers and other agencies. Main Responsibilities: 1. Carries out the management responsibilities for Building Services including annual planning and evaluation of the physical structures, building component life cycle and capital reserve planning, mechanical and electrical systems of all building to ensure that the annual objectives are achieved and that compliance with building and fire codes as well as health and safety laws occurs.

2 2. Ensures the WoodGreen s policies and procedures are carried out in the Operation of Building Services. 3. In conjunction with the Vice President, Housing & Facilities, develops and monitors the building occupancy and housing operation budgets within WoodGreen s policies and procedures. 4. Develops implements and monitors routine preventative and maintenance repairs and cleaning schedules for the buildings. 5. Prepares performance data and written reports as and when required. 6. Develops implements and monitors fire safety procedures including monthly fire drills, trains all staff and especially maintenance staff on their roll in fire safety and evacuation procedures. 7. Develops implements and evaluates policies related to the maintenance of the physical structure, safety and security of the buildings, staff, centre users and housing tenants. 8. Ensures that repairs and renovations done by outside contractors are secured according to WoodGreen s policies and procedures regarding competitive pricing, quoting, written specification and tender document requirements, quality work and contract supervision/administration. 9. Ensures accurate system of record and inventory are implemented and maintained, and ensures that the database for property management systems related to maintenance are accurate and upto-date. 10. Established and maintains links with staff, outside agencies and government bodies to ensure all programs and locations meet regulations of the building and fire codes as well as health and safety codes. 11. Participates on the Health and Safety Committee representing management. 12. Provides direct supervision of the building services supervisors and conducts annual performance appraisals. 13. In consultation with the Vice President, Housing & Facilities, recruits, hires and evaluates qualified staff for the building services department under the procedures of the collective agreement. Minimum Qualifications Education & Training: Building Systems. Blue Print Reading. Fire Code, Building Codes. Supervision of Personnel. Training in Due Diligence, Health and Safety. Formal training in Electrical and Mechanical systems equivalent to two years of college. WHMIS trained. Experience: Six (6) years property management experience, including general building maintenance experience in a multi-unit residential, institutional or commercial environment. Three (3) years experience in the non-profit sector. Experience working with varied client and worker base. Two (2) years experience supervising staff in a unionized environment. Other: Strong management skills, including budget and staff management. Excellent organizational and time management skills. Capable of leading and supervising the work of other maintenance personnel and contractors.

3 Familiar with the safe use of hand and power tools. Ability to work with little direct supervision. Good communication and interpersonal skills. Strong team leadership skills. Understanding of the social/economic issues faced by tenants and clients. Proved ability to problem solve and work under pressure. Required direct contact with WoodGreen client and tenant groups. Strong computer proficiency. Shift and weekend work may be required. Capable of fulfilling the physical and psychological requirements of the position as outlined by the attached Position Demands Analysis.
