3 We improve quality of life. Each day, around 1.3 million people use Switzerland s railway stations. Some are heading for the office in the morning while night owls return home. Anxious teenagers on the way to their first date brush past married couples, equally full of expectation, as they set off on holiday. Stations cater for the needs of all these people: a coffee and newspaper on the way to work or something to eat at home for supper; a bouquet of flowers or new sunglasses to replace the ones left behind on the kitchen table. Our stations have thus developed into service centres that are constantly adapting to the changing needs of an ever-increasing number of passengers. Station development also enhances the surrounding sites. SBB is deve l- oping its stations on a sustainable basis and in response to demand, thereby benefitting from the added value generated by the expansion of its rail service. The regeneration of urban districts and, in most cases, new places to live and work, improves local communities. SBB s 28,000-plus employees also rank among our customers. 8 SBB Real Estate one of Switzerland s biggest real estate companies. Not only is SBB Switzerland s largest transport company, it is also one of the foremost players in the country s real estate sector. SBB Real Estate owns, manages and develops around 800 railway stations, 3,500 buildings and 4,000 sites. The Swiss rail network has seen continuous growth over the past 160 years a development mirrored by the expansion of its real estate portfolio. SBB Real Estate is responsible for stations and adjoining sites. On the one hand, the division provides the premises required by all of SBB s other divisions. On the other, it develops large-scale projects on sites adjacent to the tracks or stations and transforms them into service centres designed to meet the needs of business and society. Its strategy is as simple as it is complex: potential is identified and exploited, existing properties are redeveloped, used for their optimum purpose, managed and maintained in good condition. This enables SBB Real Estate to systematically pursue its objective of achieving a sustained increase in the value of its real estate portfolio. Attractive stations and service centres. Switzerland s railway stations are frequented by 1.3 million customers every day. Their satisfaction is our top priority. That is why SBB is developing its stations into travel centres attractive hubs that not only serve train passengers, but also meet all the needs of the people who pass through them. This encompasses not only the provision of a wide range of services, but also ensuring the security, cleanliness and the constant optimization of capacity for an increasingly mobile population. Through the development of new park-and-ride and bike-and-ride facilities, SBB Real Estate promotes combined mobility. Upgrading of surrounding areas. The sites surrounding SBB s railway stations harbour major potential. Often they are located in the middle of a city or municipality, meaning they are ideally suited to multiple types of use. SBB Real Estate develops these sites and uses them on a sustainable basis always with the needs of the public in mind. This enables the division to create added value for municipalities and cities, to the benefit of all. SBB Real Estate is currently developing around 100 of these sites nationwide. Cleanliness also spells safety. The maintenance of buildings, sites and railway stations accounts for a large part of SBB Real Estate s activity. Using state-of-the-art technology and ecological methods, hundreds of employees around Switzerland ensure the cleanliness of our facilities on a daily basis. In this way SBB can guarantee that the value of its entire real estate portfolio is comprehensively preserved. But that s not all: the fact is, cleanliness also spells safety. And that is the absolute number one priority for SBB. Sustainable and environmentally friendly. Rail is the most environmentally friendly form of mass transportation. To ensure that remains the case throughout the value chain as well as in SBB s own sphere, SBB Real Estate gives special consideration to people and the environment. 16 1. Portfolio of railway stations. Today s railway stations are public transport hubs and comprehensive service centres rolled into one. They are also constantly growing in importance. We focus on the needs of our passengers and are constantly redeveloping our stations with an emphasis on combined mobility. A few examples: Geneva-Cornavin: expansion and preservation. Geneva-Cornavin station is being comprehensively refurbished and given a complete facelift. Its historic façade has been preserved and capacity expanded to cope with the link with the new rapid-transit service to Annemasse. Löwenstrasse station, Zurich: added-value hub. The new Löwenstrasse through station is both a centrepiece and the central hub serving the Altstetten Zurich HB Oerlikon cross-city link. An underground shopping mall also provides 2,500 m 2 of space for retail units and a comprehensive selection of services. In this way we are able to create genuine added value for Zurich thanks to an attractive city link. Aarau station: new-build with a European record. Aarau s new station building, completed in 2010, is a railway facility worthy of a cantonal capital. This spacious, transparent construction offers a high degree of comfort and convenience while also boasting Europe s biggest station clock (nine metres in diameter). Zug station: art on the railway. Zug s newly built station is truly a work of art. As daylight starts to fade, a light installation transforms this imposing station with its comprehensive array of services into a large ethereal mass. 16

19 2. Investment property portfolio. To accommodate growing demand, SBB Real Estate is pressing ahead with the sustainable development of sites around its stations. This enables the division to benefit from the added value generated by these sites in the same way as the cities and municipalities. SBB Real Estate is currently developing around 100 sites nationwide. A few examples: Geneva Pont-Rouge: strategy with a future. Just two kilometres from the city centre, Pont Rouge is one of the biggest projects in the region. The scheme will create an urban quarter with plenty of space for businesses, leisure facilities, shops and 600 apartments. Thanks to the Geneva-Annemasse rail link, Pont-Rouge offers outstanding public transport connections. Europaallee, Zurich: a new urban quarter. As a new urban quarter in the heart of Zurich, Europaallee sets new standards in terms of sustainability, architecture and public space making it the very epitome of contemporary, urban living. By ,500 study places, over 6,000 jobs, 300 apartments and 160 hotel beds will be located in the area. Neuchâtel, TransEurope: study at the railway station. TransEurope, at Neuchâtel s station plateau, offers 1,500 students, teachers and employees at the Haute Ecole Arc university of applied sciences a 12,000 m 2 state-of-the-art facility built to Swiss Minergie energy efficiency standards. This is merely the beginning; in the next phase, TransEurope is set to expand with a further 3,000 m 2 of office and retail space by Basel SüdPark: comprehensive upgrade. A futuristic building designed by architects Herzog & de Meuron graces SüdPark D in Basel. Housing Coop s largest supermarket in the canton of Basel-City, it also includes a Basler Kantonalbank service centre and the SüdPark retirement home. SüdPark D is the first step towards sustained upgrading of the entire area around Basel SBB station. 19

20 3. Railway production portfolio. SBB Real Estate provides all the buildings required by other SBB divisions. These range from maintenance depots and workshops through office and production complexes to state-of-the art service centres. Market and future-oriented. A few examples: Berne, WankdorfCity: optimization through greater density SBB is constructing two new office buildings at the site, which will serve the group as well as the Infrastructure and Real Estate divisions. A total of nine office locations will be amalgamated at the two premises, enabling SBB to reduce its structural costs. The streamlined work and communication processes will boost productivity and provide attractive office and work environments. Zurich-Altstetten, WestLink: concentration in the West. The WestLink project forms an important element of the sustainable development of Zurich s up-and-coming Altstetten district. In an initial phase, the Plaza building will house SBB office jobs that are currently spread across the city. The building will also feature retail and catering units on the ground floor as well as 80 apartments. Yverdon works: rejuvenating the old. The Arbec (Ateliers de révision des bogies et entretien courant) at Yverdon is one of SBB s biggest maintenance depots. A traditional building dating from 1855, it was exten d ed and fully refurbished between 2005 and Zurich-Herdern: building for the future. The new maintenance facility being built at Zurich-Herdern will allow SBB to handle future trains of up to 400 metres in length with ease. Construction work began in March

As one of the largest property owners in Switzerland, it is essential for us to have a good strategy. SBB Portfolio Management defines the strategic and financial targets for projects and real estate portfolios. Portfolio Management also coordinates the cross-divisional interests of SBB, based on a holistic, forward-looking approach. 2. Real Estate Legal Services: efficient real estate transactions. The Real Estate Legal Services unit acts as SBB s transaction specialist for the acquisition and sale of property. The unit ensures that the sales process proceeds smoothly by means of public tenders or selective bidding processes, and that the land required for rail projects is available prior to the start of construction work. The unit also represents the interests of SBB in third-party construction projects close to railway facilities and secures the line for future expansion projects. 22

23 3. Development: centres for the future. SBB bears a great deal of responsibility for developing the railway and adjacent areas. This role also includes embedding sites within urban life. On a nation wide basis, Development is currently handling around 100 projects that have the potential to become centres of economic and social life. Development is res pon s ible for managing projects and ensures that this potential is exploited to the maximum possible extent. 4. Property Management: constant values, rising value. Thanks to motivated, talented employees, SBB Property Management makes a material contribution to increasing the value of SBB Real Estate. Properties are actively managed and supported to ensure that well-maintained, high-value properties are available to our customers. Property Management is focused not just on today but also on tomorrow. After all, SBB s properties are likely to be among the most profitable in Switzerland in future too. Decades of experience in leasing, rent-setting and maintenance help the division achieve this ambitious goal. 5. SBB RailClean: an SBB speciality. As soon as SBB customers enter or exit a station, they find themselves in the capable hands of RailClean. Using state-of-the-art, ecologically safe tools, its employees ensure that customers feel safe and secure at any time of day or season of the year not only within stations, but also in the immediate vicinity. Using state- of-the-art technology and eco-friendly cleaning agents, all public areas are kept in pristine condition thus lastingly preserving the value of the facilities. 23
