2 Resort Information Zell am See, Salzburg Easy access to Salzburg Zell am See is a beautiful Alpine town perched on the shores of Lake Zell in Austria s Salzburg Province. The lakeside town of Zell am See partners with the town of Kaprun to form the Europe-Sportregion which is one of Austria s prime ski and summertime destinations. There are over 130km of groomed pistes in the region as well as dozens of summer activities including sailing, waterskiing and kayaking. Zell am See s crystal clear waters are even clean enough to drink. Zell am See has a great après-ski scene and offers an abundance of shops restaurants and hotels making it one of Austria s most popular destinations. Less than 8km away is the traditional village of Kaprun, which sits at the foot of the Kitzsteinhorn glacier and offers high altitude year-round skiing up to 3,200m. Zell am See is only 70 minutes by car from Salzburg airport and 2 hours 30 minutes from Munich airport. Regular trains also run directly into Zell am See from Salzburg and Munich. Once in Zell am See the free ski busses quickly shuttle you from one village to the other.

This striking contemporary apartment building has been constructed in a picturesque west facing plot on the banks of Lake Zell, which is just five minutes from the centre of the popular dual season resort of Zell am See. Pleasure boats also run from directly outside the apartments straight to Zell am See and in winter when the lake is frozen, it is even possible to walk or skate across. These 24 contemporary apartments have been built to an extremely high standard and will benefit from lots of natural light thanks to expansive floor to ceiling windows, many of which slide open to allow access outside. Making the most of the beautiful lake and mountain views, the apartments also feature generously sized west facing balconies and terraces with glass balustrades where you can enjoy the evening sun with a cool glass of wine.

4 Two to Four Bedrooms The Cristal Apartments have two to four bedrooms, (most with ensuite facilities) and have spacious, bright layouts including oak flooring throughout the very large open-plan living and kitchen/dining areas with full height, wall to wall windows. The apartments have a crisp, contemporary feel plus uninterrupted views over the tranquil waters of Lake Zell. Ready for this winter The apartments are located over seven floors and offer underfloor heating, private storage areas, ski room and at least one allocated parking space per apartment (apartments 22 and 23 with two spaces each in the basement). All apartment owners and their guests will additionally be able to enjoy a private wellness area on the fourth floor which includes a relaxation area, outdoor Jacuzzi and two saunas for unwinding after a day on the piste.

5 Wellness Facilities The Cristal Apartments enjoy a tranquil wellness area on the fourth floor which includes two saunas, powershowers and a relaxation area exclusively for the use of owners and their guests. The wellness area also features a covered terrace with an outdoor Jacuzzi where you can enjoy uninterrupted views of the mountains. Construction The Cristal Apartments have been constructed along side the beautiful historic Art Nouveau hotel. The construction of the apartments has recently been completed and they are fully furnished and ready to occupy. At the front of the apartments on the banks of the lake is a private sun terrace owned by the hotel which owners of the Cristal Apartments are also free to enjoy.

6 Fittings & furniture A stunning kitchen with Siemens appliances is included in the price and it is possible to choose from a wide selection of fixtures and fittings. Optional furniture collections are also available and the developers have appointed interior designers to provide every comfort for owners should you wish for your apartment to be fully furnished on completion. These collections are extremely flexible and affordable and include everything you will need to make your purchase as smooth as possible including sofas, wardrobes, cutlery, and crockery. This service is available at a cost of between 15,000-20,000 euros for a two bedroom apartment and from 20,000 euros for a three bedroom apartment.

13 Flexible Rental All apartments in this development are required to be rented out for part of the year. The benefit of this is that you can relax in the knowledge that your apartment is earning an income for you. Buyers pay the gross purchase price and then have a choice; either to claim back all (or part) of the VAT or make no VAT claim at all. You are permitted to claim back all the VAT (the full 20% VAT) if you rent your apartment commercially and do not use it yourself. If you declare in advance that you will be using the apartment partly for your private use then the amount of VAT you may reclaim depends on the ratio of personal use to rental use. To ensure the smooth running of your rentals the developers have teamed up with the neighbouring Art Nouveau hotel to provide a professional management service for your property. You can either rent your apartment privately or through the hotel s tour operation service. Either way, the hotel reception will deal with the handover of keys for your guests and there is also a laundry and cleaning service set up for once your guests have departed. 14 Purchase Costs Purchase costs for buying a property work out about 6.6% of the gross purchase price. The purchaser will be required to pay the notary fees after the contract of sale has been signed. Variable interest rates are currently at around 3% and one year or five year fixed rate mortgages are also available. If you take a mortgage the fees add up to roughly 4% of the value of the loan you will be taking. These comprise a bank set up fee of around 2%, a notary fee of 0.5% for registering the mortgage and dealing with the bank, and a 1.5% mortgage registration fee.

15 Winter Activities Winter & Skiing The Europa-Sportregion has over 130km of groomed pistes on offer with plenty of great runs for skiers and snowboarders of all abilities. With 51km of blue runs, 58km of red runs and 29km of black runs, there are lots of scenic pistes for you to explore. Skiing down through the beautiful snow capped trees lets you truly enjoy the fantastic views over Lake Zell. There are also many welcoming Alpine huts dotted across the mountainsides, offering a traditional waitress service and great hearty food. The ski season is extremely long as you can ski on the snow covered slopes of the 3000m Kitzsteinhorn glacier for 10 months of the year! Thanks to its location this is also an extremely popular cross-country skiing destination with 200km of trails. This winter, the Schmittenhohe mountain in Zell am See has got an extra attraction: the world s longest Fun Slope which measures at 1,300m! This extraordinary ski slope, with it s numerous tunnels and tight turns is something that has to be experienced. And right next to this slope is a fantastic snow park which facilitates children all the way up to advanced free-stylers. Over 130km of pistes The region s modern lift system ensures minimal queues and with night skiing, snowboarding, tobogganing plus romantic horse drawn sleigh rides, all the best winter activities can be found here. For an adrenaline rush you could always try heli-skiing or even ice climbing. The free ski bus runs from Zell am See to the Kitzsteinhorn glacier via Kaprun every 15 minutes and from the bus station in the valley you can take the Glacier Jet, cable cars or chair lifts directly to the summit. The Saalbach-Hinterglemm ski circus is also less than 30 minutes away and has a further 200km of pistes. As of the 2015/16 ski season, the Saalbach Hinterglemm Ski Circus will be directly connected to the Fieberbrunn ski area and Zell am See, making it the 3rd largest ski area in the world. Fieberbrunn itself has an additional 35km of pistes.

18 Spa After a hard day s skiing, Kaprun s Tauern Spa offers the perfect opportunity to relax with its range of saunas with panoramic views, aroma steam baths and brine pools in addition to a number of indoor and outdoor swimming pools. Après-Ski With more than 40 lively ski huts and bars, and five discos Zell am See and Kaprun both have an excellent après-ski scene. For gourmet cuisine there is a fantastic selection of restaurants and hotels to choose from serving everything from modern European to Asian cuisine, as well as the more traditional Austrian taverns.

19 Summer Activities Summer With glacier, mountains and the lake to enjoy, Zell am See is one of the Alps best loved summer destinations. This beautiful dual season resort reaches down from the mountains to the very edge of the lake, with spectacular views over the crystal clear waters. Zell am See is perfect for Alpine summers as you can swim in the warm lake, take leisurely boat trips and enjoy plenty of other water activities including diving, fishing and water skiing. The region is also perfect for hiking and cycling with cable cars taking you up the mountainsides in summer so you can walk or freewheel back down stopping off for refreshments at one of the many Alpine huts. 20 Kaprun TAUERN Spa Kaprun is home to the TAUERN Spa, which is Austria s second largest spa. With buildings extending over 48,000m 2 and over 2,000m 2 of water in indoor and outdoor pools, the TAUERN Spa is a great place to relax. The complex offers an activity pool with wave machine, a relaxation pool with grotto, a brine pool and a 25m sports pool, plus children s pools and waterslides.
