It is an agreement which gives you the right to live in your home as long as you: pay the rent; look after the house or flat; and keep to the other rules in your tenancy agreement. 3 2. What are you renting? 3. What we must do Keep your home in good repair. This includes the heating, plumbing and electrics. Your address is: Rent per week: Make sure the sink, basin, shower and toilet work. Service charge per week: Carry out checks on your gas appliances each year. We will check your central heating, boiler, gas fire and gas cooker. Your tenancy starts on: Total to pay per week: Decorate the outside of your home and any shared areas every few years and keep them in a good condition. 4 This is explained in more detail in section 1 of your tenancy agreement. 4 4. What you must do as a tenant Repair the structure (walls, roof, windows, doors) and things outside the building (drains, gutters and pipes). Pay your rent and other charges. Pay your bills and other costs for your home. Insure the structure of the building. Keep your home and garden clean and tidy. We also insure the contents of your home for free, unless you have told us you don t want us to. Tell you if we are going to change the amount of rent or service charge you pay. Tell us about any repairs so we can fix them the number to call is and calls are charged at a local rate no matter where you are calling from. Tell you how to make a complaint or give us feedback. Let us in so we can do any repairs. 6 This is explained in more detail in section 4 of your tenancy agreement. 7

5 5. What you must not do as a tenant Let us in so we can do gas safety and electric checks. You must not damage your home or anything in it. Ask us for permission if you want to keep any pets. You must not make any changes to your home. Do not remove trees, put up satellite dishes or do any building work or alterations without getting our permission first. You should tell us when you are away for more than 28 days. You and your visitors must not be a nuisance to other people. Tell us if the number of people living in your home changes. You and your visitors must not be too noisy. 8 This is explained in more detail in section 4 of your tenancy agreement. 9

6 6. Not keeping to your tenancy agreement You must not run a business from your home unless you have our permission. If you have broken the rules of your tenancy, we will sit down with you and agree how you can put things right. You must not run any illegal activities from your home. But if you keep on breaking the rules, we will ask you to leave. You must not let anyone else live in your home without getting our permission first. You can only be made to leave after we have applied to the court. The court will only allow this if they agree that you have broken the rules of your tenancy, and only if there is no other option. 10 This is explained in more detail in section 4 of your tenancy agreement. 11

7 7. Your rights You have the right to privacy and personal space. You have the right to be consulted or involved in how our service is run. You have the right to check who you let into your home. Our staff may come to your home to do repair work. They carry ID cards so you know it is safe to let them into your home. You have the right to confidentiality. We will only share information with others if you agree, or if we have to because a law has been broken. You have the right to tell us when we get things wrong, and to make a complaint. You may have the right to swap your home with someone else who has a similar sized, or slightly smaller, home to you. You may have the right to pass your tenancy to someone else in some circumstances such as if you die. You have the right to choose someone else to speak for you. For example, a friend or family member, but you must tell us who this will be first. You may have the right to buy your home. Please ask us for more details. 12 This is explained in more detail in sections 5 and 6 of your tenancy agreement. 13

8 8. Moving out If you want to move out for good, you must tell us in writing. You need to send us a letter 28 days before you move out. You must make sure you have paid your rent and service charge. You must return the keys to us before you go. We will visit you before you move out to tell you what you need to do to make sure your home is left clean and tidy. We will also tell you what repairs you need to do before you move. You must take everything with you that you own, including any furniture. 9.
