6 PPP Public Private Partnership A private party plans, designs, builds, finances, operates and maintain a project for an public entity. Private ownership, the public rents. The public part prepares the tender. The public part pays a yearly rent to cover finance and FM. Normally, the project is transferred to the public part at the end of an agreed period of time, years

10 Using wood Using wood at Søreide was a demand from the client, Bergen municipality. Wood have some desirable natural properties, but apart from this, the project wanted to set their own goals for the use of wood: Cost effciency Robust and durable solutions, both during construction and long term. This especially applies to issues regarding moisture LCC/MOM is an important factor in assessing different design solutions, due to the criteria in the PPP.

78 Prefab At Søreide, Skanska chose to use a lot of prefabricated elements: exterior walls, woodslabs (massiv and trusses-elements )and roof (lett-tak) Why? Shorter period of construction Focus on the importance of sealing the building at an early stage, to prevent quality problems due to moisture/rain, (3 month periode) The prefab element could all resist rain. And the lett tak give us a quck canopy

79 Cost It is important to consider whether the cost of the wooden elements of the building constitutes a decisive part of the total cost. For Søreide, the cost pr. sq.m, is competitive to other comparable buildings, also schools. Issues that might require special attention, such as fire and noise, is important to handle at an early stage to prevent expensive solutions. Detailed studies of cost compared to other building materials has not been done, as this was not an option for Søreide. Use of wood is done in an sensible way. It is done Co2 measurement/evaluations combined with cost allready from the start of the design prosess

80 conclusion We were able to establish a good communication internally between designers, but also with suppliers, using BIM. Although this is not unique success factor for a wooden building, it was a key factor for both the design and assembly of the main structures and the prefab. modules. The experience from Søreide is that there is no major challenges using wood, nor in design, construction or cost, that would stop Skanska from doing a similar project again.
