1 LEED Recertification Case Studies Included: 1800 Massachusetts Avenue Washington, DC William J. Clinton Presidential Library, Little Rock, AR Diversey Corporate Headquarters, Diversey Distribution Center, National Geographic Society, Washington, DC Guidelines on LEED Recertification LEED Certified buildings need recertification on a regular cycle to maintain, improve and document ongoing sustainable performance. LEED for Existing Buildings: Operations and Maintenance (LEED-EB: O&M) is the U.S. Green Building Council s rating system used for recertifying both new and existing buildings. This includes buildings first certified under LEED-EB: O&M and LEED for Building, Design and Construction (LEED-BD+C), previously LEED for New Construction. Here are some guidelines: Under LEED-EB: O&M, recertification is required every one to five years. The new performance period starts on the date of the last certification for credits already earned. To pursue new credits in the recertification, the performance period must be at least three months. Under LEED-BD&C, recertification is not yet required but it is needed to maintain and communicate ongoing sustainable building performance. If you want to maintain high, post-occupancy performance on an ongoing basis in your LEED certified buildings, implement a LEED-EB recertification program. A LEED-NC certification plaque is a lot like a good restaurant review. The older the review, the less meaningful it is in terms of how good the food still might be. Similarly, a five-year-old LEED-NC certification only means that five years ago the building was designed to be a sustainable building. The old plaque says nothing about whether the building is operating sustainably today. Ongoing recertification under LEED-EB also helps building owners and managers stay jointly engaged in maintaining and improving sustainable operations. When to start the recertification process: Leonardo Academy recommends registering for your recertification as soon as you receive the initial certification plaque. The benefits of doing so are twofold: One, you lock in the version of the LEED-EB: O&M rating system you ll be using for the recertification. LEED is now on a three-year update cycle and requirements may change between certifications. By registering your project right away, you know what the requirements will be and can plan accordingly. Second, registering right away helps facility managers focus on the ongoing sustainable operation of the building. Leonardo Academy has extensive experience in LEED building recertification. 2 THE SUSTAINABILITY EXPERTS Service Employees International Union Headquarters (SEIU) 1800 Massachusetts Avenue, NW Washington, D.C. Building Type: Office Building Building Size: 213,592 Square Feet Initial Implementation Cost: $80,305 Initial LEED Certification: LEED-NC Gold 2007 LEED Recertification: LEED for Existing Buildings - Platinum 2012 The headquarters building for the Service Employees International Union Headquarters (SEIU) located at 1800 Massachusetts Avenue NW building, constructed in 1979 with a major renovation in 2006, is a 213,592-squarefoot office building adjacent to Dupont Circle in the Northwest District of Washington, DC. The building is owned by SEIU and managed by Akridge. The building owner and the Akridge property management team were motivated to highlight the existing green components and management practices of the facility. The building achieved LEED for New Construction Gold Certification in By 2011 it was time to pursue LEED for Existing Buildings (LEED-EB) which provided a recognizable metric for showcasing 1800 Massachusetts s sustainable practices. As part of tenant education and outreach, Akridge launched GreenAkridge.com to help raise awareness of and participation in the sustainable actions being implemented as part of the LEED-EB certification project. On behalf of SEIU, Akridge contracted with Leonardo Academy in August 2011 to perform a LEED Assessment. This gap analysis identified opportunities to meet LEED-EB requirements at varying certification levels. After much consideration, the team decided to pursue LEED Gold certification with Leonardo Academy s consulting services. The LEED-EB implementation effort began in September The project had a three-month performance period that lasted from April 1, 2012 to June 30, After evaluating the ENERGY STAR score of 89 and the amount of building occupants that utilized alternative means of transportation, it was clear 1800 Massachusetts Avenue, NW had the ability to achieve Platinum certification. The building was awarded LEED-EB: O&M v2009 Platinum certification in November Participating in LEED-EB and achieving LEED-EB Platinum certification has produced a number of benefits: Reduced indoor water consumption by 31% through the use of low flow plumbing fixtures and hardware, compared to a traditional building. Documented a remarkable 84% reduction in single occupant commuting trips. Reported annual greenhouse gas emissions reduction of 3,199 metric tons of carbon dioxide equivalent through Leonardo Academy s Cleaner and Greener program. Diverted all landscape debris from the landfill by establishing a composting station onsite. Diverted 50% of the building s waste stream through a revised waste reduction and recycling program. Maintained native and adaptive plantings on a 12,268 Square Foot green roof.
3 William J. Clinton Presidential Library Little Rock, Arkansas Building Type: Presidential Library Size: 155,000 Sq. Ft. Initial LEED Certification: LEED for New Construction Silver (2004) LEED Recertification: LEED for Existing Buildings Platinum (2007) To complete this project, Leonardo Academy performed an initial LEED Assessment, updated policies and tracking sheets to meet LEED-EB standards, and provided staff and contractor training. Leonardo Academy managed and organized LEED-EB implementation and application preparation and submittal. Leonardo Academy also managed the procurement process for a green roof for the Library. LEED-EB provides a framework for achieving green improvements and challenges the Clinton Foundation and NARA to continually improve the environmental performance of the building. Key Clinton Library LEED-EB Leonardo Academy served as lead consultant certification steps included: (1) Identifying opportunities for green performance improvements (updating operating for the Clinton Foundation in achieving LEED procedures and purchasing, and tuning up, or updating existing equipment), (2) Deciding which actions to implement, (3) Tracking all aspects of green building performance, and (4) Submitting an application to the for Existing Buildings (LEED-EB) Platinum, the highest certification level possible, for the William J. Clinton Presidential Library in November USGBC for re-certification under LEED-EB. Continuous improvement and periodic re-certification of green operations will continue for the rest of the life of the building. The LEED-EB certification process is a team effort. Joining Leonardo Academy in this effort were the two organizations responsible for the operation and maintenance of the Clinton Library and its grounds the Clinton Foundation and the National Archives and Records Administration (NARA). In addition, all of the Clinton Library grounds, facility management, and housekeeping staff played a key role in the success of this initiative. Participating in LEED-EB and achieving LEED-EB Platinum certification has produced a number of benefits: Green Roof 99% Green Purchasing for Offices Carbon neutrality via Green-e certified renewable energy credits

Diversey s global headquarters, located in Sturtevant, Wisconsin, is a three-story mixed-use facility constructed in The building floor area is 277,440 square feet, of which 90% is office space and 10% is research laboratories. The building was designed based on green-building principles, including high energy efficiency, extensive use of natural lighting, and individual control of workspace LEED-EB certification helped us identify significant cost savings as well as opportunities to reduce the environmental impacts of our building operations, said Stu Carron, Director of Global Facilities and Real Estate for Diversey. environments. The Diversey Global Headquarters was certified LEED-EB Gold in March, Diversey then contracted with Leonardo Academy to assist with ongoing recertification efforts and achieved LEED-EB Gold certification again in Benefits of participating in LEED-EB: Earned an Energy Star score of 73 due to energy efficient operation Use of collected stormwater for turfgrass irrigation reduces potable irrigation water use by 100% Almost 85% of site-generated solid waste is recycled Ongoing focus on comprehensive green cleaning program Individual environmental controls (air flow, temperature, acoustics, lighting) significantly increase occupant comfort, virtually eliminate hot/cold calls to maintenance, and allow for general building zone temperature range to exceed normal building comfort ranges thereby resulting in additional energy savings Occupant interest and involvement in environmental aspects of building operation have increased
5 Diversey Distribution Center THE SUSTAINABILITY EXPERTS Building Type: Distribution Center Initial LEED Certification: LEED for New Construction v2.2 Gold (2007) LEED Recertification: LEED for Existing Buildings v2.0 Gold (2010) Diversey Inc., as part of the SC Johnson family of companies, has a long history of sustainable business practices and achievements. From pioneering profit-sharing with employees, to establishing a Carnauba palm plantation for sustainable raw material supply, to the voluntary elimination of CFCs from the product line years before the Montreal Protocol, the company is an environmental business leader. The Diversey Responsible Solutions program coordinates thisacross all business units, whereby triple-bottom line practices are embedded into product design, raw material choices, regulatory oversight, manufacturing and distribution, community involvement, and employee support systems. Against this background Diversey Inc. continues to operate its facilities in a sustainable manner. In January 2006, Diversey began planning to build a 551,756-sq.-ft. regional distribution center in Sturtevant. From the beginning, the building was designed to be constructed and operated sustainably and had a goal of utilizing the LEED-NC and LEED-EB programs jointly to incorporate sustainability at a high level without additional cost. The building received Gold certification under LEED-NC The Distribution Center is the first building in the Diversey portfolio to go through the LEED-EB certification process. Sustainability initiatives in the building included a lowmercury lighting plan, a comprehensive green cleaning program including daylight cleaning, and a sustainability education and outreach program for building occupants and visitors. v2.2 in October Diversey then contracted with Leonardo Academy to assist with ongoing recertification of the building under LEED-EB. The Distribution Center earned LEED-EB Gold certification in Participating in LEED-EB and achieving LEED-EB Gold certification has produced a number of benefits: Implementation of a number of energy-saving measures, including: o Scheduling lighting to shut off during unoccupied hours o Reprogramming summer ventilation mod for off-peak hours o Rotating use of supply fans o Altering dock operations to reduce time doors are open in winter months Creation of a new set of vendor reporting requirements to better track vendor purchases of sustainable items Implementation of a comprehensive healthy high-performance cleaning program that includes daylight cleaning Continuation of a very low-mercury lighting plan (18.93 picograms per lumen-hour) that was developed during the design phase
6 National Geographic Society Headquarters Washington, DC THE SUSTAINABILITY EXPERTS Building Type: Office & Exhibit Space 746,237 Sq. Ft. Implementation Cost (Hard Cost): $6,700 Implementation Cost (Soft Cost): $20,700 Initial LEED Certification: LEED for Existing Buildings pilot Silver (2003) LEED Recertifications: LEED for Existing Buildings v2.0 Gold (2009) to LEED for Existing Buildings v2.0 Gold (2010) The National Geographic Society is one of the world s largest nonprofit scientific and educational organizations. We take great pride in our LEED status. Being able to say we are LEED-EB Gold is a badge of honor. Yet, we have a target out there called LEED Platinum that serves as a constant reminder that we can always do better. Hans Wegner, Chief Sustainability Officer The 2010 recertification makes the National Geographic Headquarters one of only of a handful of buildings to recertify under the LEED-EB program. The 746,237 square foot building was the first to receive LEED-EB certification under the USGBC s Pilot Program, earning Silver certification in Over the six years since the building s initial certification, National Geographic Society implemented continuous sustainability improvement measures guided by the LEED-EB rating system. Using Leonardo Academy as the LEED consultant for ongoing recertification efforts, National Geographic has now earned Gold certification twice under LEED-EB v2.0. The National Geographic Society implemented many green actions to achieve Gold recertification, including: Recycled over 57% of all waste through a comprehensive diversion program focused on cafeteria recycling and composting A comprehensive alternative transportation and commuting program, including flexible schedules, telecommuting, bicycle racks, and preferred parking for carpools and hybrid vehicles Fixture water use reduction 36% greater than LEED requirements (calculated savings of 1,291,280 per year) An overhaul of the major mechanical systems that led to a 20% decrease in energy use
