1 We are proposing to invest 5m in our Thirsk hotel and create 30 new Welcome year round jobs A new Premier Inn for Thirsk and Sowerby Thank you for visiting our public exhibition. We welcome your views on our plans for Thirsk and Sowerby Premier Inn, the UK s leading hotel business, is growing. We are expanding across the country and are especially keen to increase our presence in North Yorkshire. After a long search, we have the opportunity to develop a new Premier Inn hotel and restaurant at Sowerby Gateway, which we are very excited about. We are proposing to invest approximately 5 million in our new Thirsk hotel and restaurant. The hotel will attract more people to visit the area, it will provide a boost for existing businesses and will generate approximately 30 new year round jobs. You can find out more on our plans on these exhibition boards. We would like your Feedback Our design team has worked hard to design a building that responds positively to the local area and the emerging Sowerby Gateway development. We are now at a stage where we would like to share our plans with you. Please take a look at the plans on display today and let us know what you think. Members of the project team are on hand to answer any questions you may have. These display panels will be available to view and download on the project website. Right - the location of the site within the wider Sowerby Gateway development. Sowerby Gateway Our site is located off Topcliffe Road, to the south west of Thirsk. The site sits within the emerging Sowerby Gateway development, a new mixed-use project with outline planning permission. What is Sowerby Gateway? The Sowerby Gateway development is situated within land allocated for residential and employment use in Hambleton District Council s Local Development Framework, adopted in It is located approximately 1.5 km south west of Thirsk, which is identified as a principle service centre by Hambleton District Council. What is already approved for Sowerby Gateway? Hambleton District Council approved an outline planning application for a masterplan which included: 925 residential dwellings Out guests will support the local economy by eating and drinking out in Thirsk and visiting local shops ha of employment development (including office and industrial use) Neighborhood Centre (including retail, office, hotel and pub uses) A new primary school Sports facilities/pitches Community gardens The development is to be delivered in phases. The first phase, which included 107 homes and commercial space, was approved alongside the outline application. Construction commenced on the first phase of development in February Where are we now? We are in the process of preparing a full planning application for the hotel and restaurant. The site is illustrated on the map at the top of this board. Premier Inn Thirsk will offer the convenient access Premier Inn customers expect. We expect Premier Inn Thirsk will be popular with our customers.

Long term commitment to Thirsk We have been looking for an appropriate site in Thirsk for several years. We feel that Sowerby Getaway is an ideal location for a Premier Inn because; it is a short distance to the town centre, it is easily accessible and the site provides an opportunity for growth. Premier Inn are committed to Thirsk and Sowerby. We believe that the hotel will be very popular with our customers so finding the right site is essential to accommodate future growth. A planning application will be submitted for a hotel building with a maximum number of 83 bedrooms. The initial hotel will contain 65 bedrooms but there is potential for this to be extended by a further 18 bedrooms. The plans on display here today show how an extension could be added at a later date. Site Location and Accessibility The application site is located 1.5km (a 20 minute walk) to the south of Thirsk town centre and 1.5km to the southeast of Thirsk rail station. Vehicular access to the site will be taken from a newly installed junction off the B1448, which will also provide a road around the western portion of the site. Bus services currently operate between the town centre and Gravel Hole Lane (250m from the site). As part of the wider development these services will increase in frequency and extend into the Gateway development. Parking The proposed development includes provision for 83 car parking spaces, 5 of which will be disabled parking bays. The parking bays will surround the site. The site plan above illustrates how access and parking will be provided. Servicing the hotel Premier Inn hotels require an average of two deliveries per day. Deliveries will be during the day time to minimise disturbances to our guests and neighbours. The computer generated image above shows how the completed Premier Inn might look

4 The computer generated image above shows how the completed Premier Inn might look from ground level Our proposed designs The design team has worked hard to design a highly sustainable building which will reflect the surrounding area. The computer generated image above shows how the hotel and restaurant could look once completed. During the design process of the site, the development team liaised with planning officers at Hambleton District Council. All of the proposed building materials and colours have been carefully chosen to compliment the local area. The external walls will consist of brown facing brick, render and Rockpanel cladding. Latest generation bedroom Height and size of the proposed development The proposed hotel will be three stories in height. The latest generation Premier Inn bedrooms will feature on all storeys and the restaurant will be located at ground floor level. The elevation images below show how the completed building may look from various view points around the site. Our restaurant will be open to guests and those not staying with us. It will serve a full breakfast menu and light dishes throughout the day and evening. It is unlikely to compete with established restaurants and pubs in Thirsk. Good Night Guarantee We are the only hotelier to offer a unique Good Night Guarantee. The money back guarantee gives confidence to our customers and ensures we take a very proactive approach to the day-to-day management of our hotels and restaurants. On-site restaurant Did you know that around 55% of guests who stay with us are travelling on business The on-site restaurant will be aimed at guests staying in the hotel and will not be branded. It will serve a full breakfast and light meals throughout the day. We expect that a significant proportion of our guests will go out to eat, drink and be entertained in the local area. This will provide a boost for many Thirsk businesses. Our Good Together corporate responsibility programme makes us a force for good in our communities. A number of our sustainability achievements include 35.88% improvement in carbon efficiency against our 2009 baseline % reduction in water usage from our 2009 baseline. Carbon emissions have reduced by 25.59% since 2009 relative to sales % of waste is now diverted from landfill from direct operations. Our investment will: Complement and diversify the existing hotel offer in Sowerby and Thirsk Deliver an attractively designed 65 bed Hotel Create approximately 30 new full- and parttime jobs with the UK s leading hotel business Support the local economy by encouraging more people to stay in the area

6 Jobs and employment Premier Inn jobs are flexible and offer excellent training and development There are now over 940 apprentices in learning and over 1,000 students have completed work experience placements. In April 2015 we set new ambitious targets to deliver 7,500 employment placements, 6,500 work experience placements and 6,000 apprentices by opportunities. Whitbread, Premier Inn s & Costa s parent company, employs more than 45,000 people and the business is expanding. We have committed to creating 10,000 new jobs over the next five years as Premier Inn and Costa grow. We recognise that the local job market is different for each new site. Our national target is for 50% of all new jobs to be taken by those not in employment, education or training (NEETs) and we provide full training and career development paths for all new team members. We pay above average salaries and work closely with local Job Centre Plus Centres across the country to ensure the job opportunities at our new sites are marketed to local people. The recruitment process for new hotels starts approximately three months prior to site opening. Some of our latest achievements This year we have created 3,000 new jobs in the UK and provided over 940 people with the opportunity to join our apprenticeship schemes. We create Winning Teams and better leaders by investing significantly in training and development programmes to help our people build their skills and careers. We will start recruiting for new staff three months We invest heavily before opening in staff training and development In 2014 we created over 1,200 work placements, providing opportunities to young and unemployed people who may struggle with access to employment.
