1 NBS and BREEAM About NBS Why use BREEAM? How BREEAM works Benefits of using NBS specification products? What are the practical implications of development using BREEAM? How does NBS help? 1

2 Why use BREEAM Provides recognition for low environmental impact buildings. Enables best environmental practice to be incorporated into a building project. Encourages and rewards innovative solutions that minimise environmental impact. Sets benchmarks that are higher than regulation several of the credits reward building performance better than the minimum standards required by Building regulations, e.g. Helps reduce running costs, improve working and living environments. 2

3 Meet Planning requirements. Why use BREEAM All new, non residential buildings must achieve a minimum Very Good BREEAM rating. Any permission granted will include a condition to ensure this requirement is met at pre and post construction stages. All non-residential conversions and extensions of 1000 sqm. or more should attain the very good standard as set out in the Building Research Establishment Environmental Assessment Method (BREEAM). 3

4 Meet Planning requirements. Why use BREEAM Planning applications for non-residential development...will have to achieve a minimum VERY GOOD rating of the BREEAM standard and achieve the mandatory credits for EXCELLENT under Ene 1 - Reduction of CO ². To comply with the Council s Local Development Plan in relation to on site energy use, applicants must meet policy 4.7 of the London Plan. This requires a 20% reduction in carbon dioxide emissions from the production of on site renewable energy, unless it can be demonstrated that such provision is not viable. 4

5 Why use BREEAM Obtain financial assistance with projects. The Department for Education (formerly Department for Children, Schools and Families (DCSF)) requires that all major new build and refurbishment projects valued at 500,000 for primary schools and 2 million for secondary schools and involving rebuilding or complete refurbishment of more than 10% of the floor area of a school should be subject to a BREEAM assessment. 5

6 How BREEAM works Initial assessment made at the design stage which leads to the issue of an interim BREEAM certificate. Post construction assessment then leads to the issue of a final certificate. Performance is assessed against a broad range of environmental criteria: Management, Health and wellbeing, Energy, Transport, Water, Materials, Waste, Land use and ecology, Pollution and Innovation. Each section is given a weighting (e.g. Energy 19%, Water 6%). (based on Education new build, extension, major refurb). 6

7 How BREEAM works Minimum standards are applicable to achieve a BREEAM rating, e.g. Sub-metering of substantial energy uses is required to achieve very good or better. (based on Education new build, extension, major refurb). Carried out by assessors trained and licenced by BRE. BREEAM can be used on a variety of 'standard' building types, including: Education, Retail, Offices, Healthcare, Industrial, Courts, Prisons, Multi residential. Other schemes include International, Communities, In-Use and version for Domestic refurbishment in development. 7

9 Benefits of using NBS specification products Covers Building, Engineering and Landscape, provides technical accuracy, saves time and offers quality control. Extensive guidance is provided in relation to how to complete clauses, with example inserts. Can be to create a traditional specification, performance specification or mix of both. Other features include facilities to set up user guidance, refer to manufacturers product information and specify by proprietary reference, set document permissions, manage revisions, and print using a number of options. 9

10 Development - practical implications Shade, shelter, solar gain and glare can all be significantly enhanced (or minimised) by determining the optimum location and position of the development. Careful orientation can help maximise the potential use of solar water heating, photovoltaic energy collectors and natural ventilation stack systems. Favoured measures include high levels of natural light and the use of thermal insulation, passive solar heating, natural or mixed mode ventilation strategies. Minimization of water use, use of recyclable materials and materials with a low environmental impact and the use of renewable energy sources are all areas which may need consideration. 10

11 How does NBS help? Identifies the RIBA work stage at which decisions relating to BREEAM should be considered. Identifies where BREEAM credits are influenced via the project specification. Provides guidance on what the BREEAM credit criteria require and provides links to both the BREEAM website and Green Guide Online. Includes content relating to systems and individual products whose use may lead to the award of credits under BREEAM schemes. 11
