1 SITE ANALYSIS This page highlights the historic context and character of the site. THE PROJECT Project Reference: 5547 HISTORIC CONTEXT Project Title: Largs Campus The new Largs campus is the latest in North Ayrshire Council School s Programme, the new school will amalgamate the existing St Mary s Primary, with Brisbane Primary, Kelburn Primary with Largs Academy and a new 100/100 early years centre. The chosen site is located on a site within Largs to the west of the town adjacent to Alexander Avenue and the existing Sport s Scotland Training Facility. The required capacity of the New Largs School Campus as outlined by North Ayrshire Council is as follows: A 1200 pupil secondary school A 610 pupil non-denominational primary school A 210 pupil Roman Catholic primary school A 100/100 pupil nursery school 1 synthetic 7 a side pitch 1 Multi-use games area The area of the new buildings within the campus are to be based upon metrics from the Scottish Futures Trust. As a guide, the design principles approved by North Ayrshire Council for Garnock Community Campus should be used. In addition, the concept design should be a campus under one roof with each part of the campus having its own identity within the whole. This project involves the construction of a new build campus school facility comprising a 1200 pupil secondary school, a 610 pupil non-denominational primary school, a 210 pupil RC primary school and a 100 place early years nursery. This project is to be delivered via a Design, Build, Finance and Maintain Contract under the Hub South West Framework and is being led by Morrison Construction Scotland. Because of the nature of the works this specification includes contractor-designed packages, with performance criteria set by the Design Team against pre-determined briefing information. ADJACENCY DIAGRAMS BUILDING DESIGN SMALL NURSERY The proposed building design for Largs Campus is rectilinear in plan keeping the building form compact and simple to construct. The principle learning plazas, primary and secondary, form the heart of the campus in line with the project brief. PE / SPORTS Faculty groupings are organised as required by the client and mainly operate in a vertically stacked format reflecting the nature of the sloping site. The building also achieves the unusual requirement to have four separate school entrances, whilst retaining the requirement of being a single building within the school campus. The proposed building is articulated carefully and set harmoniously on the hill side, yet presenting itself as a cluster, a small settlement of buildings arranged along the hillside. SECONDARY DINING / LIBRARY LARGE Our approach to materiality is to create a simple elegant building with a strong sense of character and identity; a robust durable building. We have elected to keep the elevational treatment visually coherent by using a limited range of materials: A white brick (of rustic character) is proposed for the entire Building envelope: with the exception of the gym halls which will have cladding at high level. It will be a contemporary building but one that we believe will enhance its context and strengthen the character of the town with the addition of this new significant facility on the skyline of the town.
