8 Sustainability Features * Intended LEED Certification Minimal Environmental Impact Water Consumption Savings Recycling / Reuse during Construction Site Selection Mitigating Heat Loads leed Gold certification targeted for core and shell leed Platinum certification targeted for scb s fit-out the building will be constructed to minimize the impact on the environment, both during construction and while in operations. the new building is designed to reduce water consumption by at least 30% per cent compared to conventional buildings by using recycled wastewater for irrigation and water-conserving fixtures. construction waste generated will be recycled or salvaged to reduce landfill. as much as possible, construction materials chosen will also be recycled and locally-sourced. the project site was selected partially for its ability to reduce the impact of the development on the environment, benefiting from its proximity to the excellent Dubai metro system, as well as Dubai mall and all of the amenities offered by the largest mall in the world. Heat loads in the building will be reduced by several sustainable features including: vertical fins on the facade to reduce the extent of harsh direct sunlight exposure on the glazing. high quality, low U-value double-paned and insulated glazing. a cool roof with high solar reflectivity which will reduce the amount of heat absorbed through the roof.

9 Sustainability Features * continued Healthy and Attractive Workplace Benefits from District Infrastructure Having been designed from the inside out, the building will provide a very healthy and attractive workplace to its occupants, with an emphasis on maximizing the natural light and views available to all parts of the floors, and minimizing the pollutants contained within building materials.this will be key to optimizing the productivity and wellbeing of scb s staff. 10 The Project Team the new standard chartered building in Dubai is being developed by Gulf resources Development and Investment llc (GrDI), who has retained adnp/hines as Development manager for the project. this development was designed by Kohn Pedersen fox and arif & Bintoak and comprises a 500,000 ft 2 building on a prime site on sheikh Zayed road near the Burj Khalifa and Dubai mall. the building will be multi-tenanted, with SCB taking 62% of the building on a long-term lease. GrDI will deliver the space to scb on a fully-fitted-out basis including all furniture and fixtures. the project is expected to receive its building permit in april and groundbreaking occurred on march 9th, 2011.

11 Developer / Owner GrDI brings together individuals with strong and complementary skills. In 2009, veteran international real estate developer Jim osborne relocated to base himself in Dubai. He set up Gulf resources Development and Investment llc with mohammed salem al menhali to focus on development of occupier-driven office and industrial projects on a worldwide basis. today, GrDI has a current committed development pipeline whose end value is conservatively estimated in excess of us$300m. under Jim s day-to-day leadership, GrDI has already initiated a number of significant developments in the mena region. these include a hotel-and-retail development in Damascus anchored by a city seasons Hotel, an office-and-logistics facility for a us-based fortune 100 conglomerate, and a prime office building in Dubai anchored by standard chartered Bank. GrDI is focused particularly on the development of occupier driven real estate solutions for global companies in the developing world, in particular in europe, africa, the middle east and asia Pacific. through the principals network and resources and those of strong third party backers, GrDI has set itself a target of developing a business delivering 5 million ft 2 of new space by the end of GrDI is in advanced discussions with several banking and industrial groups with a view to developing bespoke buildings in which these groups will become anchor tenants. these initiatives are backed by a number of significant sovereign wealth funds.
