Złote Tarasy Shopping Center in Warszawa Galardia Shopping Center in Starachowice It also succeeds in building modern shopping centers in the biggest Polish cities. Over its long-term presence in this sector as a general constructor, Skanska erected building facilities for, among others: Tesco, Lidl, Jula, Makro Cash&Carry, Leroy Merlin, Media Markt, and Praktiker. The above-mentioned concerns entrusted Skanska with the construction of their facilities many times, which proves their confidence in Skanska brand. The retail and service centres constructed by the Company are the distinctive marks of many Polish cities. The Company s flagship projects include: Złote Tarasy Shopping Center in Warszawa with a glass roof with a surface of m 2. Other projects which Skanska may be proud of, include, among others: Turawa Park Shopping Center in Opole, Family Point Shopping Center in Głogów, Hossa Shopping Mall in Kielce, and M1 Shopping Mall in Zabrze. The Company s vast portfolio includes also the projects realized in previous years, such as Kupiec Poznański Shopping Center, Park Handlowy Bielany near Wrocław, Audi and Porsche showrooms in Warszawa, as well as Empik Megastore in Kraków. 2

3 Galardia Shopping Center in Starachowice In Starachowice, with over inhabitants, at Kardynała Wyszyńskiego St. 14, Skanska constructed a new shopping center. The area covered hitherto by meadows and wastelands full of stagnant water was changed by the Company into developed commercial space. Galardia Shopping Center is the biggest facility of this type within 50 kilometres of the town. The commercial and entertainment space is over m 2, out of which m 2 is occupied by Tesco Extra hypermarket, and 1330 m 2 Helios multiplex cinema. The works performed by Skanska included the construction of 1-story retail and service facility with car park, communication routes and infrastructure. As a part of the project, the Company also built a roundabout along with the accompanying communication infrastructure, rebuilt the road system Ks. K. St. Wyszyńskiego St. Ilżecka St. and made an entrance to the Center. It also rebuilt the sanitary wastewater system and medium voltage power grid. Owing to the works performed by the Company, the Center has 477 parking spaces, a playground and a sports stadium. While constructing the Center, Skanska dug in total over stilts from 3 to 5 metres long. To do this, the Company used two technologies: MSC and CMC. The amount of concrete used for bases, continuous footing, girders, pillars and floors exceded m 3. To build the roof, the Company used 660 tons of steel, and to build the pylon itself with its subconstruction - as much as kg of steel. Total area of brick walls: over m 2. Owing to efficient execution of the project by Skanska, the inhabitants of Starachowice and the nearby towns and villages may benefit comfort from the offer of 38 stores, 6 retail and service points and Helios cinema, the first multiplex cinema in the region. 4 Other selected Skanska projects Retail Park Oława Retail Park Oława is the first Commercial Park of My Box chain built in Poland. Skanska built this modern facility with the rent space of over m 2 in the most flourishing part of Oława, at ks. Kutrowskiego St. The contract provided for the construction of a 1-story building without basement, consisting of 5 functional premises with social and office space. Skanska performed also the finishing and installation works and took care of the surrounding land development. It also built internal roads, car parks and developed the greenery around the Retail Park. The agreement also provided for the supply and assembly of advertising pylon. In the new Park, tenants operating in the electronic, pharmacy, textile, footwear and sports segments found their place. Client: Retail Park Oława Sp. z o.o. (Eyemaxx Development GMBH group) Execution date: Surface area: m 2 Usable area: m 2 Surface of roads, car parks and walk ways: m 2 Cubic capacity: m 3 Nowa Cegielnia retail and service center in Knurów Under the contract, Skanska constructed at Jęczmienna St. 4 in Knurów, 2-story retail and service building along with office space. Owing to the works performed by Skanska, Knurów acquired an aesthetic facility, alluding with its appearance to an old brickyard operating there some time ago. The building is the seat of a wholesale store with construction materials. Client: Bud-Expert Execution date: Usable area: m 2 Cubic capacity: m 3 Majster Supermarket in Trzebinia Under the contract, Skanska constructed a facility with retail, exhibition and warehouse functions along with a car park. The company performed the following works: construction of 1-story in the commercial part, and 3-story, in the administration and social part,building without basement, with the reinforced concrete frame construction and roof cranes. The scope of works included also the construction of technical infrastructure. Client: Rzeszowska Centrala Materiałów Budowlanych S.A. Execution dates Usable area: m 2 Cubic capacity: m 3 Net value: PLN CeMBe retail, service and office building in Zielona Góra The facility built by Skanska performs three functions: retail, service and office. The building is situated at Dąbrowskiego St. 1. The Company was responsible for the construction and installation works. In accordance with the agreement, the Company executed the project up to the development stage. Client: Centrum Materiałów Budowlanych Nieruchomości Sp. z o.o. Execution date: Usable area: m 2 Cubic capacity: m 3 Net value: PLN Jula Skanska has been collaborating with Jula Poland Sp. z o.o. since Then, the Company executed the contract for renovation of store areas in two shopping centers situated in Warszawa The Company executed the next project in Wrocław. All facilities constructed by Skanska are free-standing halls with steel construction and reinforced concrete ground beam. The works performed in particular commercial parks covered renovation of social and office space, building new flooring in the Centers, as well as renovation of store areas. Owing to the works executed by Skanska the stores were renovated and became more functional. 5 Turawa Park Shopping Center in Opole Skanska has been present in the Opole region for a couple of years as a general constructor in many investments. Turawa Park Shopping Center erected by the Company is a huge complex of retail and service buildings situated at the border of Opole city and Turawa municipality, at Witosa and Debowa streets. The facility was erected on the plot of land with the area of 15 ha. Under the contract, Skanska built a Shopping Mall with Carrefour market, Praktiker and Hala Kupcow. In the latter, the Company made a complex of ten retail premises with the space of about m 2 each. All premises have separate entrances. All facilities erected by Skanska are 1-story buildings. Only in the Praktiker building and in the Shopping Mall there is a small 2-story part with social and administration functions. The height of particular buildings does not exceed 10 m. Skanska also took care of the roads and car parks. Within Turawa Park Shopping Center, on the southern side, there is a car park for clients. Outside the area of the plot of land on which the Center is situated, the Company built the access road with two roundabouts, included into the bypass and local Opole communication arrangement. The implemented roads provide an efficient access to the shopping center. Within the works entrusted under the contract, the Company also executed connections and water pipe network, gas, power, sanitary sewage systems, rainwater drainage system along with the restructuring of 110 kv transmission line. The facilities constituting the Shopping Center were built by Skanska in mixed construction technology. The base footing was made as prefabricated reinforced concrete pillars made of monolithic reinforced concrete founded on stilts. The roof is made of steel and sandwich boards, and the construction is covered with corrugated iron sheet, insulated against cold and wind with mineral wool, and insulated with foil against water. The walls inside the buildings were made of gypsum-cardboard panels, and partly of bricks. Owing to efficient execution of the project, the inhabitants of Opole and the tenants acquired more than m 2 of commercial and service space. 6 M1 Shopping Mall in Zabrze M1 Shopping Mall in Zabrze expansion As a part of the extension, Skanska erected 1-story building without a basement, with retail and service functions, at Plutonowego Ryszarda Szkubacza St. 1, along with adjacent stores and delivery zone. It also renovated the car park and made necessary systems, technical devices and infrastructure (roads, walk ways, greenery). The facility has a hall arrangement, technical mezzanines and steel construction of the roof. Skanska won the contract mainly owing to its competence in green construction. The solutions proposed by the Company were appreciated by the investor and it was the decisive factor in the process of the bid selection. Client: Metro Group Asset Management Polska Sp. z o.o. Execution date: Usable area: m 2 Total area: m 2 Cubic capacity: m 3 Praktiker in Zabrze Skanska erected 1-story building with inner mezzanine and steel roof. The ground floor houses main sales premises as well as administration and office space, while on the mazzanine, sanitary rooms, cloakrooms with plumbing system and a cantine are situated. The Company was also responsible for macro-levelling of the ground, making of a car park, network of external and internal systems, shell construction works, assembly of prefabricated pillars and for the construction of overground fire fighting reservoir. Execution date: Usable area: m 2 Surface area: m 2 Cubic capacity: m 3 Hossa Shopping Mall in Kielce The building erected by Skanska consists of two parts 1-story and 2-story. The construction made by the Company was divided into 4 parts deviated from each other, in the form of a system of reinforced concrete pillars grounded in reinforced concrete continuous footing and bases. The pavilion has a compact mass and combines the elements of modernity with the scale referring to the nearby architecture and urban arrangement. It houses the retail, service, office, and technical part, as well as a car park on the roof of the Mall. Client: Hossa Krzysztof Wader i Wspólnicy Sp. J. Execution date: Usable area: m 2 Cubic capacity: m 3 Office, retail and service complex Złote Tarasy in Warszawa Złote Tarasy is a multi-functional retail, office and entertainment complex located in the middle of Warszawa. It houses retail and service premises, Multikino multiplex cinema and an underground car park with parking spaces. The compex consists also of three office buildings: 100-metres high sky-scraper and two 12-story buildings designed on crescent plan, with elevations towards Złota street. The heart of the project is a multi-layer, terrace courtyard covered with wavy glass roof with the area of over m 2. The central part of the retail and service area is made of 4 aboveground floors. They were built in a form of terraces and connected with escalators, ramps and elevators systems. They are covered with an irregular dome-shaped steel structure covered with glass. 7 Family Point Shopping Center in Głogów The project executed by Skanska comprised the erection of one-story building without basement, with retail and service functions, necessary infrastructure and car park at Piłsudskiego St. in Głogów. The works included the following: comprehensive construction and assembly works, installation and electric works, as well as road and finishing turnkey works. Within the project, also the occupancy permit had to be obtained. Głogów Family Point Shopping Center was made by the Company with the use of prefabricated technology, and reinforced concrete construction system comprising slabs and pillars filled in with covering walls, while on elevations facing was applied made of elevation coffers affixed to the building on an independent subconstruction. The facility satisfies both the functional and commercial requirements, as well as the aesthetic needs. Due to specific retrail character, the building is deprived of an internal shopping mall. Its functions were taken over by an external roofed passage winding along the facade. An interesting solution used in this project was the ellipsis-shaped multi-layer roofing over the entrance zone. Skanska easily succeeded in meeting that challenge. The Company was also responsible for building internal access roads to the newly developed center, along with a a car park with 172 parking spaces, including 9 spaces for the disabled. The contract also provided for the development of the greenery. Client: Family Point Holding 1 Sp. z o.o. Execution date: Usable area: m 2 Surface/total area: m² Hardened areas: m² Areas of greenery: m² Cubic capacity: m 3 Net value: Family Point Shopping Center in Głogów Leroy Merlin in Swarzędź Leroy Merlin For many years, Skanska has erected retail and service buildings for one of its key clients Leroy Merlin Inwestycje Sp. z o.o. Usually, the contracts provide for the construction of new retail pavilions from the scratch. In its vast portfolio, the Company also has two stores, in which the works performed were not so extensive: they covered only the finishing and mounting of systems in the existing Leroy Merlin centers. So far, Skanska has executed project for Leroy Merlin in the following cities: Płock ks. Jerzy Popiełuszko Route The facility erected by Skanska has steel and transom construction, with reinforced concrete pillars mounted in the foundation floor. Under the contract, the Company erected 1-story hall with adjacent 2-story part housing office and social premises. In the hall, there is also a 2-story part with technical space for transformer stations, medium and low voltage distribution board room, boiler house and pumping station for the needs of the sprinkler system. Skanska also built internal roads, pavements and car parks with 450 parking spaces, including two spaces allowing for charging electrically-powered vehicles. Skanska is known for its green construction, therefore it successfully performed the works covering the installation of power-saving solar system which heats the warm tap water. The Company also used the recovery of rainwater from the roof to water the plants in the sales hall. Execution date: Usable area: m 2 Cubic capacity: m 3 Net value: approx. PLN Zielona Góra Stefana Batorego St. Under the contract Skanska erected a retail facility with social and office functions and a car park with 480 parking lots as well as access roads. In comparison with standard Leroy Merlin stores, the facility in Zielona Góra has an extensive Garden section. Date of execution: Usable area: m 2 Cubic capacity: m 3 Net value: PLN Puławy Dęblińska St. Within the project, Skanska erected a facility which consists of 1- story retail part and 2-story administration and social part, as well as a technical part located in the goods collection zone. The works included the entire set of internal systems: gas boiler room, central heating system for the office part. The Company also installed technological heat system for the purpose of air-conditioning and heating and ventilation devices in the sales room. On the plot of land, Skanska made all external installations, including six gas tanks, retention reservoir, pumping station and separator. Execution date: Total area: m 2 Cubic capacity: m 3 Net value: PLN Łódź Pabianicka St. Within this project, Skanska was responsible for finishing works related to adaptation of the shell for the needs of the store in the Shopping Center in Łódź. The works included making HVAC system, water supply and sewage system, central heating and technological heat system, hydrant system and electric system. Skanska performed the masonry, reinforced concrete and painting works. It laid glazed tiles, terracotta tiles, and PVC tiles, it mounted the door and window frames, including the aluminum joinery, and it also mounted fencing and gates.
