1 DETAILED SCOPE OF WORK FOR THE NETCONG ELEMENTARY SCHOOL The Netcong Board of Education Netcong, Morris County New Jersey Roof Replacement Project Health and Safety Renovation Projects

2 Roof Replacement Project Scope of Work 1) Remove and dispose of existing roof membrane, insulation, vapor-barriers and protection board to existing structural decking. For the purpose of defining this scope of work assume that 20% of the roof area contains hazardous materials which will require special handling and disposal. 2) Remove and replace compromised decking with new material to match existing in all respects. For the purpose of defining this scope of work assume that 5% of the decking will require replacement. Deck material will be steel corrugated decking and wood plank decking. 3) Remove and dispose of existing gutters, leaders, trim, and associated flashing material. 4) Provide new roofing assembly at areas indicated on roof plan. For the purpose of defining this scope of work assume that a multi-layered modified bitumen roofing assembly with 3-inches of rigid insulation, vapor barrier and one layer of protection board. Total area is approximately 30,000 S.F. Installation will include new drainage systems, equipment curbs, flashings, and associated trim materials. 5) Existing standing seam roof to remain. Inspect all joints between counter flashing and head-walls and end-walls. Remove cracked or damaged joint sealant, clean joints, and apply new joint sealant. 6) Provide new 3-coat, polymer based exterior finishing system over existing brick at areas indicated on drawings. System is meant to create a barrier to prevent water penetration into existing brick at noted areas. Approximate area is 5,000 S.F. Exterior finish to emulate existing brick in all respects. 7) Existing roof drain travels through building to basement level and penetrates ceiling of the music room. At that penetration the drain leaks and is damaging the ceiling/floor assembly. Provide new cast iron elbow and replace existing concrete deck where damaged. For the purpose of this application, assume that fifteen (15) feet of cast iron piping shall be replaced and that masonry and plaster refinishing will be required in order to access the internal leader section which is leaking.

3 Health and Safety Renovation Projects Scope of Work 1) Carefully remove and dispose of existing vinyl asbestos tile and associated mastic material is to be properly handled and disposed of in order to minimize pulverizing, breaking or abrading the material in question. All work will include air monitoring and special inspections and all areas of work are to be isolated. Walls and ceilings are to be protected while demolition occurs. Approximate S.F. of effected area is 6,600 SF. 2) Carefully remove and dispose of lead based paint impacted surface (ceramic wall tile). Material is to be properly handled and disposed of in order to minimize pulverizing, breaking or abrading. Surrounding spaces are to be properly protected prior to work commencing. Approximate S.F. of effected areas is 2,250 SF. 3) Properly prepare floor substrate and install new 12 x12 vinyl composition tile and base where indicated. Approximate S.F. is 6,600. 4) Properly prepare wall surface and provide new tile and base w/mud setting bed installed 5-6 high from finish floor. Approximate S.F. of effected area is 2,250. 5) Remove and replace existing door and frame assembly. Replace with flush wood Fire rated door and hollow metal frame assembly. Door shall contain 100 sq. in. of safety glazing for visibility. Replace all door hardware and provide door closures at each location. 6) Remove and replace all plumbing fixtures, toilet partitions, toilet accessories, mirrors, doors, frames and partitions as needed in order to make existing toilet rooms barrier free accessible. Replace floor and wall tile as required to accommodate renovation. Replace ceiling tile and lighting as needed in order to accommodate renovation. Provide new hot and cold water supply piping as needed along with new waste line routing. 7) Unit ventilator replacement: Remove and replace existing Unit Ventilators, eleven (11) Steam Units and ten (10) Hot Water Units. Existing hot water piping system to remain. 8) Boiler Equipment: Remove and replace the following equipment: Steam Condensate Return Receiver and Pump Hot Water Circulating Pumps Steam Header Control Valves Hot Water Balancing and Zone Valves

4 9) Install a chemical water treatment system in order to prolong the life of the existing hot water piping system. 10) Remove and replace existing multi-purpose room deck-hung heating & ventilation units including exhaust duct work through roof and curb flashing. Remove and replace existing ceiling system with new 2 x 4 acoustic tile ceiling system install at same height as existing ceiling. 11) Remove and replace existing original locker room ceiling mounted heating & ventilation units including exhaust ductwork through roof and curb flashing. 12) Remove and replace the existing packaged HVAC unit serving the nurse s office. Replacement shall include new curb(s) and associated flashing. 13) Remove and replace all existing roof-top exhaust fans with new exhaust fan units. Provide new roof curbs and flashing at each unit. 14) Remove all existing gravity ventilators and replace with roof-top exhaust fan units as required by current building codes. Provide new electrical circuits to each exhaust fan. For the purpose of this application, assume that 50% of the ceiling tile will require replacement at each classroom (below the existing ventilators) in order to facilitate the work. 15) Within all areas indicated, carefully remove and discard all existing surface mounted or pendant fluorescent light fixtures and cap off all electrical circuiting at nearest junction box for reuse. Carefully disconnect to remove and save for the reinstallation in the same location all existing exit light signs, emergency lighting and all heat and smoke detection devices to facilitate installation of a new acoustical tile ceiling. 16) Carefully remove and discard existing spline and hung ceiling tile with grid perimeter edge trim/molding, and any/all associated wood blocking or ceiling framing completely to underside of roof/floor deck. The intent is to remove all the existing ceiling finishes for installation of new acoustical ceiling tile at the same height as the existing ceiling. 17) Within areas indicated provide new fluorescent high efficiency light fixtures. Make connection at nearest junction box. 18) Provide new acoustic ceiling tile, grid and edge moldings. Reinstall all existing exit signs, emergency lighting, smoke and heat detection devices at original locations. 19) Remove and replace all corridor lockers with new heavy duty welded lockers. Approximate count is 120.

5 20) Remove and replace lockers, benches, floor tile, wall tile, doors and frames, ceilings and lighting in existing Boys and Girls locker rooms. Approximate S.F. is 1, lockers at boys locker room and 280 lockers at girls locker room. 21) Remove and replace all plumbing fixtures, toilet partitions, toilet accessories, mirrors, doors, frames and partitions as needed in order to make existing toilet rooms barrier free accessible. Replace floor and wall tile as required to accommodate renovation. Replace ceiling tile and lighting as needed in order to accommodate renovation. Provide new hot & cold water supply piping as needed along with new waste line routing. 22) Remove and replace exiting wall mounted light fixtures with new exterior grade, high impact fixtures. Replace at all entrances and exits. See drawings for exact locations of existing and proposed.
