1 COMMERCIAL REAL ESTATE SERVICES & KGI Properties ( KGI ) is the Property Management and Third Party Services Division of The Koffler Group, a private, full-service real estate company operating in the Eastern United States. KGI manages, for both its own account and third-party clients, a $350 million portfolio totaling 3.8 million square feet. The properties are located across the Northeast, including NY, CT, RI, MA, NH, and ME, and consist of retail, office, industrial, and multi-family real estate. 2 PROPERTY / ASSET KGI s primary objective is to maintain each asset in a first-class manner and to continuously evaluate ways to improve a property s operations and performance, to enhance its position in the marketplace, and to maximize its value. KGI has property management offices and personnel located in Providence, RI, Woburn, MA, and North Conway, NH. The staff consists of property managers/assistant managers, tenant coordinators and subcontract managers as well as facility managers who are in the field on a daily basis. KGI s property management services include, but are not limited to: Property management Property accounting Lease administration Vendor management Tenant coordination Capital improvement planning Routine maintenance Property inspections and reporting Insurance/Risk management 24/7 emergency response services Plans customized to fit your specific requirements KGI utilizes its entire team to provide asset management services to any property in order to maximize property value. 4 ACCOUNTING LEASING CONSTRUCTION PROPERTY MAP CONTACT ACCOUNTING/REPORTING/ FINANCIAL ANALYSIS The Financial Accounting group consists of highly educated professionals, including CPA s with prior tenure at national accounting firms. The group has over 125 years of combined accounting experience, and is overseen by the Chief Financial Officer with MBA and CPA designations. KGI is experienced in third party report preparation for institutional equity partners, high net worth/family office equity partners, and real estate operating/management clients. KGI works with owners and clients to create annual operating and capital budgets and to generate long-term capital improvement plans for the properties. Ongoing services for our property management clients include collection of rents, competitively bidding vendor services, delinquent account management with proactive delinquency services, paying invoices, custodial care of checking accounts, and tracking all debit and credit accounting entries. The monthly reporting package includes the Income Statement, Balance Sheet, Statement of Cash Flows, Quarterly Budget to Actual Analysis, Change in Capital Improvements, Occupancy Report, Lease Expiration Schedule, Rent Roll, Operations Narrative, Revenue by Tenant, and Delinquency Report. KGI also has expertise in the use and application of Timberline, Argus, Realogic, and Excel software, allowing us to provide clients with discounted cash flow and property valuation analysis, hold/sell analysis, and debt/leverage sensitivity analysis.

5 LEASING/ TENANT RELATIONS The leasing team has over 25 years of direct leasing and sales experience with retail, office and industrial properties. KGI s overall sales and leasing activity over the past decade has included the completion of over 180 transactions totaling over 4 million square feet of space. This leasing activity includes leases consummated entirely in-house by KGI, as well as those completed in collaboration with outside brokerage houses. The current managed portfolio includes over 200 tenants ranging in size from 120 square feet to 208,000 square feet with an occupancy rate of over 95%. Leasing and tenant relation services offered by KGI under the property management umbrella include: Management of all aspects of the leasing process, including prospecting, deal generation, LOI and lease negotiation, and coordination with tenants, brokers, lawyers, and ownership Marketing of properties via networking, the brokerage community, brochures, web sites, direct and mail campaigns, print and web advertisement, and property signs Coordination and active promotion at industry trade shows Consistent reporting of tenant and market activity, tailored to the needs of ownership Trade area/market information, including competitive properties, market analysis, rent comparables, and development activity Examination of existing leases to determine value-add opportunities through early extensions, renegotiations, early termination and/ or re-leasing

6 CONSTRUCTION ADVISORY/ DEVELOPMENT SERVICES/ PROJECT Collectively, the principals of The Koffler Group and KGI have completed over $500 million of development/redevelopment projects throughout New England, including retail, office, R&D, hotel and multi-family developments. We are proud to offer this service to our property management clients. KGI s Director of Construction, with over 30 years of experience in the construction business, has overseen high profile projects and tenant improvements. KGI s Development Managers have over 50 years of experience and have been involved in the development of numerous projects, which required securing countless permits and approvals to complete. KGI offers a full range of construction and development services under the property management umbrella, from site feasibility and design through construction completion, or a more defined role as needed.
