2 About this guide This guide is designed to be impartial and help families and their older relatives explore the many different ways of funding a more comfortable lifestyle in retirement or fulfilling their aspirations, where they want to: Supplement their retirement income. Raise a capital lump sum. Enjoy retirement more fully. However, it s important for them to do so, if only to get a second opinion. Older homeowners should look to those they trust to guide them when making decisions that could not only improve their lifestyle in retirement, but could also reduce what is left to future generations. It s not uncommon for people to feel uncomfortable about discussing major financial decisions with their children or indeed other family members or lifetime friends. We strongly advise when considering any lifetime mortgage to discuss the implications with your immediate family. You are not obliged to do so but we strongly recommend that you do.

3 Choosing the most suitable plan will depend on a number of considerations, including... How much cash you need The value of your property Whether you want all the cash straight away The age of you and your partner How much, if any, you want to guarantee as an inheritance Equity release schemes can be very helpful but are not suitable for everyone. It is important to understand the risks and to understand the cost, the level of flexibility (if you might want to move home) and the possible impact on future state benefits.

4 Equity Release Product An Outline This is a lifetime mortgage. To understand the features and risks, ask for a personalised illustration. A lifetime mortgage is a form of Equity release, and is when you borrow money secured against your home to provide money, usually upon or during retirement. The equity you want in your home is provided either in one lump sum or in regular amounts (known as drawdown).

5 The home still belongs to you. Interest is charged on what you have borrowed, which you either pay or, more typically, is added on to the total loan amount (Family investments will offer both options). You can downsize and pay off any outstanding equity release loan whenever you want. Otherwise, when you die or move into long-term care, the home is sold and the money from the sale is used to pay off the loan. Anything left goes to your beneficiaries.

6 Equity Release Product Benefits You can use the money on anything you want, for example, home improvements, top up your pension income, to pay for a few of life s luxuries or to give a family member a helping hand. We take a flexible approach to assessing your circumstances and offering you a product that suits your needs. You ll retain legal ownership of your home. You can stay in your home for as long as you want, or until you go into long-term care, subject to our terms and conditions. Unlike a traditional mortgage, there is an option to have no monthly repayments if you wish. Each year interest is added to the loan and on any interest previously added. The loan and interest are repaid in full, usually from the sale of your home, when you die or go into long-term care.

7 Equity Release Product Benefits There is an option to either take one lump sum or make regular drawdowns, subject to a minimum drawdown and the amount agreed in total. You re protected with a no negative equity guarantee, so you, or your estate, will never pay back more than the eventual sale price of your home. Fixed interest rate. You can fix the interest rate at the start of the plan to provide reassurance about interest costs.
