To help you settle in to your new home we have answered a few frequently asked question that may come to mind and included a list of contacts that you may find useful. Frequently Asked Questions Q. What approval/endorsement do I need to build my home? A. The first requirement is Stockland endorsement of your House Design Package. It is your responsibility to ensure that Stockland reviews and endorses your House Design Package prior to submitting a Development Application to Council. Your House Design Package is made up of items such as house plans, external colours and landscape plans. After you receive Stockland endorsement of your House Design Package, your builder will submit a Development Application to Council for their approval and then obtain a Construction Certificate from either Council or an Accredited Certifier to enable construction to commence on site. Q. Where can I get a copy of the Design Guidelines: A. To download a copy of the Design Guidelines at Glenmore Ridge visit our community website at: Q. How do I know what my street address will be? A. Your property is referred to by a lot and DP (deposited plan) number during the purchase process and your ongoing dealings with Stockland. The DP number is also the reference used on your certificate of title issued by the Department of Lands. If you would like to find out what your street number will be, please contact Council, as they are the authority that will assign your street address. Q. How do I contact my neighbour to arrange fencing? A. If you would like to make contact with your neighbours prior to moving in, you will need to contact Council as they have authorisation to provide your neighbours details. Privacy laws prevent us from passing any details on without permission. Q. Will I be connected to Telstra or NBN services? A. Stages 1,2,3,4,5 and 10 have been serviced by Telstra while stages will be part of the NBN rollout Q. What day is my garbage collected? A. Your local Council can provide you with details on how to get your garbage bins for your new home and also advise you of garbage collection days. Q. How long are the design guidelines enforced after Stockland leaves? A. The design guidelines are required to be upheld until the last lot is sold or 36months from completion of the construction of your home whichever is the later.

3 Frequently Asked Questions Continued Q. Who is responsible for maintenance? A. All streets and park area have been handed over Council who are responsible to maintain. The Riparian corridor will continue to be maintained by Stockland for the next two years, before Council takes over responsibly for this area. Q. Who do I contact about acts of Crime? A. For any crimes in progress or to report a crime, you must contact the police. For graffiti or any damage caused to community area s please contact Council. Q. What s happening with the development of the Playing Fields, School and Retail Village? A. The playing fields are owned by Council who will complete the development of the fields. Stockland are seeking to transfer the proposed school site to the department of education this year who will develop at their discretion. The proposed retail site is expected to be sold by the end of this year with construction of the centre anticipated to begin by the new owner within 12months following. Q. What s happening with Norwest and surrounding landowners? A. Norwest has launched its development of approximately 600 lots to be constructed, while there are no other plans by any other surrounding land owners to develop at this time.

Stockland delivered a variety of initiatives with community Stakeholders to assist existing Glenmore Park residents and new residents of Glenmore Ridge to embrace this active lifestyle. Rehabilitation of the Riparian Corridor - Stockland rehabilitated 9ha of the riparian corridor, with in excess of 280,000 plants and delivered eight new fitness stations with a dedicated 2.4km fitness circuit around the corridor to encourage active outdoor living in a local native environment. Premiers Council for Active Living Glenmore Ridge is a case study for demonstrating how development can achieve the 5 key principles of PCAL s Development & Active Living initiative. Check out how your community meets these principles at Exercise Trail Map - The Glenmore Park Exercise Map was prepared in partnership with Penrith City Council and contributions from Greening Australia, Heart Foundation, Fitness First and Cancer Council. The Map will be a blue-print for Council developing other dedicated exercise circuits/maps within the Penrith LGA and was a demonstration of how we can deliver positive community outcomes in partnership with Local Government. Download a copy of your map from the community website or request a copy from Council. Greening Australia program Stockland has partnered with Greening Austral to provide a 2 year education and planting program with local schools. The intent is to increase education and awareness about the local environment and includes the provision of a native garden at the school. Part of this program also includes resident BBQ s so you can meet your neighbours over a BBQ and receive a free plant. Keep your eye out on the Community Website for details. Heart Foundation Walking Groups We have worked with the Foundation and Council to establish a free walking group at Glenmore Ridge. This is a great way for low-intensity activity and a chance to meet your new neighbours. Please contact Monique Desmarchelier at Council on for more details. Fitness First outdoor fitness programs You may have noticed the early morning activity around the fitness circuit. Stockland has partnered with Fitness First to provide residents with 3 months of outdoor Fitness Classes which commenced in October. Please refer to the Community Website for more details or give the friendly staff at Fitness First Penrith a call and mention the Stockland fitness program. Glenmore Park Community Event on 26th May 2012 The event was a fun and interactive initiative with an underlying focus on health and well-being, it outlined Stockland commitment to creating healthy communities and was well-received by over 500 people demonstrating great community spirit. A competition was run requiring entries to describe why they like living at Glenmore Park with the major prize being $728 worth of GIANT bikes from Panther Cycles. The winner, Matthew Keaton, (age 9 and it also happened to be his birthday) wrote Its cool, mad, has wonderful parks and good to ride bikes. Also has nice people.
