We pride ourselves in our superior customer service and expert professionalism. Whether you are an accidental landlord, a temporary landlord, or a seasoned investor, our job is to take the stress out of dealing with your property and leave you with the peace of mind knowing that your property is building equity while being professionally maintained and managed. We are a local, family- owned property management company ran by licensed and insured Realtors who have worked in the industry full- time since We are members in good standing with: Pikes Peak Association of Realtors Colorado Association of Realtors National Association of Realtors Institute of Real Estate Management (IREM) We specialize in understanding the local rental market conditions, landlord and tenant rights and laws and are constantly staying updated with new and changing issues, laws and their impacts on our clients. We also have an attorney available in any instances where legal action may be needed. Finding and Placing a Tenant in Your Home: We thoroughly understand and respect that putting a stranger in your home can be nerve- wracking. Our job, as your property manager is to take over this entire process and ease your stress. Marketing We leverage only the most effective, proven marketing to fill your property quickly, and avoid costly vacancies. Unlike most rental companies, we capitalize on extensive marketing techniques, to include: multiple color photos of your property, robust remarks and full details. We take all of this information and promote it to the largest pool of interested tenants possible. Internet: We promise to market your home on the top real estate websites until a lease is signed. These sites include, but are not limited to: o Realtor.com o Zillow.com o Trulia.com o HotPads.com o MilitaryByOwner.com and Rentals.com, if applicable. o We will also promote your property on Facebook.com with ads targeted to potential tenants.
2 In addition to national websites, we will feature your home on: o Pikes Peak MLS: From here ANY local real estate agent who is working with a tenant can find your home and schedule an appointment. We will even offer a commission (at NO extra cost to you) to any agent who helps us find a qualified tenant for your home! o FrontRangePropertyManagement.com: This is where people can view the details of your home, request a showing and apply online! Sign: We will install a highly recognizable sign with both a phone number and website so people can get information on your home any time of day. Networking: We have great relationships with many of the top producing real estate agents and business owners in the Pikes Peak Region. We market your property to this entire network in case they know of anyone looking to find a rental. * We promise to personally follow up with EVERY person who inquires on your property. Rental Rates We utilize the latest rental rate comparison tools and database systems to determine the highest rental rate for your property. This insight allows us to maximize your revenue and fill vacancies faster. Application Process: When someone is interested in your home, they will fill out one of our online applications. From there we diligently review the application, verify their information and run each adult applicant through a comprehensive background check that includes detailed information on job history and income verification and full credit, criminal and eviction history checks. From here we provide you with only quality, pre- screened tenants for you to approve. We believe that YOU should have the final say in who is living in your property. Once a tenant has been accepted, we begin the move- in process. Before Move- In The Lease: Our lease is designed to protect the interests of both you, the homeowner, and any tenant who lives in your property. Our lease is comprehensive and legally binding. It addresses all the mandatory national and regional (Colorado) laws as well as any issues unique to Colorado Springs, or your neighborhood, specifically. At time of lease signing, we will collect the agreed upon deposit from the tenant and hold it in our trust account. This account is managed by our bookkeeper and CPA to ensure that no financial violations occur. The lease is both signed and stored online accessible to all parities as needed.
3 Responsibilities: Before any tenant moves into your property, we will require the following things from you, the home owner, to protect your investment: Home and carpets need to be professionally cleaned. All appliances, electrical and plumbing need to be in working order. Lawn and exterior need to meet any HOA/covenant standards, if applicable. Working door hardware and a copy of any keys, garage remotes, etc. Update the homeowners insurance policy noting that the home is now a rental, if necessary. Update the utility company, adding Front Range Property Management as a point of contact. Provide us with your bank account information for us to set up direct deposit each month. We will: Provide quality recommendations for trust- worthy service providers to assist in any work or repairs Organize and oversee any service provider work, as needed Set up a direct deposit for all rental deposits to your account each month Set up a direct deposit to collect rents from tenants each month Pre- Move In Walk- Through: The day before move- in we will accompany the tenant in a thorough walk- through of the property. We will video and/or take photos of each room and note anything that needs attention and provide you with a detailed report. We will use this at time of move- out to compare condition. It will be the tenants responsibility to leave your home in the condition it was when they moved in, minus any normal wear and tear. Throughout Lease Term Communication - We promise to maintain on- going open lines of communication with you, the homeowner and the tenants throughout the term of our agreement. You will always be able to get in touch with our team via phone, text and/or for all of your questions or concerns. Rent Collection and Disbursement We collect rents via online automated and secure Bill Pay/ACH/Direct Deposit only. In fact, tenants even have the ability to pay rent via debit or credit card. This limits the risk of late payments and NSF checks, creating peace of mind for both you, the home owner and the tenants. Rent is collected by the 1st of each month and late fees are enforced for any payment after an agreed upon grace period, as documented in lease.
4 Once rent is collected, documented and processed we immediately direct deposit your money into your account. You should expect to receive payment no later than the 14th of the month. Owner Portal - Owner statements are securely posted to our online Owners Portal, saving time and paper. These simple statements provide you with a quick snapshot of your property details for the past month. We can also include maintenance invoices and additional reports you request. At the end of each year we will provide you with the tax documents you will need for your taxes. Routine Inspections We promise to have no less than 2 internal/external inspections per year for each property that we manage. This ensures that your home is maintained to expected standards and allows us to address any potential repairs, before they become too costly. All details of these reports will be recorded and filed online for your records. Maintenance We are the first point of contact for any maintenance request, large or small 24 hours. We have staff in place to verify and manage ALL repair requests. In most cases we can resolve the issue at low- to- no cost whatsoever, without ever contacting you. We will even manage a small emergency expense account on your behalf, to take care of larger/emergency issues real- time, without bothering you. (Example: Water heater springs a leak at 2am. Tenants call us (NOT YOU) and we will get a plumber out to fix it immediately.) We recommend funding this account with +/- $300 at time of management agreement. We utilize online maintenance request forms, electronic work- orders and communication with vendors so we can quickly resolve issues. At your request, we can you a copy of the work order and relevant information giving you real- time updates. Credit Reporting We employ a special credit reporting system that allows us to report both positive and negative items on a tenants credit report, regarding timeliness of rent payments. This allows tenants to help build their credit to become better tenants, as well as deter tenants from not complying with their rent obligations. Evictions We go out of our way to pre- screen and accept only the highest quality tenants to avoid any conflicts. And, if any conflicts DO arise (sudden illness, loss of job, etc.) our active communication with both you and our tenants allow us to mediate most problems before they lead to a formal eviction. However, in the rare case an eviction is necessary, we have an attorney to recommend and will help you oversee the entire process. Collections and Judgments - In the event we need to collect any money from a past tenant, we work closely with several reputable companies who can assist in these processes. Foreclosure In the unforeseen event that you are unable to continue to make your mortgage payments, you need to notify us immediately, as not to be in breach of your agreement with us and the lease with your tenant. Whether you need to sell, refinance or
5 work your way through a foreclosure, WE CAN HELP YOU, while still maintaining the lease terms with your tenant(s). Our Fees: For the initial marketing of the property and tenant screening and placement, we charge a fee equivalent to 50% of the monthly rent, payable at time of first rent payment. For ongoing management services, we charge 10% of monthly rent, payable each month at time of rent payment. If the property is vacant, you will NOT be responsible for this fee. If, at the end of the lease term, the tenant does not wish to renew the lease and we need to market the property and find a new tenant, we charge only a $100 re- marketing fee, payable at time of the fist months rent payment. If the tenant wishes to renew the lease, there will be NO FEE for us to draw up and execute the renewal or extension of the lease. If you only want us to market your property and place a tenant, where you remain responsible for rent collection, deposit collection/holding, management, maintenance, evictions, etc. of your property, we charge a fee equivalent to 75% of the monthly rent, payable at time of first rent payment.
6 FAQ S: What If I Decide to SELL My Property? You re in luck! What if I Need to Move Back into the House Before the Lease Term is Up? Unfortunately, the lease is binding. The tenants have the right to stay in the property until the end of the lease term, so long as they are paying rent on time and not violating any terms of the lease. *Special circumstances may apply. Do I Owe Front Range Property Management the Monthly Fee While the Property is Vacant?? NO. You only pay the fee when the property is leased. What if My Property Is Going into Foreclosure? In the unforeseen event that you are unable to continue to make your mortgage payments, you need to NOTIFY US IMMEDIATELY, as not to be in breach of your agreement with us and the lease with your tenant. Whether you need to sell, refinance or work your way through a foreclosure, WE CAN HELP YOU, while still maintaining the lease terms with your tenant(s). If I am in Town, Can I Just Pop- By to Check on the Property? No. The tenants have the right to peaceably enjoy the home during the term of the lease. If you want to see the property, contact us and we can set up an appointment within hours to visit the property. What Repairs will I Be Financially Responsible for, as the Owner? Generally, the tenant will be responsible for all minor repairs that do not impact the quality of life. They will always be responsible for any repairs that are needed, due to damage or neglect caused by them. You will be responsible for all major repairs (ex: plumbing, electrical, structural, etc.) A tenant has the right to a timely repair of anything regarding heat, electricity, hot water and a sound structure.
