2 Golden Rule One Choose the Best Negotiator The person you select to represent your biggest asset will be the key to a successful sale. What is negotiation? Negotiation is a method by which people settle differences. It is a process by which compromise or agreement is reached while avoiding argument and dispute. How do you know if a person has the attributes to be a good negotiator? During your meeting with a potential agent, they should reflect the following skills or be able to give examples of past experiences: Effective verbal communication.... Listening.... Reducing misunderstandings is a key part of effective negotiation.... Rapport Building.... Problem Solving.... Decision Making.... Assertiveness. Dealing with Difficult Situations. Look for the following qualities in the person you select to sell your home: Knowledge of the area a real estate agent should KNOW the area they are selling.. This is because they can sell the benefits of the area to buyers. Because when purchasing a home its not just about the house, its about the surrounding s too. Community Involvement do they know what is happening in the community. A Quality Database have they got a buyers database, that they keep up regularly with.
3 Golden Rule Two Price your property correctly The price someone is willing to pay for your home will vary from person to person, as will the opinion of agents. A good Sales agent will have a strong foundation of previous sales history and evidences from the surrounding area as to why they have selected their price. When pricing your home there are two things to consider: 1. Time and 2. What you want to achieve Time is crucial when selling your home. If you have priced your home too high, it may sit on the market for a long period of time, accruing costs and losing interested buyers. If you have priced your home too low, it may be swept off the market quickly. With every price there is a time associated with it. What you want to achieve is simply the reason or motivation behind your selling agenda. If you are aiming to pay out a previous mortgage and need a required amount, be sure to tell your agent. If you are looking at purchasing a new home and want to use the profit as a deposit this information also assists the agent in helping you achieve your desired outcome. Don t be afraid to ask your agent to explain the different types of pricing strategies they could use to sell your home, they also may have a preferred method they use and should be able to explain the reasons behind it.
4 Golden Rule 3 Presentation is everything Presentation is the so important to selling any product especially your home. The more desirable looking your property is, the more a buyer is attracted to it and less for them to use as a negotiation to reduce the price. Even though they aren't purchasing your personal items, a prospected buyer uses them to imagine themselves living there. Here is a simple checklist to get you started: Inside the home Pack away everything you aren't using into storage boxes and put in the garage. (this will help with moving later on) examples of things to pack: cds, dvds, books, old paper- Remove or personal affects, like photos or certificates. Do a spring clean, give away or chuck out items you no longer want. Keep benches clean from clutter Hang or put away all your clothes and shoes Remove beauty products from bathroom benches, put away in cupboards Clean shower screens, and grout in bathrooms, remove all mould Clean light switches and power points Clean door frames and doors Clean oven and all kitchen appliances Remove items from the fridge, eg: magnets, paper, pictures Wash walls, remove grease and hand prints Wash windows inside and out Dust and clean blinds or wash curtains Get carpets professionally cleaned Outside the home Clean up the entry to the home, buy a new door matt. Remove all animal matter from lawns Tidy up gardens (remove weeds) and mow lawns Freshen up the garden beds with fresh mulch and Remove cob webs from windows and roof eves.
5 The Next Step... Now that you know what is required for a successful sale, what will be your next step? Take the 3 golden rules and work backwards. Work on the presentation of your home, walk around it and have a look at what is required to make it the most presentable it can be. Write a list and cross it off as you complete, that way when you start getting agents into the home they gets that WOW factor the same as the buyer would. Then sit down with the parties that will be effected by the sale and work out your plan, write out: How much would you LOVE to achieve? What is the lowest price you would accept? What price can you not accept? When do you need to sell your house by? How long are you prepared to wait for it to sell? Talk to your financial planner or mortgage broker and Write out your worst and best case scenario. Once your house is prepared for sale, sparkling clean and you are mentally prepared with your time and price expectations its time to call the agents. Google local agents first, remembering they know the area best and are probably working with people in the same area as you. Get a few appraisals and decide who will be right for you.
