4 MASTER PLAN The Gulch is the only neighborhood in Nashville governed by a privately-controlled comprehensive land-use master plan. MarketStreet was designated Master Developer of the Gulch by the City of Nashville in 2001 and performs regular updates to the Gulch Master Plan, a governing document that guides future development patterns in the neighborhood. When complete the neighborhood will be home to over 4,500 residential units, 2.0 Million square feet of commercial office space, and over 500,000 square feet of retail and restaurants. GBID: The Gulch is home to Nashville s only business improvement district outside the downtown CBD. Spearheaded by MarketStreet in 2006, the Gulch Business Improvement District (GBID) represents all commercial and residential property owners in the Gulch. Administered by the Nashville Downtown Partnership, the GBID was formed to provide a high level of service for Gulch businesses and residents. The GBID has a successful Clean & Safe program that is present in the neighborhood daily providing trash pickup and graffiti removal, and sponsors many special events and activities throughout the year. LEED: In 2007, the Gulch was one of 240 projects worldwide selected to apply for the United States Green Building Council s new LEED for Neighborhood Design (LEED-ND) program. LEED is the most widely recognized green certification program in the world, and in 2009 the Gulch was recognized as the first LEED-ND Certified green neighborhood in the South and only the fourth Silver Certified neighborhood in the world. With this distinction, the Gulch has earned international recognition for excellence among the finest developments incorporating the principles of smart and responsible growth, urbanism and green design.
