There are multiple projects adjacent to the land assembly that are in the permitting stage or under construction. Currently under construction TC A(1-5) Sammamish Downtown Area TC B Sammamish Town Center is new YMCA community and aquatic center which is located next to the city library, city hall and the Sammamish Commons 300-acre park. Recently permitted are 75 townhomes that began construction in Summer of A large commercial development that includes Metropolitan Market, a restaurant, an office building, and 159 units of Sammamish Downtown Park Status: Completed 75 Townhomes Status: Under Construction Developer: Ichijo multi-family housing is currently under construction.

5 ZONING AND DEVELOPMENT T his land offering is approximately 5 acres of TC-A3 zoning and 16 acres of TC-B zoning. TC-A3 zoning provides for a pedestrian-oriented mix of residential, office, and retail in a village type setting up to six stories (70ft) high. It also allows for up to 40 units per acre with a minimum density of 16. TC-B zoning allows for a mixed-use of townhomes, apartments, and cottage housing up to 20 units per acre and 50ft in height. When developed in unification with TC-A zones, a Unified Zone Development Plan allows for TC-A commercial zoning in TC-B zones. This code allowance gives this land the flexibility to utilize commercial space in the TC-B zone for a development if necessary. Commercial A zoning review of this site allows for up to 115,000 square feet of commercial space in the TC-A3 zone. Multifamily In the TC-A3 zone this land (4.7 acres) can support a minimum of 75 housing units and a maximum of 185 housing units in addition to commercial, retail, and office space. The TC-B zone has a gross square footage of 16 acres, and can support a minimum of 8 units and a maximum of 20 units per buildable acre allowing approving. Sammamish is currently characterized by high rents and monopoly ownership in commercial strip mall styles of development. This has driven out small business and made it difficult for diverse types of retail and services to locate in the Town Center. Creating an urban village for commercial office and retail could help revitalize small business and allow for commerce to thrive on a smaller scale. Commercial / Retail and Office Space The city of Sammamish has not developed any new commercial office or retail space since its incorporation in 1999 and is currently under served in both markets. With over 115,000 sf of buildable commercial space, developers can offer clients a diverse blend of mixed-use options such as commercial condos, commercial office buildings, hotels, restaurants or senior center.

6 ECONOMIC OVERVIEW The city of Sammamish is one of the youngest and most affluent new cities in WA State. Incorporated in 1999, Sammamish has since grown to become the second wealthiest city in the State. In the summer of 2013 Sammamish was rated #4 on the Best Places to Live in the Top Booming Suburb in America by the national real estate firm Coldwell Banker Bain. Families say they are attracted to Sammamish because of newer schools, low crime, proximity to jobs, and quality of life. Strong local employers in technology and aerospace promise growth and security for the region. Demographic / Household Info According to US Census data in 2010 the population size in Sammamish was approximately 45,780 residents, with projections of a population growth to over 60,000 residents by Sammamish has a high average household size with 1 in 3 (30%) residents under the age of 18. The median household income for Sammamish is one of the highest in the state at $139,065. The average resident age is approximately 38 years old. Industry Growth / Employment The top three sources of employment in Sammamish include services, trade, and education. Relatively few workers are employed in professional or business services inside the city limits. Many residents commute to the surrounding cities (Redmond, Seattle, Bellevue) for employment. Census data shows that a significant portion of those residents that commute to work are in professional and business services (approx 60%). Additionally, a moderate group of residents in Sammamish are self-employed (approx 10%). This presents a strong opportunity to create a distinct niche of business office development not currently met within the high rent retail strip malls in Sammamish Town Center. New Housing Construction Sammamish housing stock and new construction is primarily focused on single family homes. As a result Sammamish has one of the lowest housing stocks for multifamily in King County and is currently under served in that area. Sammamish enjoyed a strong residential boom in the years between , before the Great Recession and in the last year, an economic recovery in the housing market has driven up home prices and created strong demand for new construction again.
