3 Background An introduction to the Code for Sustainable Homes The Code for Sustainable Homes (the Code) has been introduced to drive a step-change in sustainable home building practice in England. It is a means of driving continuous improvement, greater innovation and exemplary achievement in sustainable home building. The Code is a standard for key elements of design and construction which affect the sustainability of a new home. It is the single national standard for sustainable homes, used by home designers and builders as a guide to development, and by home-buyers to assist in their choice of home. The Code measures the sustainability of a home against design categories, rating the whole home as a complete package. The sustainability categories included within the Code are: Energy and CO emissions Water Materials Surface water run-off Waste Pollution Health and wellbeing Management Ecology The Code uses a sustainability rating system, indicated by stars, to communicate the overall sustainability performance of a home. A home can achieve a sustainability rating from one star ( ) to six stars ( ) depending on the extent to which it has achieved Code standards. One star is the entry level, above the level of the Building Regulations, and six stars is the highest level, reflecting exemplary development in sustainability terms. Mandatory ratings On the st May 008, a rating against the Code for new build homes in England became mandatory. This mandatory requirement came into effect for all developments where a local authority received a building notice, initial notice or full plans application after the st May. However, this new requirement does not make it mandatory to build a Code home or to have each new home assessed against the Code. It does, however, mean that all buyers of new homes must be given clear information about the sustainability of the new home. A house builder can do this in one of two ways: or They can chose to build a Code home, have that home assessed against the Code and provide the home buyer with a Code certificate stating the star rating the home has achieved They can choose to build a home to current building regulations standards, not to pay for an assessment and instead download a free nil-rated certificate of non-assessment (also referred to as a nil-rating) to provide to the home buyer. In England and Wales Code level is required for all government funded social housing. The Code does not apply in Scotland. bgtechnical.enquiries@bpb.com
4 How the Code works The Code for Sustainable Homes is an environmental assessment rating method for new homes in England that: Identifies a set of issues that are known to impact on the environment Establishes performance measures that: are known to reduce environmental impacts. exceed the requirements of legislation and regulations. - can be objectively assessed, evaluated and delivered in a practical and cost effective way by the construction industry. Identifies environmental issues for which mandatory minimum performance must be achieved in order to gain a Code rating. Background Assesses environmental performance in a two stage process (design stage and post construction) using objective criteria and verification. Records results of the Code assessment on a certificate assigned to the dwelling. Weightings, credits and percentage points The table below shows how weightings are applied across all Code categories of environmental impact to adjust the relative values of credits within different categories. Within each category credits are awarded for achieving specified degrees of performance. The weighting factors show the contribution made by each category to the total performance recognised and rewarded by the Code. The total available contribution is expressed as 00%. The weighting of each category is expressed as a fraction of this, such that the sum of all the category contributions equals 00%. As an example, the credits available for Health and Wellbeing contribute to 4% of the total available performance. This document details how British Gypsum solutions can gain credits for home builders under the health and wellbeing section, when enhanced sound insulating systems are specified. 5 Background Health and wellbeing Sustainable homes can also provide us with improved overall wellbeing and quality of life. The health and wellbeing category within the Code for Sustainable Homes encourages higher standards of sound insulation in order to reduce the likelihood of noise complaints from neighbours. One of the most common causes for disputes between neighbours is noise. Environmental Health Officers in England and Wales received nearly 6000 noise complaints per million people from domestic premises in 00/004. This accounts for 75% of all noise complaints received. Credits are awarded for achieving higher standards of sound insulation than those given in the Building Regulations Approved Document E and demonstrating it by either using Pre-Completion Testing or Robust Details. Criteria Credits awarded Where: Airborne sound insulation values are at least db higher Impact sound insulation values are at least db lower credit or Airborne sound insulation values are at least 5dB higher Impact sound insulation values are at least 5dB lower credits or Airborne sound insulation values are at least 8dB higher Impact sound insulation values are at least 8dB lower 4 credits than the performance standards set out in the Building Regulations for England and Wales, Approved Document E. The criteria is demonstrated through either a programme of pre-completion testing based on the normal programme of testing described in the Building Regulations Approved Document E or use of constructions for all relevant building elements that have been assessed and approved by Robust Details Limited and found to achieve the performance standards stated above. All relevant dwellings must be registered with Robust Details Limited prior to construction. 6 British Gypsum enhanced sound insulating solutions British Gypsum provides a range of masonry, timber and steel solutions that have the potential to achieve higher sound insulating performance than the standards set out in Approved Document E. When specifying these elements, as detailed in the following pages, British Gypsum can help home builders achieve credits towards the Code level required. A Code level is awarded on the basis of achieving both a set of mandatory minimum standards and a minimum overall score. Background The number of credits achieved is divided by the total available and multiplied by the category weighting factor to give a percentage points score for the category. The percentage points scores for each category are then summed to arrive at the total percentage points score for the dwelling. The Code level is derived from the total points achieved. The relationship between total percentage points score and Code level is shown below; Code levels Level ( ) Level ( ) Level ( ) Level 4 ( ) Level 5 ( ) Level 6 ( ) Total percentage points score (equal to or greater than) 6 points 48 points 57 points 68 points 84 points 90 points The systems shown on the following pages have the potential to achieve the number of credits stated, equivalent to up to.5 points, provided they are built correctly. For separating wall and floor constructions to be fully effective, care must be taken to correctly detail the junctions between the separating wall or floor and associated elements such as external walls, other separating elements and penetrations or door openings. If junctions are incorrectly detailed then the acoustic performance will be limited and the credit requirements will not be achieved in practice. The number of credits awarded to a dwelling is determined by the lowest performing separating wall or floor, regardless of whether the assessment is based on Pre-Completion Testing, use of Robust Details, or a mixture of both. The dwellings in a group or sub-group that have been tested are awarded credits appropriate to their measured performance. Other dwellings in the group, or sub-group, that were not tested are awarded the same number of credits as the lowest performing separating walls or floors in the same group or sub-group that was tested. Robust Details Limited publish and update a table of constructions that meet the Code criteria. However, it should be noted that not all Robust Details will necessarily achieve the performance levels required for Code credits. The award of credits to Robust Detail constructions is subject to review and revision, and therefore specifiers are advised to review the information at Developers using Robust Details will not have to conduct additional Pre-Completion Testing to achieve Code credits.
