Allen Management Managing Agent Scope for Irvinton Village Unit #557 Work to be done in timely fashion and coordinated with the property management with weekly progress reports. All work to be done 8 5 Monday Friday while staff is present. All Code compliance is mandatory, example building permits, insurance, state, federal and local. Line Checks are required to be called in and marked. Contractor responsible for all underground plumbing and electrical damage. All schedules will be coordinated with staff to inform residents so that onsite management can (give written notice) of work 48 hours in advance. All documents, Section 3, MWBE, Davis Bacon, Bid Bond, HUD 5369 A, and HUD 5370/EZ must be submitted with the bid if not, the bid will not be considered. A bid bond is required for a bid over $100,000. All debris will be put immediately into refuse containers for proper disposal according to code and not temporarily left in parking lot or on grass areas. (provided by contractor) All aspects of work done by contractor will be held to scope by Management. All bids must have line item details of work, but wording must also state price as per supplied scope. Permits: Required, to be copied and given to Management Team. Overall Scope: Demolition, Renovation, and Restoration DEMO Remove all kitchen cabinets and backsplash Remove 200 SQFT of smoke damaged sheetrock Clean any sheet rock affected by smoke that does not require removal

All paint thickness and conditions will be adhered to in the application of the paint. msds All appliances to be white All light fixtures to have satin nickel finish All bathroom accessories to be satin nickel finish All switches and outlets to be white All mini blinds to be white All smoke detectors to be white

4 White exhaust fan All hardware to be satin nickel Standards of quality: Trim shall smooth and free of divots or splinters Paint will be applied evenly and not have lumps or bubbles Screws will not be exposed in the face of cabinets or openings (use appropriate screws covers to hide screws Flooring will not be ran around toilets (it will be installed prior to flooring) Shelves will be level and ran the full length in all closets Use appropriate braces so that shelves are properly supported Outlet covers and switch plates will be free of paint and texture Appliances will only be accepted dent free without scratches or marks When possible doors should be installed to swing towards walls and not into open space Flooring should be free of paint and texture Damage as a result from install will not be accepted Gaps in sheetrock will not be accepted Windows should be clean on both inside/outside as well as the track Blinds will not be accepted with damage If unable to install a door stop, a hinge stop shall be installed instead Tile will be free of cracks and paint/texture Closet rods will not be fixed in place and should be free from paint/texture Escutcheon rings should be installed properly around all wall penetrations as necessary Unused holes in sink will be capped No lines in sheetrock shall be visible Texture should be uniform throughout unit Windows should open and close properly when work is complete Fans should be balanced properly Caulk joints need to be applied evenly and clean
