1 THE SHAWBROOK CLIENT BAROMETER SURVEY December 2014 At the end of last year, we took the opportunity to conduct some customer research across our existing loan book, to try and glean some market information that would be of interest to our broker partners. The response was very positive and the summary data is detailed within this document. We are delighted with the results and can certainly look forward to 2015 with optimism based on great feedback on the performance of Shawbrook Commercial and our broker partners. 2 Q2: WHERE ARE YOU BASED? As expected, the volume reflects a weighting towards the South of the country, but it is positive to see customer representation across all areas.

3 Q3: HOW MANY PROPERTIES HAVE YOU FINANCED WITH SHAWBROOK? Overwhelmingly, we see clients with one property financed with Shawbrook but there is a healthy core group with larger portfolios of Shawbrook financed property. Shawbrook top tip Have you taken the opportunity to write to your clients to communicate the Shawbrook Existing Customer Discount of 0.25% off the margin or arrangement fee up to a loan size of 750,000? ( 10m for STL)

4 Q4: WHAT IS THE SIZE OF YOUR CURRENT PORTFOLIO? A good mix of smaller and much larger portfolio sizes across those customers surveys, with around 7% having a portfolio of more than 25 properties. Importantly, Shawbrook look at the customer experience across any given deal with the typical profile being very much the experienced landlord or property professional.

5 Q5: WHAT DO YOU SEE AS THE BIGGEST CHALLENGE FACING PROPERTY INVESTORS, BUSINESS OWNERS AND LANDLORDS OVER THE NEXT SIX MONTHS? Interestingly, there is the perception that Lender restrictions will be a challenge for investors. Speaking purely from a Shawbrook perspective, we can say that our appetite to lend remains healthy and have no plans to introduce any restrictions that would limit the professional investors access to our specialist funding options. Predictably, Interest rate rises form the second major concern with increases potentially expected at some point this year.

6 Q6: WHAT IS YOUR PREDICTION FOR THE BANK OF ENGLAND BASE RATE OVER THE NEXT 12 MONTHS? Following on from the previous slide we can see that the majority of Shawbrook customers believe that an increase of 0.25% is most likely. This is certainly something your clients should be aware of when considering the gearing across their portfolio.

7 Q7: WHAT, IN YOUR OPINION, WILL HAPPEN TO RENTAL INCOMES OVER THE NEXT 12 MONTHS? Positively, Shawbrook customers are confident with regard to rental incomes and on the whole foresee a very stable 12 months which bodes well for the market.

8 Q8: WHAT, IN YOUR OPINION, WILL HAPPEN TO PROPERTY VALUES OVER THE NEXT 12 MONTHS? Some more very positive market sentiment this time on property values where circa 85% of Shawbrook customers surveyed predicting an increase or no change.

9 Q9: AS A PROPERTY PROFESSIONAL, WHAT IMPACT DO YOU BELIEVE THESE FACTORS WILL HAVE ON YOUR INCOME POSITION OVER THE NEXT 12 MONTHS? Approximately 77% of Shawbrook customers surveyed believe that their income position will be either unchanged or more positive in light of interest rates, rental income and property values. Overall this is hugely positive and bodes well for 2015 as investors retain solid market confidence.

10 Q10: HOW WOULD YOU RATE THE PERFORMANCE OF YOUR BROKER THROUGHOUT YOUR TRANSACTION/S? Shawbrook consistently shine a light on our performance across all things product, process and service related and have asked the same of our broker partners in this case. We were supremely confident of the outcome and this confidence has proven justified with an overwhelming satisfaction rating of circa 87% for broker performance across Shawbrook customers surveyed. As a lender that distributes through the intermediary channel, we are both delighted and proud of this statistic. This is just one indicator of the strength and value of the broker model to which we remain wholeheartedly committed.

11 Q11: WAS YOUR BROKER OPEN AND TRANSPARENT WITH REGARD TO COSTS AND FEES PAYABLE THROUGHOUT? Again, we can see the overwhelmingly positive response to this question on fee disclosure. This is just one of the areas under the FCA microscope, and we would urge all our business partners to continue to be clear around all costs and fees at all times.

12 Q12: HAD YOU HEARD OF SHAWBROOK PRIOR TO SPEAKING WITH YOUR BROKER? This shows that, whilst we have made great progress, the fact that 75% of customers surveyed had not heard of Shawbrook prior to speaking with their broker just means that, with your help, there is plenty of room for us to improve and grow

13 Q13: HOW WOULD YOU RATE SHAWBROOK S SERVICE PROPOSITION OVERALL? It is positive to see the response around our service and as always, we remain committed to on-going improvement. Of course, a lot of this is down to the support of our broker partners upon whom we rely for their commitment to the Shawbrook offering. We have a host of process and product refinements planned for the rest of the year and look forward to communicating these in due course.
