1 Gymnasium Building Data Year Built: 1939 Total Floor Area: 14,611 SF Number of Stairs: 3 Elevator: IBC Classification none III-B, Non-Sprinklered General Description Building consists primarily of a main Gymnasium floor level at grade, with a two-story Locker Room/Weight Room structure at the south end, connecting to the High School, and a split-level Locker Room, Stage, Coaches Room and Storage structure at the north end. Structure over the Gymnasium is wood framing spanning between laminated wood arches. Insulation and liner were added to the inside of the arched roof in 2006, and new shingles were installed in Exterior walls are brick masonry with structural tile backup. Floor and roof framing in the two story sections are wood joists. A spray applied roof membrane has been installed on the low-slope roofs over these areas. 4 1. Newer finishes (1997 renovations) are in good condition. Original finishes such as plaster ceilings are in poor condition (sagging and cracking). Structural glazed tile walls are dingy and dated. 2. Flooring is adequate, but wood flooring should be considered for the Gymnasium. Mechanical: Heating System Rating: 4 1. Heating Source: The heating source for the gymnasium was originally steam from the boiler plant. In 2008 the steam was abandoned and individual electric unit heaters were installed to replace the steam. This was made possible due to the reduction in heating equipment required due to the re-insulation of the gymnasium roof. So the current heating source for the gymnasium is electricity. 2. Space Heating Equipment: a. The gymnasium is heated through two different sources, and Air Handling Unit and two large electric unit heaters hung directly in the gymnasium. The Air Handling Unit was installed in the 1997 Addition. This AHU has a hot water heating coil that is connected to the heat exchanger that was installed in the 1997 project. For when the AHU is of the gymnasium also has two electric unit heaters that were installed to replace the steam radiators that were eliminated in It is important to understand that the source of heat from the AHU is hot water that utilizes the off peak energy rate of the electric boiler. The cost of energy from the off peak electric boiler is about ½ to 1/3 of the cost of the heat from the electric unit heaters. The AHU should be used to heat the gymnasium as much as possible. b. In 2008 the steam heat that fed the back area including the stage, some small offices and the locker rooms was removed or abandoned and replaced with electric unit heaters. See photos M4, M5 M10, M11 and M12. The electric heaters work well, but like the electric heaters in the gymnasium they are on primary electrical power which is expensive when compared to the hot water heat. 3. Condition: a. The Air Handling Unit that was installed in 1997 is in good condition. b. The electric heaters that were installed in 2008 are in good condition. 4. Average Life Expectancy: a. The AHU will last at least until b. The electric heater will last about 10 years or until Recommendations: Use the AHU to heat the gymnasium as much as possible. Consideration should be given to providing hot water heat to the locker rooms and stage area if those areas are ever remodeled. Mechanical: Ventilation & Air Handling Rating: 4 1. Ventilation Equipment, Heating/Cooling Source and Distribution System: a. There is an AHU that was installed in 1997 that feeds the gymnasium. In 2007 a supply duct was extended from the original sidewall register to extend all the length of the gymnasium. See photos M1, M2 and M3. This made a big difference in getting the air evenly distributed across the gym. Condition: Good Average Life Expectancy: AHU 50 years Remaining Life Based on Current Condition: Recommendations: Use the AHU to heat the gymnasium as much as possible. Verify that when the AHU runs in unoccupied mode the fresh air dampers are closed tight. Consideration should be given to replacing the outside air dampers with new, ultra low leak dampers so the AHU can be run to heat the gym without the potential of heating undesired outside air that leaks in through the damper. 5 Mechanical: Air Conditioning/Cooling Rating: NA 1. Cooling Source: The gymnasium does not have cooling. Replacing the existing AHU with an AHU that has cooling capabilities would be the best way to add cooling to the gym. 2. Recommendations: Air conditioning in a gym is dependant upon the owner s desires and the gym usage particularly in the summer. In some cases gymnasiums are used in the summer and there are concerns about over heating the athletes. This can also occur in the early fall and late spring. Mechanical: Temperature Control Rating: 3 1. Control System Type: The Air Handling Unit is provided with pneumatic temperature control. The controls where installed when the unit was installed in Condition: While pneumatic controls are no longer routinely installed in new installations the controls in this case are only 12 years old and in acceptable condition. 3. Average Life Expectancy: Pneumatic Remaining Life Based on Current Condition: Recommendations: Consideration should be given to upgrading the pneumatic controls with new electronic DDC Controls. This would be particularly helpful if it allowed the AHU to operate on a better schedule as far as unoccupied control to save energy. A new sequence of operation could also potentially result in energy savings during occupied hours. Mechanical: Humidification Rating: NA 1. The AHU for the gymnasium does not have humidification. In some gymnasiums humidification is required to keep the wood floor in shape. However the floor in this gym has not ever had humidity control and so none would need to be added. Mechanical: Sprinkler/Fire Protection Rating: NA 1. A fire protection sprinkler system is not provided. Mechanical: Plumbing Rating: 4 1. Plumbing Fixtures a. All of the plumbing fixtures in the gymnasium and locker rooms are in fair condition. While they are old they have been maintained well. See photos M7, M8 and M9. 2. Drain, Waste, and Vent Piping a. The majority of the waste and vent piping in the basement was installed in the 1939 and should be considered old and in poor condition. 3. Water Piping and Valves a. The majority of original the domestic hot and cold water piping has been replaced with copper over time. From our observations it appears that the domestic water piping is soldered copper. This piping is in fair condition. 4. Insulation a. The domestic water piping was mostly exposed and uninstalled. Insulated water piping would be probably damaged in the exposed state it is in. 5. 6 a. There is a relatively new hot water heater that is in fair condition. See photo M6 6. Condition: Fair 7. Average Life Expectancy: Electric Water heater 8 years 8. Recommendations: We would recommend plumping fixture and piping be replaced only if there was a major upgrade to the entire locker rooms. Electrical: Distribution Equipment Rating: 3 Description: 120/208V, 200A, branch circuit panelboard located on the stage area. This panel is fed from the main building switchgear. Manufacturer: Square D Condition: Good Average Life Expectancy: 30 years Life Remaining Based on Current Condition: This equipment should not need to be considered for replacement until the year Note: This equipment was installed in 1997 as part of the High School Addition/Remodeling project. Electrical: Lighting Systems Rating: 4 Description: Surface-mounted high-bay metal halide fixtures with additional industrial fluorescent fixtures for instantaneous walk-through lighting. Condition: Very Good Average Life Expectancy: 20 years Life Remaining Based on Current Condition: The equipment should not need to be considered for replacement until the year Notes: This lighting system was installed in See attached photo E3. Electrical: Emergency Lighting Rating: 1 Description: Condition: Poor Wall-mounted battery packs. Average Life Expectancy: 20 years Life Remaining Based on Current Condition: These fixtures have outlasted their life expectancy and should be replaced at the next opportunity.
