Setting up the standing rder frm tenant t the landlrd fr the 2 nd and cnsecutive rent payment. Cpies f tenancy issued t Landlrd and Tenant. Handing ver f keys and arranging a mving in date. Intrductin Only Service Landlrd Respnsibility T read all meters. Infrm all Utility Cmpanies including Cuncil Tax. Arranging an Inventry ( if required). Tenancy renewal at the end f the riginal Shrthld Tenancy Agreement. ( This can be arranged by Chris Wilkinsn fr an additinal fee f 50.00) Agreeing the release f the depsit and reprting any issues t the agent at the end f the tenancy. Prperty inspectins when required. Repairs and nging maintenance with cntact direct with the tenant. Updating f the Gas Safety Certificate Annually. 2
3 Fr Yur Infrmatin Befre a prperty is let fr the first time we must have certificates frm qualified gas and electrical cntractrs t cnfirm that all services and appliances are in safe wrking rder and meet with current statutry regulatins. Tenants are respnsible fr keeping the garden and yard areas in a tidy cnditin but need t be prvided with su cient tls and equipment. Yu are entrusting yur prperty t us and we will take all apprpriate steps t ensure that it will be let t a respnsible tenant. We will take up references frm necessary surces. It is, hwever impssible fr us t guarantee that the rent will always be paid in full n the due date. It is an accepted fact that quality prperty attracts quality tenants. It is therefre in yur interest t aim fr the highest pssible standards and t deal with quickly with any tenant cmplaint in a fair and just manner. It is equally imprtant t take timely and firm actin against any tenant whse behaviur r actins are un reasnable. Whilst it is nt ur general plicy t accept tenants supprted by Husing Benefit it is smetimes necessary t cnsider this market in rder t keep prperties fully ccupied. 7 Visual Peridic Electrical Inspectin a) Wilkinsn Walker t arrange inc VAT b) I will arrange my wn and frward a cpy Fr all rented prperties there is a statutry right that the landlrd maintains the structure and main services serving the prperty are in gd repair and shall be fit fr human habitatin. It is imprtant that the fixed wiring circuits are checked fr safety. The institute f Electrical Engineers recmmend that this is carried ut at least every 10 years in a dmestic envirnment. The maximum penalty fr nn cmpliance with the regulatins is a fine f and/r six mnths imprisnment. I we/ accept that fixed installatins must be checked and fund safe by an accredited electrical engineer at least every 10 years Energy Perfrmance Certificate ( will be valid fr 10 years ) a) Wilkinsn Walker t arrange inc VAT b) I will arrange my wn and frward a cpy Pat Testing a) Wilkinsn Walker t arrange at landlrds expense b) I will arrange my wn Pat testing and frward cpies The electrical safety regulatins require that any electrical appliances must be safe. There is n statutry annual testing interval. In rder t meet the requirements it is still imprtant that the apprpriate checks and safeguards are carried ut. This will require the electrical appliances including the leads t be checked by a cmpetent and suitably qualified engineer. Unsafe items shuld be remved. All electrical equipment that is manufactured after 1 st Jan 1995 shuld carry a CE symbl. I/we accept that the electrical appliances must be checked and fund t be safe by an accredited electrical engineer annually 7

It is the landlrdʼs respnsibility t maintain an apprpriate insurance plicy t indemnify against all available perils t ensure the subject prperty is cvered and allws it t be ccupied by paying tenants n a shrthld tenancy. ii. iii. iv. Wilkinsn Walker Limited will nt be held respnsible fr any unpaid rent r expenses incurred by the tenant, hwever every endeavur will be given t minimise this likelihd and reprt early t the landlrd any rent arrears. Evidence is required that the persns signing the tenancy give Wilkinsn Walker authrity t let the prperty have the legal capacity t d s. If there is a mrtgage n the subject prperty then evidence shall be required that that the lender has given cnsent t let. Shuld yur tenants leave the prperty with r withut yur cnsent during the first six mnths f any tenancy agreement then we reserve the right t charge a further finders fee if yu require us t find a new tenant.
