2 The Nordic Built Challenge Through the Nordic Built Challenge we invite innovators from within and beyond the building sector to compete with the aim to develop strong concepts for a sustainable built environment. The challenge comprises five individual competitions one in each Nordic country. The assignment is to demonstrate the principles of the Nordic Built Charter by refurbishing existing buildings in innovative and sustainable ways, while ensuring financial and practical viability. 3 Competition details Each competition is arranged in two stages. Stage one is an open design competition with anonymous evaluation. The second stage will feature the four best entries from stage one in a negotiated project development phase with team composition requirements. A winner will then be announced for each competition. The total pool of prize money is NOK 20 x in stage one. The winners of the five competitions will receive the opportunity to realise the projects and be evaluated for the overall Nordic Built Challenge Award and a prize of NOK nordic built joining forces for a sustainable built environment The Nordic Built Challenge is a module in the Nordic Built programme, a Nordic initiative to accelerate the development of sustainable building concepts. Nordic Built is founded on the Nordic Built Charter, which defines the ambitions and strongholds of the Nordic building sector, and provides a sustainable platform for future building. 4 APARTMENT BUILDING, BOTKYRKA, SWEDEN How can we make significant improvements that do not result in a higher rent? That is the key renewal challenge at this social housing complex in a suburb south of Stockholm. The housing area of Fittja south of Stockholm was built in the 70s and today has approximately inhabitants. The specific building at Krögarvägen 2 is one of 31 almost identical buildings in the area. It is typical of the many multifamily housing projects realized in Sweden from during the so called million program. Like many similar buildings across the Nordic region, it is in desperate need of thorough refurbishment. It has worn-down apartments, problems with bathroom installations and water pipes, and energy efficiency is very poor. In addition, the neighborhood has social problems endemic to this kind of housing area: a bad reputation, high unemployment, tenants with difficulties keeping up with rent, etc. The overall challenge is to renew the building and its surroundings so that tenants experience improved quality of life within the bounds of the limited resources available for social housing. Cost-efficient concepts for reducing energy consumption must be implemented alongside the overall renewal. High priority areas will be water pipes, sewage and bathroom waterproofing. Solutions also need to address energy performance and the visual impression of the apartments, the public areas in the building (like stairwells), and outdoor areas. While economic limitations are strict, the scalability potential for successful solutions is significant. o1 AB Botkyrkabyggen Krögarvägen 2, Botkyrka, Sweden Public housing ,748 m 2. 5 OFFICE BUILDING, OSLO, NORWAY The refurbishment of Posthuset, one of Norway s most (in)famous buildings, should provide plenty of motivation for contenders. The owner aspires to set new international standards. Posthuset is centrally located next to Oslo s main railway station. After its construction in 1975, the high-rise office property quickly turned out to be one of the most controversial and denigrated buildings in Norway. In March 2001, Entra Eiendom bought Posthuset from the Norwegian national postal service and staged an architectural competition for the renewal of the building. The most visible change from that makeover is a glass furrow which divides the building in two. From the outside the building appears as two separate towers placed close together. The windows of the furrow ensure that the amount of daylight inside the building is increased. The renewal also added six and four floors respectively on the east and west towers. From the rooftop terrace tenants enjoy a breath-taking view of the city and fjord. While the recent refurbishment has been much applauded, the building still does not live up to the highest standards of environmental sustainability and user-friendliness. These standards are required to meet the tough competition for premium tenants in down-town Oslo. The owner therefore aims to refurbish Posthuset to the standard of the Nordic Built Charter and with two special goals in mind: To achieve the highest environmental performance and thus mark a new international standard for centrally placed business properties. 6 APARTMENT BUILDING, BALLERUP, DENMARK A 50-year-old social housing complex in critical need of allround renewal. And a considerable business potential for good scalable solutions. This social housing complex is situated in Ballerup, a suburb 15 kilometres north of Copenhagen. It is surrounded by gardens, playgrounds and sports facilities. There are parking lots around the rim of the complex and common facilities located in a separate building. The building is facing challenges very typical of the era it was built in: damages resulting from flat roofs as well as worn down windows, installations etc. While facades had extra insulation installed in 1992, the general state of the building is poor and it is in critical need of all-round renewal. The refurbishment should ensure a good indoor climate and much lower energy demand to ensure both good quality of life and economic accessibility for tenants for many years to come. The main challenge will be to deliver a holistic improvement of the building based on the principles of the Nordic Built charter while observing the limited resources available for social housing. Innovative and efficient solutions are however badly needed for thousands of similar dwellings across the Nordic region. 7 OFFICE BUILDING, TAMPERE, FINLAND Since it was built over 30 years ago, very little has been done to keep this building up to standards. The improvement potential is high in energy efficiency as well as function and aesthetics. The Hippostalo office building was erected in 1980 and houses several business and government tenants. There is a limited plot area around the building, mostly used for parking. Hippostalo is located near a busy intersection in Tampere, Finland s second largest city, situated 180 kilometers to the north of Helsinki. Very little has been done to keep the building up to standards since it was built. As a result, many of its interior and exterior aspects are badly in need of renewal. The technical systems are highly inefficient, and in a lifecycle perspective, the building is not sustainable. The office plans are outdated and not compatible with today s requirements for a good working environment. Most users will describe the building s aesthetic qualities in negative terms. So will the citizens of Tampere. Top priorities will be to improve eco-efficiency and reduce energy consumption. Demands for sustainability should be met while maintaining a good indoor climate to enhance the productivity, health and wellbeing of the tenants. The second main challenge is to make working spaces more attractive, flexible and effective. To mend the current negative image, cityscape and architecture are also important aspects. In line with the intent of Nordic Built, solutions, ideas and concepts will be evaluated based on their feasibility and scalability. o4 Senate Properties Hippostalo, Uimalankatu 1, Tampere Office building ,276 m 2. Construction: 7 floors + basement, cast in place concrete, build-up roof OFFICE BUILDING, REYKJAVIK, ICELAND A light industry and commercial area built in the 80s is being transformed into a green office park for high tech companies. How can the main building and its surroundings be renewed in line with the vision for the area? The area is a commercial and light industry area in the suburbs of Reykjavik. The main building termed bogabygging (the bow building) due to its characteristic form was erected in 1980 and is a typical commercial estate of its time. It has a basement, seven floors and interior access through central stairwells and elevators. There is short term parking at the main entrance and an adjacent parking lot for staff. The building is in need of refurbishment, both exterior and interior. The facades need better sun control and the building is outdated in most areas concerning building techniques, insulation, air control and more. The overall goal is to further develop the green office park vision for the area and renovate the building in accordance. This implies three challenges. The first is to assess the image of the site, entrances, parking and open areas related to the existing buildings and suggest what is needed to create a sustainable office park. Solutions for common facilities (e.g. canteen), bicycles, waste handling, lighting, security and more are requested. The next challenge is to create sustainable solutions for the exterior of the main building. This will involve sun control, insulation, air control, and more. The final challenge is to create an office space on 1-2 floors of the building for a typical computer company, including layout, material use, electrical and HVAC solutions, etc. All solutions should adhere to the principles of the Nordic Built Charter.
