4 About Fresh Fresh Student Living At your service Fresh Student Living manages student accommodation with one simple objective to provide exceptional service to the clients whose properties we manage and to the students who live in those properties. We offer a wide range of specialist services to help our clients maximise the value of their assets. By providing high quality, good value accommodation for students we achieve high levels of occupancy and strong revenue streams for clients. From strength to strength In just two years our turnover has increased by 59% and the number of beds we manage has grown by over 300%. The strength of our systems, policies, procedures and people has enabled us to achieve this growth, whilst remaining true to our goal of providing exceptional service to our clients. Our success is down to knowing our market inside out. Our core team has over 15 years experience in the student sector, and our commitment to investing in our business infrastructure has secured us new and repeat business from clients, and on-going partnerships with Universities and other education providers. Our portfolio ranges from schemes of 60 to 600 rooms throughout the UK. No matter what the size, all benefit from our commitment to quality and refreshingly responsive approach to service delivery. 5 Central strategy, on-site delivery Our services are delivered by teams of directly employed, site based staff, led by professional accommodation managers. They are responsible for the day to day running of each site, from marketing to prospective tenants to health and safety compliance and working with local Universities and stakeholders. Support is delivered by an experienced Central Services department, with specialists in Marketing, Finance, Maintenance and Health & Safety. The central team creates a detailed framework for implementation at site level, ensuring consistency, good industry practice and innovation, as well as delivering economies of scale to all our clients. As members of ANUK we are committed to maintaining our professional standards and are fully compliant with their Code. In addition we have our own Quality Assurance Framework which ensures that a broader range of service levels is achieved, and enables company wide benchmarking. Global reach with a local presence In an increasingly competitive marketplace it is essential for our marketing activity to be clear, compelling, targeted and measurable. We recognise that students are discerning customers with very specific needs, who must be treated with respect. We also understand that the key to achieving high occupancy rates is knowing who to target, when and how. Our website and online booking system enables students to secure their chosen accommodation in just a few easy clicks whatever the time of day, wherever they are in the world. With group booking options and the ability to choose a specific room and pay online, the system provides a seamless booking process from start to finish, delivering genuine customer choice, convenience and speed. We advertise our properties on targeted student accommodation websites and our presence on social media sites including Facebook and Twitter ensures that we interact with existing and prospective tenants on a daily basis. Our online activity is supplemented by local marketing initiatives delivered by our on-site teams to attract new and repeat bookings. Local housing fairs, student publications and University websites ensure we build maximum awareness in a competitive market.

That s why we are regularly asked to contribute at the concept and design stages of new projects. Our influence at this stage can help to drive both capital and operational cost efficiencies, resulting in creative design solutions that meet customer expectations and secure optimum value from every site. Our experience in mobilising new sites ensures a smooth transition from construction stage to a fully operational building, whilst simultaneously marketing the accommodation and driving off plan bookings. Operational Management We provide a complete management service to clients, including marketing, student management, maintenance and health & safety, ensuring the smooth day to day running of their asset. We continually look at opportunities to create additional income for our clients, whether it is from optional service packages to students, non-core income streams, or balancing the certainty of income from university arrangements against the risk and reward of direct let income. Stabilisation of New and Existing Assets Not all clients are long-term holders of assets. We have a strong track record in working with them to ensure that their assets are stabilised, creating an asset with proven performance that is attractive to purchasers and funders. Medium and Long Term Asset Management To ensure the long-term viability of an asset, we develop formal asset management strategies. This enables our clients to understand future maintenance and replacement obligations and gives visibility on funding requirements. This then determines the asset management strategy, enabling informed decisions to be made about the future of the asset.

8 Working with Education Providers Fresh Student Living A bespoke approach to individual needs ANUK accredited, we have partnerships in place with a growing number of Universities, Colleges, Summer Schools and Language Schools throughout the UK, who all appreciate our flexible approach to service delivery. We recognise that education providers have individual requirements and are able to tailor our packages to suit these needs, whether they are looking for informal referral arrangements or longer term leases. We can provide the full package of services ourselves, or work jointly with our partners, always ensuring that the students receive a seamless service. That s why our tenants enjoy a compelling package of value for money accommodation, social spaces and events and the support and convenience of professionally trained accommodation staff. 9 Developing strong relationships Partnership in practise We are committed to developing positive relationships with Universities and Colleges, ensuring open communication, sharing of information and working together to create a positive student experience. We have developed a number of more formal arrangements with education providers, working with them in a way that suits their specific needs, from referral arrangements to nomination agreements or leases. Flexibility on the length of the term, number of rooms and the type and level of services ensures we re able to build bespoke packages that are beneficial to both parties. This flexibility and focus on customer service is recognised by our partners, with the increasing number of agreements with Universities and Colleges being testament to this. Our Central Services team creates detailed frameworks around Marketing, Finance, Operations and Health & Safety, and provide on-going guidance and support to our Accommodation teams, who deliver the customer facing services. We know that all of our staff are fundamental to our continued growth and success. This approach enables us to build on our vast knowledge of student accommodation, whilst harnessing best practices from other sectors. A shared culture of success By recognising and rewarding our staff for exceptional service, providing on-going training, and encouraging career progression, we aim to create a culture of empowerment, accountability, creativity and success for both Fresh and our Clients. Strategic leadership and direction is provided by the Senior Management Team. Fresh may be a relatively young company, but the SMT has nearly 20 years combined experience in student accommodation. 11 Rebecca Hopewell Managing Director Rebecca joined Fresh in September 2010, bringing with her a strong track record in property management, with over 12 years specialist experience in the student sector. Rebecca s original background was in social housing. She worked as a Senior Director for Sanctuary Housing Association, where she set up Sanctuary Management Services - a student accommodation subsidiary. Prior to joining Fresh, Rebecca was Fund Manager for the iq Student Accommodation Fund, a c. 500 million portfolio of student accommodation in a Joint Venture with Quintain and the Wellcome Trust. Here, Rebecca was responsible for the acquisition of assets, and ensuring the on-going performance of the assets through the Fund s in-house management arm. Jane Crouch Director of Operations With a BSc (Hons) in Housing Management and Development, Jane has gained significant experience in property management, maintenance and customer services, initially in the social housing sector. Before joining Fresh in 2010, Jane worked alongside Rebecca as the Operations Manager for iq, where she was responsible for managing over 3,500 beds and a team of 70 staff. Jane led her team to achieving outstanding KPI s; driving year on year cost savings, whilst delivering high levels of customer service. During her time at iq she also successfully negotiated a number of lease and nomination agreements with Universities, and we are delighted that Jane has brought these skills with her to Fresh. Jane is also a member of the Committee of Management of the ANUK Code. Ashish Meswani Head of Finance Prior to joining Fresh, Ashish held a senior financial role at Novagraaf, a leading European Intellectual Property Services firm, where he managed lease negotiations and worked closely with the Business Development team. Ashish also worked as Financial Controller at training and education business Kaplan, where he was responsible for the financial management of over 30 sites, in addition to providing valuable input into business strategy, operations and corporate acquisitions. From budget management to performance monitoring and providing sophisticated financial reporting for corporate Clients, Ashish brings a broad range of strong financial management experience to the role at Fresh.
