3 Indicators on the Profitability of the Hotel Sector. Introduction The ain objective of the Indicators on the Profitability of the Hotel Sector is to copile two indicators enabling the hotel sector in its decision-aking. The indicators are the ADR, Average Daily Rate, and the RevPAR, Revenue per Available Roo. These two variables, together with the level of occupancy by roo, constitute an iportant source of inforation for hotel establishents, which enables the to evaluate their pricing policy or revenue anageent. The value of these variables is above all at the level starting fro which establishents set their pricing policy, therefore inforation ust enable coparability with surrounding hotels or their direct copetitors. The INE collects, on a onthly basis, inforation relating to prices, which hotel businesspersons apply to their clients for the service in a double roo with a bathroo, excluding taxes and any other service. This inforation is requested in the Hotel Occupancy Survey questionnaire (hereafter, HOS). Until the year 2007, prices were requested, distinguishing between the following rates: noral, weekend, tour operators and travel agencies, groups and copanies. Due to the changes that occurred in the sector, due, aong other aspects, to the introduction of new technologies in sales processes, as of 2008 the question has been aended relating to prices, going fro explicitly requesting the ADR double roo with a bathroo, excluding taxes and any other service, and distinguishing between different types of custoer and sales channels: - Traditional tour operators - Traditional travel agencies - Enterprises - Groups - Direct hiring on the hotel website or the hotel chain website - Online tour operators - Online travel agencies This inforation is used for calculating the HPI (Hotel Price Index). Calculation and disseination of the new indicators will extend the inforation required by the sector, thus the now great usefulness of the HOS. These are therefore not in response to a regulatory requireent by the EU, but to the need for inforation stated by the actual sector. The large coverage of the HOS will provide users with hoogeneous data, coparable at a broad level of detail. 4 rather than interonthly ones), for the ADR and the RevPAR there is no need to act in this way, since the actual situation is to be collected at a specified tie. This iplies that interannual and interonthly variation rates ay be calculated, all the while bearing in ind that the fluctuations are caused by changes to a nuber of factors: variation in price, supply and occupancy 4

5 2. Definition of the indicators The ADR or Average Daily Rate is daily average incoe per occupied roo. The RevPAR, on the other hand, is average incoe per available roo. In both definitions incoe refers to that earned by hoteliers for the provision of accoodation services, excluding other types of services which the establishent is able to provide, such as catering services, inibar, spa, gynasiu, organisation of eetings or events,... The following relationship exists between the two indicators: RevPAR ADR * Level of occupancy per roos Note: they are not exactly equal, due to the fact that the level of occupancy by roo is calculated according to Hotel Occupancy Survey criteria, without having taken all of the into account when estiating the ADR and RevPAR for ethodology reasons. 5

6 3. Scope Data collection for calculating the ADR and RevPAR is carried out within the HOS, therefore the saple scopes and design are fro the aforeentioned survey a. Tie scope The HOS are onthly and the estiated data refers to the activity carried out by each hotel establishent during the onth corresponding to the reference period. In the HOS the data requested refer to seven consecutive days, such that establishents in the saple are distributed throughout the onth, so that each day of the reference onth in sufficiently represented. b. Population scope The population under study for the Hotel Occupancy Survey coprises all establishents in their odalities of hotel, parador, hotel-apartent, aparthotel and otel -whether or not these are residential- with the categories of five, four, three, two and one stars and guesthouses -whether or not these are residential- inns and boarding houses of a single category and of three, two and one stars -in accordance with the regulations of each Counity-. c. Geographical scope The scope of the survey encopasses the entire country. 6

Saple design As the fraework for the selection of the inforant units, the survey uses the directories of the Tourist Offices of the Autonoous Counities and other sources, which include, in those that appear, aongst other data, the following inforation for each establishent: nae, address, category, noral opening period, nuber of vacancies, nuber of roos. nuber of holiday apartents and lots. These directories are updated on a peranent basis. The fraework is divided into strata, the latter being defined by the crossing of the variables category/province (or category/island in the case of the island provinces). Establishents are ordered according to nuber of places, fro greatest to least, selecting the saple by eans of a systeatic procedure with rando start in each stratu. Calculations of this variable by Autonoous Counity, category or national total, will be carried out according to the sae philosophy as the ADR, but replacing occupied roos with available roos in the weightings. i it B it

12 6. Data collection. XML touris Inforation will be collected by eans of the Provincial INE delegations specialising in tourist occupancy surveys. These are those of Pontevedra, Cantabria, Álava, Huesca, Girona. Illes Balears, Castellón, Málaga, Cáceres, Toledo, S. C. de Tenerife, Asturias and Valencia. The regular data collection procedure eployed has been by post, with telephone and fax support. The inforant ay also coplete and subit the survey online (ARCE Syste). Alternatively, and so long as the inforant requests or approves it, electronic questionnaires ay also be used, subitted and/or received by eail. For the HOS, a new optional teleatic inforation collection via XML files syste has also been ipleented, basically consisting of hotel establishent casehandling software extracting fro hotel database records all inforation required in the questionnaire with regard to guests, overnight stays, occupied roos and days open. The saple selected is onthly. Nevertheless, for the purposes of the questionnaires used, the saple is distributed weekly. Thus, each inforant is assigned each onth to a specific reference week. In addition, 3, 4 and 5 gold stars have to also provide a onthly data questionnaire. The variables relating to prices and to occupied roos are included in the weekly questionnaire, the question being as follows: 6. Average Daily Rate (ADR) by type of custoer (in euros, excluding VAT) Please indicate the ADR (Average Daily Rate) for each type of custoer per night including accoodation only, with no breakfast, half board or full board of an en suite double roo. Please also indicate the approxiate percentage of roos occupied by each type of custoer of the total the sae as for section 4.3- in the reference week (this percentage ay be zero in soe cases). The HOS use two weekly questionnaire odels, the fundaental difference being the list of countries of origin of guests and overnight stays. For hotels in higher categories (in other words, 3, 4 and 5 gold stars) the list includes ore countries than for the reainder of categories. This does not influence the question of prices, which is identical in both cases. 2

13 7. Disseination of results As has already been entioned in this docuent, the usefulness of these two variables is greater, the closer each hotel establishent is to the overall direct copetition. Since we are aware that the INE website is not the appropriate counication channel for providing such a detailed level of inforation, two different diffusion channels are discussed: Via the INE website, a standard onthly publication of the ADR and RevPAR variables on a national level and by category, and on an Autonoous Counity level. For each establishent copleting the HOS using XML files, custoised inforation will be subitted: the ADR, RevPAR and level of occupancy by roo for their establishent, as well as these three sae variables for their sae province and category, so long as the significance and statistical secrecy criteria of this survey are fulfilled. 3

14 8. Statistical secrecy It could be provided inforation about all those strata (or data geographical groups) where the nuber of establishents with incidence (open or with oveent) is equal to or higher than 5. 4

Link coefficients The ethodological changes or extraordinary updates of the directories constituting the fraework of the survey iply that the data published introducing said changes is not directly coparable with the previously published data. In order to avoid this break in the series, and allow for coparability, linking coefficients are calculated to be applied to the published data before introducing the iproveents. Linking coefficients Given the strong seasonal nature of these series, we have decided to obtain different linking coefficients for each onth, thus aintaining the interannual variation rates of the series, although the sae does not apply to the inter-onthly rates. For each onth, the linking coefficient for a variable X is obtained as the quotient between the estiated value of said variable in said onth of year T, considering all of the available inforation (ethodological changes and/or iproveents in the directory) and the estiated value in the sae onth without considering the innovations.
