2 BIM for FM: Social BIMM en ibim Real-time interoperability and bi-directional integration of design, construction, exploitation and use of built environment and facility services. We are often being asked what the benefits of BIM (Building Information Modeling) are for Facility Management. What can the facility manager do with the information out of a BIM? This white paper explains why a BIM for FM leads to more effective and more integrated financing, design, construction, maintenance, operate and use of the built environment and facility services. PROCOS Netherlands uses the ARCHIBUS Inc. Enterprise Information Model (EIM). Its software interface or integrates (bi-directionally) real-time and natively with AutoCAD, Revit, BIM360, Vault, ESRI Arc/GIS Online, Google, SAP, Oracle, Entelec Sky-Walker, Office, Navision and Exchange. In doing so PROCOS Netherlands integrates people, places and processes and as a result transform a technical BIM to a Social BIMM and an ibim. From interoperability, via bi-directional integration to an openbim4.0 In 2009 Sean Benson of ARCHIBUS Inc. wrote a white paper for the Autodesk University called From Lonely BIM to Social BIM: Moving Beyond Design to FM. (downloadable at ) The question was What to do with the BIM-data after the handover of a building? The interest of the stakeholder (the user) paying 70% of the total lifecycle costs, came to the foreground. A collaborative BIM was being developed that had interoperability as its base. A real-time, native, bi-directional integration of ARCHIBUS with Revit (3D) and AutoCAD (2D) was created. On the one hand, all BIM-data came available to the facility manager. On the other hand all real estate, facilities and FMIS-user data came available for the designing, constructing and maintaining stakeholders. This is now called an openbim4.0 integration of construction with facility management, because the data is interoperable on the bases of COBie and/or IFC standards. As a result BIM has become an important source of information for FM, end-users and service providers. Arnhem, The Netherlands, March 2014 (page 2)
3 BIM-data helps organizations transform and organize efficiently In order to deliver the FM requested by the organization and individual user it is necessary to personalize data. Building and space data needs to be connected with data about organizations, people, services, money, time, documents, etc. SAP for example needs to make a financial report on square meters used by a person, department or cost group. Outlook and a reservation system for example needs to connect GIS-data with workplace lay-out and building management systems in order to measure occupancy and energy usage of meeting rooms. Technical data transforms to data about services. The BIM-model then becomes social by using it for support and influencing human behavior. The 3D visualization of BIM gives it an extra experience. Together this creates influence on productivity, comfort, engagement and illness-absence. This is how BIMM, BIM- Management, starts. The BIM model can be used for transformation and management. An experience starts. A Social BIMM can be used to realize cost control, productivity increase and lowering illness-absence. There is too much focus on the capital expenditure and not the operational expenditure. Key to the success of BIM is the collaboration between interested parties, and not the often-arcane discussions on data sets and technology protocols. FM will only be the weakest link in the BIM-chain if it is not involved. BIM4FM Overview of survey results, : Do you belief that BIM will help support the delivery of facilities management? Yes 61,7%, Unsure 35,3% How do you think your company will use BIM? 83,6% Life-cycle, 82,2% Improve efficiencies, 68,5% Cost reductions What are your concerns about BIM? 50,5% Costs+Integration with current technology, 33% Data-management BIM for FM has an ROI of 64% and a payback period of 1.56 years. Real-time, native, bi-directional software integration results in early, reliable, actual and quality data many times better than from interfaces, or one-way imports/exports. It acts as a single data model. This saves a lot of time and money in all phases of the lifecycle. Earlier, faster and qualitatively improved decision making has a positive effect on the development and implementation of strategy. It also speeds up lifecycle integration, optimization of processes, communication, error reduction, sustainability and cost control. Transfer of data before, during and after the commissioning of the built environment can be strongly improved. As a result not only the architect and constructor can work more competitive, more customer-oriented, more efficiently and more professional, but the same goes for the facility manager and service provider. These and other advantages are being addressed in the book BIM for Facility Managers. BIM for Facility Managers, Peter Teicholz, 2013, IFMA Foundation ( 67% of the costs resulting from insufficient interoperability end up being paid for by owners, renters and users. 17% arise during planning, design and engineering. 26% arise during construction. The results of BIM FM integration are rather startling: ROI is about 64%, with a payback period of 1,56 years. BIM Journal, February ( Benefits for maintenance workers: - Reduces time by eliminating additional trip to the same location to carry out unscheduled work orders by providing accurate field conditions and maintenance information before leaving the office; - Reduces costs for repairs by providing faster response time to emergency work order; - Mobile access to BIM and other linked/integrated data in the field allows access to all documentation without making trips back to the office. Benefits for spatial data managers: - Increases precision in existing condition information, which is used for accuracy of rent bill management, reduction in costs for audits and re-walks. - Reduces time to polyline spatial program drawings through automation process. 4 10 to 30% time saving and lifecycle service management According to research by BIM Equity (2013) a facility manager spends between 10 to 30% of his time on searching for information as a result of poor data management. Also, the revision of drawings and the organization of document management requires a great amount of time and money. Using the real-time, bi-directional integration functionality of BIM with IWMS/FMIS, information is automatically updated during design, construction, operations and use of the built environment and facility services. The owner, facility manager or service provider no longer needs to update built environment information. Commissioning becomes simpler, more transparent and cheaper. The facility manager can find contractor information more easily and analyze the arguments that led to decision making during the design and construction phases (System Engineering). The contact with the designers, contractors and operators remains valuable long after the commissioning. This is how bi-directional integration of the chain of supply and innovation of service management is being created. According to COBie this is called ibim (integrated BIM). (Also see ) BIM Journal, February ( The results of the research show that: - On average, it takes 1,7 hours to find information related to work orders, while a fully populated Component-Level Inventory will reduce it to 5-10 minutes saving thousands of hours. - Rework accounts to 20% of time spent due to incomplete information. - Accurate information about equipment and its performance improves the quality of energy management resulting in significant cost savings. 8 to 10% less investment costs and 3% less energy costs Based on research the UK BIM Task Group states that using BIM can save 8 to 10% on investments and another 3% can be saved on energy costs by allowing more up to date asset management. Barry Varcoe, global head of CRE&FM of Zürich Insurance, estimates that by using BIM an efficiency improvement of 63% is possible during the M&O-phase. He particularly refers to improved management opportunities aimed at matching the design with the daily needs of users of the built environment and services. Below figure (source BuildingSMART) shows the basic elements needed for matching. UK BIM Industry Working Group, Cabinet Office, Strategy Paper March 2011 ( The benefits of supply-chain integration in the construction sector are largely understood in terms of performance improvement, greater project certainty and reduced risk. One of the key-factors in achieving successful integration is the accuracy, effective flow and intelligent use of information which BIM(M) by requiring interoperability of information will encourage, although this is difficult to measure with precision. A major value of BIM(M) will be in the post-construction phase through the on-going management of assets for optimum value in space utilization, running costs and energy/carbon reduction. BIMM enables design and configuration options to be quickly and cheaply interrogated against performance requirements in order to reduce cost and increase the certainty of project outcomes. This is likely to increase important, if not critical, as a design tool in relation to the energy efficiency requirements being placed on buildings. Arnhem, The Netherlands, March 2014 (page 4)
5 Conclusion As a result of real-time interoperability and native bi-directional integration of data from design, construction, operations and use of the built environment and facility services, a technical BIM can be transformed to a social BIMM and ibim. Both will deliver significant benefits for all parties involved during all lifecycle phases, but especially to the operators and users of the building. Main benefits are: - Improved ROI and performances, less risks and higher certainty on project results - Earlier, more focused and qualitatively improved influence on productivity, engagement, costs and profits - Faster and more reliable decision making possible at all stages (DBFMO and use) - High savings in both time and costs for all parties involved. Investing in a BIM for FM solution like ARCHIBUS with a 64% ROI and payback period of 1.56 years will make it easy to agree on a business case. The below graphic shows the results(dotted lines) when integrating the essence of this whitepaper with the MacLeamy curve.
