2 Objectives In this module you learn about: Risk factors associated with inadequate action or documentation of mold and associated damages How to report mold intrusion Bid expectations as it pertains to mold treatment and remediation

3 Mold growth requires moisture and food, without moisture the mold will not continue to grow stop the leak, dry it up, tear out the affected areas, treat it, aerate the area. It is extremely important to report mold if found at a property, along with any other damages that may be present. Chargebacks may occur if a Vendor does not report the presence of mold. Every single time you go to a property, the presence of mold should be notated on the Bid/Completion page, along with a bid to treat/remediate the mold. This will ensure that no chargebacks are given to Vendors.

4 Reporting an accurate occupancy status, the status of the utilities, the presence and source of mold, and bid options to treat or remediate as applicable are imperative for each asset serviced. Any presence of mold is expected to be documented in PPW by uploading a Damage Report to the Photo/File Uploads page. Damage reports can be found by looking in the Forms & Docs and by searching in the correct client folder. Fill out the appropriate damage report and submit. Failure to do so may result in chargeback. Along with filling out a damage report, ALWAYS bid to get rid of the mold and the source if applicable. Give the Clients options on how to treat or remediate the mold. For instance, if there is mold present, bid to clean the mold with bleach, bid to treat with Kilz, bid to install a dehumidifier, bid to transfer the electric if not on (for the dehumidifier), and bid to fix the source of the mold (maybe the sump pump needs replaced because the basement keeps flooding). Bid all of these options on separate line items with separate prices so the Client can pick and choose what they would like completed. Remember, the Clients usually approve bids that are placed at competitive prices and include a sufficient amount of detail.

5 Mold Treatment Bid 1. Mold Source: This line item of the bid provides information on the cause of the mold issue and how it will be fixed. Bids that do not provide a solution to the issue will not be accepted and will be sent back as a follow-up. 2. Treatment: This line item of the bid provides information on the steps taken to treat the affected areas. Mold Remediation Bid 1. Mold Source: This line item of the bid provides information on the cause of the mold issue and how if will be fixed. 2. Demo: This line item of the bid provides information on how the mold in the affected area will be removed. Open and remove only the walls, ceilings, and floors absolutely necessary to aerate and treat the affected area(s). List the exact square footage of affected area, material type, and how the contaminated materials will be handled, removed, and disposed of. 3. Treatment: This section of the bid will provide detailed steps on how the affected areas will be treated once the source of the moisture has been repaired. 4. Rehab: This section of the bid will provide detailed steps on how the affected areas will be rehabilitated once the demo and treatments stages have been completed.

6 Source Include the repair or a bid to isolate the repair of the mold source in all bids submitted. To complete an effective bid: Locate all sources of mold-causing water intrusion such as flooding, foundation leaks, plumbing leaks, etc List item(s) causing moisture and provide a detailed bid to repair those items. Include materials, dimensions, and items to be repaired Bid to dry and aerate the asset as needed Bid for the installation and weekly maintenance (if applicable) of a dehumidifier If the electricity is off, activate for the allowable. If no allowable, provide a bid to transfer the electricity and include the electric company name, address, and phone number

7 Bid to remove all affected porous surfaces when applicable. Bid to remove all wet carpeting, wet ceiling tiles, damaged wood, damaged articles, affected wall and ceiling board, and any other affected materials. Mold needs moisture to grow. If wet items are left especially in contained environments mold will persist. When bidding to demo, list the exact square footage of the affected area, material type, and how the contaminated material will be handled and disposed.

8 Key elements to consider in a bid for Mold Treatment Size and severity of affected area and method of treatment: Example: Remove mold off of hard surfaces with an EPA registered premixed disinfectant and dry completely Application of an antimicrobial or mold resistant coating to the treated surfaces such as Kilz

9 Key elements to consider in Mold Remediation Adequate detail should be provided to supplement bid clarity, justify cost, and document proper handling by including the following in a submitted bid: Bid to address the source of the mold The dimensions of the area(s) to be remediated All cleanup procedures and products to be used including any disposal fees Specific testing methods Specific containment methods Specific treatment methods Specific amount of time it will take to complete the remediation work Bid to open walls, ceilings, and floors as necessary to aerate and treat List any required permit fees

10 Key elements to consider in Rehabilitation Submit a bid to rehabilitate the areas after material removal or demolition and treatment. Include specific line items addressing each step in the process. Include rough materials used Include finish materials and work Include time to complete Include permit fees as necessary

11 Vendor s safety is a number one priority. Always be sure to take proper precaution when treating mold. Wear gloves, face masks, and other protective gear to protect you from the mold. Refer to the Forms & Docs section which has some helpful resources on treating/remediating mold.
