8 Solutions Building Control It is a legal requirement to comply with the Building Regulations for most types of building work and to submit an application to Building Control. As an Approved Inspector, MLM provide Building Control as a proactive and supportive service. Combining Building Control with the wider range of compliance consultancy services provides a one stop approach to regulatory compliance and risk management. Land Use and Ecology - BREEAM Support Environmental performance is at the heart of many building projects. Challenging BREEAM targets are often required by clients and the way that Ecology and Contaminated Land contribute to the environmental performance can be crucial. MLM provide Ecology assessments and contamination validation to satisfy BREEAM and planning requirements. 9 Solutions Delivering Sustainable Solutions Sustainability encompasses a broad range of issues in the development process. There is an increasing requirement from building users, regulators and investors for sustainability to be considered in every aspect of development. We embed sustainability within all our projects, using innovative design, favouring efficient materials, reducing waste and minimising impact on the surrounding environment. We also provide a wide variety of specific sustainability services designed to help our clients meet and exceed their obligations: BREEAM, DREAM, LEED Code for Sustainable Homes Energy Assessments, inc. SBEM and SAP Renewable Energy Assessments Sustainability Appraisals Plant Inspections Health and Safety Services The Construction (Design and Management) Regulations require the client to appoint a CDM Coordinator for most construction projects. There is also a duty to ensure adequate plans, systems and training are in place to ensure a safe workplace. 10 Solutions Asbestos Management Large amounts of asbestos containing materials were used in new and refurbished buildings until as recently as The Control of Asbestos Regulations 2006 place specific responsibilities on the Duty Holder for managing the risk from Asbestos in non-domestic premises. MLM Environmental can help clients manage the risks with: Management and Refurbishment/Demolition Asbestos Surveys undertaken in accordance with recent HSE Guidance, HSG 264. Asbestos Consultancy and management services: Asbestos Management plans Production and maintenance of asbestos register Project/Site Management during asbestos removal and remediation Training in asbestos awareness and management Site Waste Management Plans Since April 2008, for construction schemes over 300k in value it is a criminal offence not to have a site waste management plan in place. Construction schemes include fit out, conversion, repair and demolition. MLM can prepare the pre construction plan and develop it for contractors at construction stage. This will identify the type and amount of waste to be produced and the method of disposal or re-use, to ensure compliance with the Regulations and effective management of waste in accordance with the duty of care imposed by the Environmental Protection Act.

11 Solutions Land Contamination Land contamination assessment involves identifying risks and liabilities associated with historic or more recent land and buildings contamination. Contamination has implications for planning, funding, health and safety and its identification and assessment is required to meet various regulatory and procedural requirements including: Planning Applications Building Regulations Due Diligence in property transactions Historical Contamination and The Environmental Protection Act 1990 MLM provide expert advice, consultancy, investigation and assessment to meet regulatory, financial and insurance requirements and to assist clients with design and validation of cost effective remediation solutions. Fire Risk Assessments The Regulatory Reform (Fire Safety) Order 2005 places a duty on the responsible person to ensure the premises they control have adequate measures in place to ensure people in the building are adequately protected from the risk of fire. MLM undertake fire risk assessments at pre and post construction stage and prepare fire safety management strategies for occupied buildings. This support is designed to help the client discharge his obligations by identifying hazards and recommending ways in which the risk of these occurring can be minimised.

12 Solutions Environmental Due Diligence A critical part of any property transaction is the assessment and management of environmental risk. In order to understand their exposure to legal and third-party liabilities, owners, operators, lenders and investors typically require this information as standard before committing to a property transaction. MLM s specialist transaction experience is supported by technical expertise across contaminated land, environmental legal compliance, asbestos, flood risk, ecology and building energy efficiency, all of which feed directly into our due diligence capability. This allows us to effectively collate and interpret the available environmental information and provide clear, concise reports that support the deal in-hand. 13 Solutions Acoustic and Air Testing Services Part E of the Building Regulations has tough new standards for acoustic compliance for new dwellings and residential units, such as hotels and student accommodation which requires validation upon building completion. MLM provides early investigative sound insulation testing during construction to identify early corrective action and post completion testing for compliance with the regulations. Part L of the Building Regulations requires that with few exceptions air leakage tests are undertaken on completed buildings. The air leakage test is used to calculate an air permeability rating which assists in identifying levels of uncontrolled air through the building fabric. MLM provides a range of services from design reviews and advice to testing and certification through to full diagnostics and identification of remedial works to achieve compliance. Noise The Control of Noise at Work Regulations 2005 places obligations on operational and background workplace noise. There are occupational noise limits set out in these regulations.
