Demand is Strong The latest Buyer Traffic Report from the National Association of Realtors shows that buyer demand remains very strong throughout the vast majority of the country. Recent research posted by the Economists Outlook Blog revealed: The median selling price for all FSBO homes was $210,000 last year. When the buyer knew the seller in FSBO sales, the number sinks to the median selling price of $151,900. However, homes that were sold with the assistance of an agent had a median selling price of $249,000 nearly $40,000 more for the typical home sale. 13 5 REASONS YOU SHOULDN T FOR SALE BY OWNER (FSBO) In today s market, with home prices rising and a lack of inventory, some homeowners may consider trying to sell their home on their own, known in the industry as a For Sale by Owner (FSBO). There are several reasons this might not be a good idea for the vast majority of sellers. Here are five reasons: 1. There Are Too Many People to Negotiate With Here is a list of some of the people with whom you must be prepared to negotiate if you decide to For Sale By Owner: The buyer who wants the best deal possible The buyer s agent who solely represents the best interest of the buyer The buyer s attorney (in some parts of the country) The home inspection companies, which work for the buyer and will almost always find some problems with the house The appraiser if there is a question of value 2. Exposure to Prospective Purchasers Recent studies have shown that 88% of buyers search online for a home. That is in comparison to only 21% looking at print newspaper ads. Most real estate agents have an internet strategy to promote the sale of your home. Do you? 3. Results Come from the Internet Where do buyers find the home they actually purchased? 44% on the internet 9% from a yard sign 33% from a Real Estate Agent 1% from newspapers The days of selling your house by just putting up a sign and putting it in the paper are long gone. 14 4. FSBOing has Become More and More Difficult The paperwork involved in selling and buying a home has increased dramatically as industry disclosures and regulations have become mandatory. This is one of the reasons that the percentage of people FSBOing has dropped from 19% to 8% over the last 20+ years. 5. You Net More Money when Using an Agent Many homeowners believe that they will save the real estate commission by selling on their own. Realize that the main reason buyers look at FSBOs is because they also believe they can save the real estate agent s commission. The seller and buyer can t both save the commission. Studies have shown that the typical house sold by the homeowner sells for $210,000, while the typical house sold by an agent sells for $249,000. This doesn t mean that an agent can get $39,000 more for your home as studies have shown that people are more likely to FSBO in markets with lower price points. However, it does show that selling on your own might not make sense. Bottom Line Before you decide to take on the challenges of selling your house on your own, sit with a real estate professional in your marketplace and see what they have to offer. 15 HOME EQUITY: YOU MAY HAVE MORE THAN YOU THINK CoreLogic recently released their latest Equity Report which revealed that 759,000 properties had regained equity in the last quarter. That means that 91% of all mortgaged properties (approximately 45.9 million) are now in a positive equity position. Anand Nallathambi, President and CEO of CoreLogic, reported: For much of the country, the negative equity epidemic is lifting. The biggest reason for this improvement has been the relentless rise in home prices over the past three years which reflects increasing money flows into housing and a lack of housing stock in many markets. Obviously, this is great news for the financial situation of many homeowners. But do they realize their equity position has changed? A recent study by Fannie Mae suggests that many homeowners are unaware that their equity position has changed in some cases dramatically. For example, their study showed that 23% of Americans still believe their home is in a negative equity position when, in actuality, only 9% of homes are in that position. The study also revealed that though 69% of homes had significant equity (greater than 20%), only 37% of Americans realize it. This means that 32% of Americans with a mortgage fail to realize the opportune situation they are in. With a sizeable equity position, many homeowners could easily move into a housing situation that better meets their current needs (moving to a larger home or downsizing). Significant Equity (>20%) 37% 69% Fannie Mae spoke out on this issue in their report: % who believe they have > than 20% equity % who actually have > than 20% equity Homeowners who underestimate their homes values not only underestimate their home equity, they also likely underestimate 1) how large a down payment they could make with their home equity, 2) their chances of qualifying for mortgages, and, therefore, 3) their opportunities for selling their current homes and for buying different homes. Bottom Line Every homeowner should be aware of the true equity in their house and also realize the opportunities that go along with it. 16 BABY BOOMERS FINDING FREEDOM IN RETIREMENT Within the next five years, Baby Boomers are projected to have the largest household growth of any other generation during that same time period, according to the Joint Center for Housing Studies of Harvard. Let s take a look at why In a recent Merrill Lynch study, Home in Retirement: More Freedom, New Choices they surveyed nearly 6,000 adults ages 21 and older about housing. Crossing the Freedom Threshold Throughout our lives, there are often responsibilities that dictate where we live. Whether being in the best school district for our children, being close to our jobs, or some other factor is preventing a move, the study found that there is a substantial shift that takes place at age 61. The study refers to this change as Crossing the Freedom Threshold - when where you live is no longer determined by responsibilities, but rather a freedom to live wherever you like. 17 As one participant in the study stated: In retirement, you have the chance to live anywhere you want. Or you can just stay where you are. There hasn t been another time in life when we ve had that kind of freedom. On the Move According to the study, an estimated 4.2 million retirees moved into a new home last year alone. Two-thirds of retirees say that they are likely to move at least once during retirement. The top reason to relocate cited was wanting to be closer to family at 29%, a close second was wanting to reduce home expenses. See the chart below for the top 6 reasons broken down. Not Every Baby Boomer Downsizes There is a common misconception that as retirees find themselves with fewer children at home, they will instantly desire a smaller home to maintain. While that may be the case for half of those surveyed, the study found that three in ten decide to actually up size to a larger home. Some choose to buy a home in a desirable destination with extra space for large family vacations, reunions, extended visits, or to allow other family members to move in with them. Retirees often find their homes become places for family to come together and reconnect, particularly during holidays or summer vacations. 18 WHERE ARE MORTGAGE INTEREST RATES HEADED? The interest rate you pay on your home mortgage has a direct impact on your monthly payment. The higher the rate the greater the payment will be. That is why it is important to look at where rates are headed when deciding to buy now or wait until next year. Below is a chart created using Freddie Mac s 2015 U.S. Economic & Housing Market Outlook. As you can see, interest rates are projected to increase steadily over the course of the next year. How Will This Impact Your Mortgage Payment? Depending on the amount of the loan that you secure, a half of a percent (.5%) increase in interest rate can increase your monthly mortgage payment significantly. Waiting to secure the home of your dreams may mean having to tighten the budget, or sacrificing on luxuries that may be taken for granted today. The experts predict that home prices will appreciate by 5.2% over the next twelve months. If both predictions become reality, families would wind up paying considerably more for their home. 19 HOW WILL MORTGAGE RATE HIKES IMPACT HOME SALES? When mortgage interest rates begin to climb, experts immediately begin to discuss home affordability indexes. They calculate how an increase in rates will slow home purchases as more and more potential buyers are priced out of the market. Today, with home prices also increasing, many believe that home sales may slow down rather dramatically. This may prove to be true in the long term. However, in the short term, increasing mortgage rates may have the opposite effect. Many buyers who have been sitting on the fence may realize that delaying their purchase no longer makes sense. In a recent CNBC article, Matt Weaver of Florida-based PMAC Lending explained the impact an increase in rates will have: These increases really help the home-buying market. It really gets buyers to really understand that wait a minute, rates are at an all-time low, let s react now, let s react before they go higher. As an example, we can look to 2013 when interest rates spiked up by a full percentage point over a two month period. The result is that many buyers rushed to the market on the fear that rates would continue to climb. It didn t necessarily increase the number of sales that year dramatically. However, it did seem to move some sales up in the year as evidenced by the chart below: We can see that the sales cycle did not follow a more normal cycle (2014) with more sales being pushed into July and August and slightly less sales in September and August. Bottom Line If you are waiting to put your house on the market, think twice. Now may be the perfect time to sell as buyer competition will continue to heat up as more purchasers jump into the market. 20 TWO THINGS YOU DON T NEED TO HEAR FROM YOUR LISTING AGENT You ve decided to sell your house. You begin to interview potential real estate agents to help you through the process. You need someone you trust enough to: Set the market value on possibly the largest asset your family owns (your home) Set the time schedule for the successful liquidation of that asset Set the fee for the services required to liquidate that asset An agent must be concerned first and foremost about you and your family in order to garner that degree of trust. Make sure this is the case. Be careful if the agent you are interviewing begins the interview by: Bragging about their success Bragging about their company s success An agent s success and the success of their company can be important considerations when deciding on the right real estate professional to represent you in the sale of the house. However, you first need to know they care about what you need and what you expect from the sale. If the agent is not interested in first establishing your needs, how successful they may seem is much less important. Look for someone with the heart of a teacher who comes in prepared well enough to explain the current real estate market and patient enough to take the time to show how it may impact the sale of your home. Real estate agents are trained and experienced negotiators. In most cases, the seller is not. The seller must realize their ability to negotiate will determine whether they get the best deal for themselves and their family. 22 FANNIE MAE AGREES: HIRE A PRO TO SELL YOUR HOUSE Do you really need an agent to sell your house in today s market? Here s what Fannie Mae suggests to sellers on the Know Your Options section of their website: Select how you ll market and list the home (e.g., with a real estate agent or for sale by owner). There are pros and cons to each, but unless you are experienced at selling homes, it usually makes financial sense to get professional help homes sold by agents typically sell at a higher price and spend less time on the market. An agent will also help you determine the best pricing for the house, they ll market the home, and they ll be your advocate throughout the process.
