Terry Kunst, Membership Director Just Three Things I am not a golfer but I ve heard that there are only three things to remember about playing the game of golf Keep your head down, Keep your head down and Keep your head down. Seems pretty simple but hard to do. Over the past couple of weeks Bruce Frost has done a tremendous job of helping members and non-members get the Continuing Education hours they need to keep their licenses and Bruce, Carmi and I have done our best to thank current members and to challenge non members to become members. Why you ask? Just Three Things, Advocacy, Advocacy and Advocacy. Our builders have enough on their plate to keep current on their CE classes, keep up with MIOSHA, bid jobs, do the work and collect their money. When do they have the time to go to Lansing, Washington DC or even to their local municipalities to present the case for affordable housing? Some will do this but most cannot or will not and therefore the reason to belong to the local, state and national builders association. As we mentioned in the recent CE classes on membership, everything is political and If you are not at the table you are on the menu and it cost money (a portion of your dues dollars)to have a seat at the table. You need someone to Advocate, Advocate and Advocate on your behalf and the Home Builders Association is there for you in so many other ways as well. You only have to look at what the National Rifle Association was recently able to do to prevent new gun laws from going into effect and how did they put a stop to this? They through their membership had someone at the table to Advocate, Advocate, Advocate for the Second Amendment and the rights of lawful gun owners across the nation. If you are currently a member please stay committed to the source of your livelihood and if you are not please help you and your industry become stronger. 1

How to Help Oklahoma Tornado Victims The thoughts of the entire NAHB federation are with the victims of the Oklahoma tornados of May 19 and 20. NAHB immediately reached out to Executive Officers in the state to ensure everyone was safe and to offer support. Many NAHB members have asked how they can help the victims. Here is the information on donations provided by the Central Oklahoma Home Builders Association (COHBA) and the Home Builders Association of Greater Tulsa, who are coordinating assistance efforts on behalf of the home building community: The COHBA charitable foundation is accepting gifts of money. Checks can be made to Oklahoma Home Builders Foundation and mailed to P.O. Box 14005, Oklahoma City, OK COHBA and the HBA of Greater Tulsa are also coordinating efforts to collect food, water and clothes, as well as shovels, rakes, gloves, dust masks, buckets, tote bags and items to help families sift through the rubble of what used to be their homes to find cherished items. 5 Nourish the Roots of Your Investment Strategy With Financial Advisor, Mark Cashen Edward Jones On Arbor Day, people celebrated across the country by planting trees. Of course, trees provide us with many benefits, including beauty, fruit and oxygen, as well as protection against land erosion. But the act of planting and nurturing trees can also guide our behavior in other areas of life such as investing. First of all, consider the vision and patience exhibited by tree growers when they plant their saplings. As an investor, you, too, need this type of perseverance and long-term outlook. When you invest, you should be focused on the long term yet be prepared for the inevitable shortterm market downturns. How long is long term? Many investors hold quality investments for decades. It s a long process, but the potential growth you seek will need this time. What else can you, as an investor, learn from tree planters? For one thing, be aware of how they keep their orchards healthy. By providing proper irrigation and disease-prevention measures, they help their trees stay on the long path toward maturity. Similarly, you need to nurture your investment portfolio by continually providing it with the financial resources it needs to stay healthy. During periods of market volatility, it can be tempting to take a time out from investing but if you do, you ll miss out on the potential growth opportunities that may follow. Since no one can really predict the beginnings and endings of either up or down markets, you re better off by staying invested. Also, just as horticulturalists take steps to keep their trees from being subject to disease, you can keep your portfolio in good shape by periodically pruning it of investments that no longer meet your needs. Here s something else that tree planters can teach us: diversification. Consider an orchard that contains several different fruit trees; its commercial benefits may be greater than a comparable orchard that only grows apples. Plus, the presence of a variety of trees can prove beneficial if disease strikes one type. In some areas of the country, for example, Dutch Elm Disease wiped out thousands of trees, leaving entire streets treeless. If some other species had also been planted, these streets would still have had the benefits provided by mature trees, even if the elms were gone. As an investor, you don t want to own just one type of financial asset, such as growth stocks, because if a downturn hits this segment, your entire portfolio could take a big hit. A better strategy would be to populate your financial orchard with a variety of investments such as stocks, bonds and government securities that are suitable for your situation. (Keep in mind, though, that while diversification can help reduce the effects of volatility, it can t guarantee a profit or protect against loss.) As an investor, you can learn some lessons from Arbor Day that could prove tree-mendously helpful to you as you chart your course for the future and you won t even have to go out on a limb to put these strategies in place. Pleasant, MI (989) Tom Garner On December 20, 2012, the Governor signed a bill into law that will phase-out the Michigan personal property tax. This is part of an effort by the administration to make the State a more attractive destination for businesses to invest and grow. Starting in 2014, industrial and commercial personal property owned within a city or township that is under $40,000 will be entirely tax exempt. Any personal property purchased after 2012 or before 2006 will be 100% exempt beginning in Any personal property purchased from 2006 to 2012 will be tax exempt once the property is 10 years old. For example, equipment purchased in 2006 will become tax exempt in For each year that assets become newly eligible for tax exemption, an exemption claim will be filed for the asset. The bill includes two ways in which municipalities will recoup the loss in revenue from the repeal of personal property taxes. Beginning in 2016, local governments will be allowed to levy special assessments on all industrial and commercial real property. However, this assessment will be limited to 100% of the personal property tax that would have been collected for the local government. Local governments may also be able to recoup losses in revenue through Michigan s use tax revenue. However, this reallocation of Michigan use tax will require a statewide vote in August of The entire bill will be contingent on voters accepting this portion of the personal property tax. Although the vote is over a year away and the results uncertain, the passing of this bill should be exciting to all Michigan businesses currently paying industrial and commercial property taxes. 304 E. 10 Halfway to the 2015 Codes...Timely Guidance with Lee Schwartz After roughly 139 hours of hearings in each of two tracks spread over nine days, the ICC Code Development Hearings for the 2015 International Residential Code (including structural, energy, mechanical and plumbing), International Existing Building Code, International Property Maintenance Code, International Fire Code, International Wildland-Urban Interface Code, International Swimming Pool and Spa Code and the ICC s Administrative Code are over. Now we get to do it all over again for another nine days this October in Atlantic City, New Jersey. How did we do? Well, it s going to take a bit of time to go over the results of all 2,100+ codes changes that were considered in Dallas, particularly since many dealt with the same sections of the codes. My non-scientific seat-of-the-pants analysis is we did very well, with no major losses and a number of major wins. Much of the credit for this goes to the members of the NAHB s Construction Codes and Standards Committee and especially to the staff of C, C & S: Neil Burning, Craig Drumheller, Steve Orlowski, Don Surrena, Gary Erlich and Dan Buuck. Unless you ve been on one of the NAHB s Program Oversight Groups (POGs) or been in attendance at one of these hearings it s hard to comprehend just how much work goes into just getting ready for the meeting (as an example, analyzing and taking a position on every one of the 2,100+ proposed changes) let alone working the meeting itself. We couldn t achieve what we do with codes in Michigan without the help we get from these guys. 11 A Message from the Women s Council... Each year the HBA awards Building Industry Student Scholarships to graduating seniors entering an education venue in the building industry. We also award Builder Member Scholarships to a member, their child or employee that is graduating and entering an education veue in pursuit of any interest. We received several scholarship applications and we are pleased to announce that we were able to give four scholarships and the recipients were: Building Industry Scholarship: Congratulations to Dakota Jarman graduating from Mt. Pleasant High School. Dakota plans to attend Michigan Tech to pursue a degree in Mechanical Engineering. Congratulations to Aaron Richard graduating from Chippewa Hills High School. Aaron plans to attend Michigan Tech to pursue a degree in Mechanical Engineering. Builder Member Scholarship: Congratulations to Jon Rau graduating from Beal City High School. Jon plans to attend University of Michigans Ross School of Business to pursue a degree in Finance. Congratulations to Olivia Rau from Beal City High School. Olivia plans to atend University of Michigan to pursue a degree in International Studies. Also we recently delivered 1,200 trees to the 3rd graders in Clare, Isabella and Gratiot Counties in honor of Arbor Day and I would like to send out a special thanks to Dick Wood and Mark Greenwald for purchasing the trees. A HUGE thanks to everyone that came out to help with the project in just a few short hours we had them all sorted and boxed up and the mess cleaned up as well! I would also like to thank Bud and Louise Percha from Percha Paint for the pizza they supplied and to Konwinski Construction for allowing us the use of their shop to complete the packaging. In the past, employee responsibilities were somewhat limited but still defined in MIOSHA part 1 general rules. This section (Part 1) has been amended, as of March 14th 2013 and greatly reduced the employee responsibilities while still holding employers responsible for the employee s actions. Employers may therefore want to consider having employees read and sign some type of agreement to work safe. I cannot give legal advice, but offer the following as sample input to such an agreement. It may help in a citation appeal based on isolated case of employee misconduct. Again, I am not offering this as legal advice. Company letterhead MY SAFETY COMMITMENT 1.
