Now follows the process of deciding where to live in the Denver area during your time here and whether you re going to rent or purchase a home. Knowing the residency program, I'm familiar with all the considerations that go into such a move. The most important factor to residents is neighborhood atmosphere and the close proximity to hospitals. Almost 90% of residents live in Denver while the majority of the remaining 10% of residents live in Aurora. While in Denver 60% of residents rent and 40% of the residents buy. If you re looking to buy, it definitely makes sense to be in the immediate Denver area considering property values, the time frame of residency, and the demanding schedule that you will have. Additional time commuting is definitely something you will want to avoid. The zip codes below are the trendier neighborhoods in Denver so they tend to be more insulated when it comes to property values. The core zip codes below have generally maintained their value and have appreciated because of their desirability. If there is any consideration renting out your property at the end of your residency, the areas below are desirable for rentals as well. Please see for details. In addition, you can reduce your taxable income by deducting the mortgage interest, putting your money towards a home rather than paying more in income taxes. There are definitely positives and negatives to renting. Renting provides you with a place to live, yet your money won t be working for you towards growing equity and appreciation like when it comes to owning real estate. 9 Stapleton Close-up Stapleton Stapleton is the located on the site of Denver s old airport and is home to Denver s newest new home construction site. Residents enjoy the closeness to the city of Denver when it comes to commuting, yet having the size and spaciousness of new home construction. There are numerous parks and paths throughout Stapleton that allow for easy walkability within the Stapleton community. There are various big box stores, office parks, shops, and restaurants. There is a various mix of home styles in this neighborhood including townhomes, row homes, single family homes, and condos. Condos start at $200,000 and single family homes range from $300,000 to $1 million. The current average price is $494,000 and the median sales price $455,000.

10 Lowry Close-up Lowry Lowry is built upon an old Air Force base and is full of mixed-use development including, commercial, residential, and office space. Lowry is located between Alameda & 11th, and Monaco Parkway & Yosemite. Lowry has single family homes, condos, lofts, and patio homes. Single family homes sell for between $375,000 and $1,000,000, Condos sell for between $200,000 and $300,000, and there are high end homes wich range from $700,000 to $1.5 million. Currently the average sale price is $319,000 and the median sales price is $229,000. Lowry is the quiet suburbs yet within easy reach of Downtown Denver. There is an air museum at Lowry, an ice rink, and various shops and restaurants.

11 North & South Park Hill Close-up North Park Hill North Park Hill is located just east of City Park. City park has a golf course, museum, zoo, and planetarium. North Park Hill is a residential area and residents have easy access to I-70 via Quebec or Colorado, and an easy drive to downtown. Most homes are single family houses. Prices of North Park Hill homes range from $200,000 to the $900,000s and become more expensive as you drive to the Southern section of North Park Hill. The current average sales price is $216,000 and the current median sales price is $177,000. North Park Hill is located just west of the Stapleton area. Stapleton has is a new home construction development, that has mixed use services such as, restaurants, shopping, movie theaters, grocery stores, and various large national chains. North Park Hill has easy access to these services. South Park Hill South Park Hill is between 23rd Avenue, Quebec, Colfax, and Colorado. Real estate in South Park Hill has many different styles of homes, bungalows, brick homes, mansions. South Park Hill real estate is very popular for a short commute to downtown

12 offices via the 17th Avenue Parkway. The area is largely single family homes. The neighborhood is also beginning to see some scrapes and new homes being built on these lots. Homes in South Park Hill sell for between $300,000 to $1,500,000. The current average sales price is $369,000 and the current median sales price is $314,000. South Park Hill is just to the east of the Museum of Nature and Science, the Denver Zoo, and City Park. This area is predominantly residential with various shops and restaurants towards Colfax on the Southern Side of South Park Hill. City Park, Congress Park, & Cheesman Park City Park The City Park real estate market includes the area between 23rd, Colfax, Colorado, and York.. There are many new condominium and townhome projects in the area. City Park home prices range from $100,000 to $600,000 City Park is named for Denver's 320- acre park. There is a big push from the city of Denver to revitalize all of Colfax moving east. Colfax has many different, ethnic restaurants, bars, shops, book stores, small concert halls, and theatres. The historic and longtime Denver book store, Tattered Cover relocated to this section of Colfax. Congress Park The Congress Park real estate market is bordered on the East by Colorado Boulevard, the North by Colfax, the West by York, and the South by 6th Avenue and Cherry Creek. Congress Park home styles Denver squares, Victorians, brick bungalows, and various other styles of single family homes. Congress Park home prices range between the low $100,000's to $900,000. The current average sales price is $308,000 and the current median sales price is $350,000. A large park with botanical gardens, open spaces, and a large city of Denver public swimming pool sit at the heart of Congress Park. There are concerts here in the summer. Along Colfax and 12th Ave there are many restaurants as well as the Tattered Cover Book store which sits between City Park and Congress Park Area on Colfax St. This area has easy access to Downtown Denver, Cherry Creek Shopping Center, medical centers, and recreation facilities. Cheesman Park Cheesman Park is a neighborhood between northbound Josephine and Corona, Colfax, and 8th Avenue. The Cheesman Park Neighborhood is very residential and most single family homes range from $400,000 and up. The current average sales price is $327,000 and the current median sales price is $225,000. There are many different home styles in this area, including high-rise condominiums and townhomes that border the park's north and east sides.

14 Capitol Hill & Alamo Placita (Speer) Capitol Hill The Capitol Hill Neighborhood is located south of Colfax, Broadway, 6th Avenue and Downing. The Capitol Hill Neighborhood is to the east of the Colorado State Capitol building with it s gold dome. Capitol Hill is a mix of mansions, apartments, and condos. Capitol Hill home prices can range from $100,000 to $600,000. Older Capitol Hill home can sell for $1,000,000 or more. The current average sales price is $465,000 and the current median sales price is $187,000. Capitol Hill attracts people who prefer walking over driving. Capitol Hill residents are easily able to walk to many nearby restaurants, shops, the Denver Art Museum, the Colorado History Museum, and many different downtown Denver work locations. Alamo Placita (Speer) The Alamo Placita Neighborhood has many single family historic homes, with bungalows, some new condo development, townhomes dispersed throughout the

15 neighborhood as well. This neighborhood is close to the Cherry Creek bike path which you can take you throughout all of Denver and surrounding areas. In addition to traditional single family homes, multi-family homes were built here as well. Alamo Placita homes range from $350,000 to $700,000. Alamo Placita condominiums begin at an affordable $200,000. Cherry Creek Close-Up Cherry Creek In Cherry Creek there are a variety of homes, clean well-kept neighborhoods, a wide variety of shops, and restaurants. There are open space trails along Cherry Creek, coffee shops, art boutiques, pubs, cultural restaurants, yoga studios, and various other shops. There are various festivals and activities in Cherry Creek, such as Cherry Creek Arts Festival, The Taste of Cherry Creek, The Cherry Creek Sneak, and the weekly Farmer s Market. Most Cherry Creek properties range between $400,000 and $1,500,000. The current average sales price is $537,000 and the current median sales price $390,000. Cherry Creek North properties consist of condominiums, single family homes, which

16 include Denver Squares, Bungalows, and duplexes. South of 1st Avenue, between 1st Avenue and Cherry Creek Drive North, is the Cherry Creek South real estate market. This area is slightly more residential than its counterpart to the north. Cherry Creek South real estate consists predominately of condos, row homes and townhomes Byers (Speer), Washington Park & Washington Park West Byers (Speer) Byers Neighborhood is bordered by Speer to the North, Alameda to the South, and Downing to the East and Broadway to the West. The Byers Neighborhood consists of apartment complexes, duplexes, and single-family homes. Washington Park is a close walk. Byers home prices tend to extend up to $400,000. Washington Park & Washington Park West This area is between Alameda, Buchtel, University, and Downing, and is known as Wash Park to locals. Washington Park is 161 acres of open space and ponds. Homes for sale in Washington Park include duplexes, bungalows, and new houses. The

17 bungalows and larger homes are between $400,000 and $1.5 million. The current average sales price in Wash Park is $603,000 and the current median sales price is $520,000. Washington Park West is of course the neighborhood just west of Wash Park. The general area of this neighborhood is Downing, Broadway, Alameda and I-25. Wash Park West has good access to I-25 and the Alameda and Louisiana light rail stations. There are condos, duplexes, single family homes, bungalows, new construction, and apartments in the Wash Park West area. The current average sales price in Wash Park West is $369,000 and the current median sales price is $337,000. Highlands, West Highlands, Berkeley Highland & West Highland Highland is located between 38th Avenue, Speer, Federal Boulevard, and the Platte River. There is a large mix of residential and retail mixed-use properties in the neighborhood. Highland has condos, row homes, and bungalows. Homes for sale in Highland are priced primarily between the $250,000 and $500,000. At 32 nd and Lowell

18 there are a wide array of pubs, restaurants, and eateries to choose from. There are numerous sporting venues close to this neighborhood including the baseball stadium known as Coors Field where the Rockies play, the basketball/hockey stadium at the Pepsi Center, where the Denver Nuggets and Colorado Avalanche play, and Invesco Field, where the Denver Broncos play. West Highland is close to downtown Denver between 38th Avenue, 29th Avenue, Federal Boulevard and Sheridan. Highland is bordered by the neighborhoods of Berkeley to the North and Sloan Lake to the South. West Highland has many different home styles including bungalows and Victorians. Homes in West Highland can range from $200,000 to $600,000. There are numerous scrapes and construction projects going on in Highland and West Highland. The current average sales price in Highland is $373,000 and the current median sales price is $325,000. The current average sales price in West Highlands is $340,000 and the current median sales price is $337,000. Home styles being built are condos, townhomes and single family homes. There is a shopping district in West Highland at 32nd and Lowell. Throughout Highland and West Highland there are eclectic restaurants, bookstores, theaters, and shops hidden away in various residential neighborhoods. Berkeley The Berkeley neighborhood is between I-70, 38 th Ave, Sheridan and Federal. Berkeley is growing very quick with allot of new development, scrapes, yet it still has a quality mix of historic properties. Tennyson street has a wide variety of pubs, restaurants, and shops, including Sunflower Market and 24 Hour Fitness. There are numerous parks, including Berkeley Lake Park in the area. There are a wide variety of single family homes and duplexes in this neighborhood, yet there is still a good mix of historic homes such as Denver Squares, Bungalows, and ranches. Prices for Berkeley homes range from just $200,000 to $500,000. The current average sales price is $258,000 and the current median sales price is $232,000.

19 Sloan Lake Sloan Lake Sloan Lake is between West 29th Avenue, 17th Avenue, Federal, and Sheridan. At 32 nd and Lowell, there are various restaurants, pubs, music, and shops. The Sloan Lake neighborhood of course surrounds the 177-acre Sloan Lake Park. This area is a wildlife refuge, has numerous parks surrounding it and is within a 10 to minute drive from downtown Denver. There are numerous single family homes and townhomes in the Sloan Lake area. Single family homes and condos range from $200,000 to $500,000 in the Sloan Lake area. The current average sales price is $312,000 and the current median sales price is $303,000.

20 LODO, Five Points, Uptown Neighborhoods LODO Denver Neighborhood The term LODO refers to Lower Downtown Denver, which is bordered by the South Platte River, Park Ave West, Lawrence, and Speer Boulevard. There are numerous bars and restaurants in this area surround Coors field, along with various lofts style living mixed throughout the area. Since this is an area with new loft high rise buildings and industrial buildings being converted into lofts, there is very little lawn maintenance. LODO is urban living. LODO has over 100 restaurants, numerous art galleries, clubs, boutiques, The area of Lower Downtown Denver, termed "LoDo" by locals, sits between Park Avenue West, Lawrence, the South Platte River and Speer Boulevard. Ten years ago the LoDo area was virtually empty. Since the opening of Coors Field, and a renewed interest in loft-style living, the LoDo real estate market has come alive with energy and excitement. For residents who like to leave the responsibilities of lawn maintenance and the burden of commuting behind, LoDo real estate has redefined urban living.

21 Uptown East of downtown Denver is Uptown Denver which is an urban living area as well. Uptown is bordered by Colfax Ave to the south, 20 th ave to the north, and this whole area is surrounded by 4 different hospitals, one of which being St. Joseph s This area is filled with a mix of sports bars, restaurants, small theaters. The uptown area has a mix of property types which include Victorians, smaller Bungalows, and some loft construction. Homes vary also between condos and single family homes between $100,000 and $600,000. Five Points Five points in just north of Uptown and is close too downtown. This is a up and coming neighborhood with various signs of urban regeneration. There is a mix of long time residents and older housing mixed in with newer high rise rentals and condo complexes. There is a broad range of social, economic, and ethnic diversity in this area. This area is at the northern end of the light rail, which from here heads through the downtown to South of Denver. There are long range plans to expand the light rail throughout Denver. Five points has a wide variety of music and culture. It is definitely an urban neighborhood yet it still has parks and open spaces to enjoy the outdoors as well. Since Five Points is a diverse area, there are numerous housing sizes and styles which range from single story duplexes, row houses, and 2-story Denver squares. Prices in this neighborhood range anywhere from $200,000 to $500,000.Throughout this neighborhood there are also townhome and condo infill developments with prices ranging from $400,000 to $800,000.

22 Mayfair/Hale Steve Hughes Mayfair/Hale This neighborhood is bordered by Colfax, Colorado, 6 th, & Holly. There is allot of development and real estate activity taking place in this neighborhood. The former University Health Center was located here previously, yet a large real estate developer has purchased the land and is building various mixed use developments including condos, townhomes, and retail space. Mayfair has various parks, playgrounds, and restaurants along Colorado Blvd. Homes in this area range from $100,000 to $500,000 for condos and from $200,000 to $800,000 for single family homes.
