2 T here is a lot to think about when you choose to sell a property. In this guide, Palma will advise you on several points you need to consider when selling a property. Understanding the requirements upfront can save you time and money. Our guide will help you to understand the process and is designed to reassure you of each step of your sale. CONSIDER: Valuation The rst step is to contact us to organise an appointment to get your property valued. Our experienced consultants will visit your property and value it based on the area, condition, any improvements or modi cations you have made, comparable listings in the area and size. The consultants at Palma have access to the latest market research and information regarding pricing so are well equipped to provide accurate valuations for your property. Our valuations are realistic to ensure you achieve as close to the selling price as possible. Consultant and Agency Your Palma consultant will depend on the location of your property, and will be an expert in the area. They will work hard to broker a sale for you as quickly as possible. As a seller you will be asked to sign a RERA form called Form A, which regulates the consultant and client relationship. Instruction Once you are happy with your property valuation, you can go ahead and instruct us as your sales brokerage. Our priority will then become the sale of your property. In order to put your property up for sale, we will need to receive a signed Form A. For off plan property you will also need to provide copies of the rst page of your Property Sales Agreement and your passport copy. For completed property, you will need to provide copies of the rst page of your Property Sales Agreement or Title Deed and your passport copy.

3 Exclusive agency It is worth considering instructing Palma to sell your property exclusively. By signing a contract that gives exclusive representation of your property for an agreed period, you will bene t from a tailored marketing campaign and a dedicated team of consultants working on your property. They will hold Open Houses and Broker s Previews to give your property maximum exposure with quali ed clients and selected brokers with access to the right level of clients. All communication and updates will be through one dedicated Oryx consultant ensuring you have no stress or hassle when selling your property. Instructing Palma exclusively will ensure your operty achieves the best sales price as quickly as possible due to Oryx s targeted sales approach and global network of contacts and buyers. Marketing Palma will extensively market your property using mediums such as s, SMS, property portals and our website to attract as many potential buyers as possible. Your property will be photographed by professional photographers and they can create oor plans and upload these details to our website listing pages within hours. All this information can be downloaded and printed by potential buyers and will sit alongside Area Guides to give the buyer all the information required when deciding to purchase a property. There will also be details of the consultant assigned to your property; this will be the local expert you met at the initial meeting. Viewings Your consultant will organise as many viewings as possible of your property until a buyer is found. We will organise viewings at any convenient time, either during the day, evenings or weekends. We can also organise an Open House to invite lots of potential buyers to see it at the same time. If your property is not empty, remember to dress your property to give your property the best possible chance of sale, removing any personal possessions and clutter. We will work with you to help you sell your property as quickly as possible. Offers You will be informed of all offers received from buyers to purchase your property, both verbally and in writing. Offers will stipulate any conditions as part of the offer and will state the position of the buyer so you can make a fair decision. Our consultants will then advise you if the price offered is a fair indication of the market value for your property. As the seller you can then review the offer and can choose whether to accept, counter offer or reject it, depending whether it meets your expectations. Counter offers may go back and forth between the seller and the potential buyer several times as part of the negotiation process.

4 Contract Once you have accepted an offer to purchase the property an MOU (Memorandum of Understanding) will be drawn up by the brokerage and payments will be collected. This MOU will need to be signed by you and the buyer. These payments include a deposit to secure the property, the brokerage fee and conveyancing fee, however these cheques will not be encashed until the transfer date of the property. Conveyance Our conveyance team will advise you of the next steps and prepare all documentation and keep you posted with dates when payments will be received. The Palma Conveyance Team is a specialist, fully licensed property team that handle all transactions from the point the offer has been accepted until the successful transfer of the property. Having an experienced, dedicated team ensures we keep abreast of changing property regulations, in turn ensuring our clients are, at all times, protected. From the point of the buyer signing the contract of sale, a member of the Conveyance team will be a buyer or sellers rst point of contact and will assist with all aspects of the transaction process from communicating with developers, to third party consultants, banks and the necessary governmental institutions. Whether you are a local or international property buyer or seller, an investor or developer, our highly experienced team of conveyancing professionals guarantee a smooth and successful transaction. Transfer This nal stage will take place at the Dubai Land Department or one of their registered of ces. This is where the ownership of the property changes hands. The following documents will be required: Title deed or OQOOD Valid passport copies of the buyer and seller or ID for Emirati Nationals The Sale Transaction Contract Form F (MOU), oor plan, site location plan and JOP Disclosure statement. The settlement cheques for the transaction made out to the seller, the Dubai Land Department fees as per the MOU and the buyers consultant s fee as per the MOU. Your Palma consultant will guide you through each step of the selling process and our inhouse Transaction Manager will handle every aspect of your conveyance so you can be assured of a hassle free transaction.
