4 Page 4 WHO CAN YOU TRUST? So how can you be sure your home and probably the most important investment you have is in safe hands? The National Approved Letting Scheme (NALS) When you are looking for an agent to let or manage your property, make sure that they are members of the National Approved Letting Scheme (NALS). NALS ensures that agents comply with defined service standards and has in place a customer complaints procedure offering independent redress through The Property Ombudsman s scheme, Professional Indemnity Insurance, Client Money Protection cover and access to Tenancy Deposit protection. The scheme is supported by some of the most powerful voices in the property industry. The British Property Federation (BPF), the National Union of Students (NUS) and the Guild of Letting and Management are all Board members, whilst the National Federation of Property Professionals (NFOPP) and RICS endorse NALS. Ombudsman for Estate Agents Scheme (OEA) By choosing an agent who belongs to the Ombudsman Scheme for Estate Agents, you can be assured of the following: OEA Scheme Members agree to abide by the OEA Code of Practice. This sets out a framework within which Members must operate and sets the standards of service they should provide. The Code is mandatory and rigorously enforced. Compliance levels and consumer satisfaction are closely monitored. If things go wrong, and you have a dispute with a Member Agency, you can refer your complaint to the Ombudsman for resolution. The Ombudsman is completely independent of the Member Agencies, and will provide a free, fair and speedy review of complaints falling within his Terms of Reference. Member agencies agree to cooperate with the Ombudsman and to abide by any decisions that the Ombudsman comes to. Any financial award that the Ombudsman makes in your favour is binding. 5 Page 5 THE CHICKEN OR THE EGG? I often get asked the question should I find a new home first before I put my property on the market? A successful sale can only happen if the purchaser is in a position to buy. There is no question that you will be in a better position as a buyer if you have already either placed your property on the market, or have accepted an offer. A vendor is unlikely to accept an offer from a purchaser if they have a property to sell which is not already on the market. What if I sell my property first and then can t find somewhere to buy? That s where we come in, we take into account your situation, and can ensure that we find you a buyer who can move as slowly or as quickly as you need to suit your requirements. So what s the next step? Also, bear in mind that if you find your new home first before putting your current home on the market this places additional pressure on you to sell your property quickly, which could lead to rash decisions. 6 Page 6 VALUING YOUR PROPERTY This part of our service is free, and is provided without obligation. Valuing a property is not an exact science. There is no formula to follow. However at Ashley Charles it is not just an opinion plucked out of the sky. We base our valuation on a number of criteria to place your property at the head of the market. Some of the factors we look at are Market demand from purchasers Prices achieved for similar properties Current Sales prices of similar properties The condition of your property both internally and externally Any improvements that have been carried out to the property e.g., new kitchen, bathroom, extension. Any improvements that are required at the property How popular is your area Schools in the area Transport links Local amenities in the area Current interest rates determines a competitive asking price. A competitively priced property puts your property at the top of the market, which means more enquiries which means more viewings = more offers on your property. So you ve set the asking price, what s next? Something to remember - The true value of your property is what someone is willing to pay for it. Following receipt of our signed Terms and Conditions we will begin marketing your property. Colour Photographs Your property will be featured with full colour photographs taken externally and of all internal rooms,, incorporated both into your property details and our web pages. We are subject to the Property Misdescriptions Act and so therefore please do inform us of any inaccuracies. We aim to describe your property accurately and to its best potential, these details will then be presented to the applicants on our extensive mailing list. Website Your property will be featured on our website (currently ranking in the top 5 searches for properties in Reading on Google, Yahoo, AltaVista, and MSN). Virtual Tours Ashley Charles also offers you a 360 Virtual Tour of each and every room in your property, however small, free. 11 Page 11 HOW CAN WE HELP? We offer three different sales packages to our clients depending on how involved you want Ashley Charles to be. Silver payable on a fixed fee and a no sale, no fee basis. We will advertise your property on over 20 property portals. All , fax and telephone enquires will then be passed onto you to arrange viewings. Once you have agreed a sale price, we will contact the purchaser, obtain their details and issue a memorandum of sale to all parties to confirm the sale. It will be then be your responsibility to follow up with your solicitors to complete the sale. Gold payable on a no sale, no fee basis. We will advertise your property on over 20 property portals. We will also arrange and conduct all the viewings. We will handle all the negotiations when offers are made, and issue a memorandum of sale to all parties to confirm the sale when a buyer is found. It will be then be your responsibility to follow up with your solicitors to complete the sale. Platinum payable on a no sale, no fee basis. This includes everything in gold package. Additionally, we guarantee next day viewing feedback by and weekly online viewing statistics on your property.
