This unique service aims to assist you to sell more quickly, whilst helping you maximise the sale proceeds of your home. Sure Move We care when our customers share their concerns over the time it will take to sell their home before they can secure one of ours. With Sure Move, we can arrange to buy your home from you quickly as part of a hasslefree part-exchange service. Then all that is left for you to think about is enjoying your new retirement living. Convenient Move We would like your move to your new retirement property to be as smooth as possible. With Convenient Move, we ve tried to do some of the hard work for you. Our Convenient Move includes options to make your move as easy and enjoyable as possible. We can help with an interior design service, removals, furniture storage, house clearance, sourcing solicitors and estate agents and we have even negotiated competitive rates for contents insurance. Supported Move MHA s help doesn t end once you have agreed to purchase. We want to help and support you during and after your move with financial assistance, too. 3 A ssisted Move We aim to help you benefit from our purpose-built retirement properties, whatever your circumstances. It s therefore comforting to know that, given any financial situation, we have thought of solutions to help through our Assisted Move package allowing you different ways to access your new retirement living. And that s not all our guarantee and cashback initiatives help to relieve some of the financial worry, too. Within the package are various options allowing you different ways in which to consider paying for your new retirement living. Rent before you buy We can arrange for you to purchase your retirement property subject to a rental agreement, until your house sells. This means you will exchange on the basis that you will purchase your property when you find a buyer for your home. This is an ideal option to secure your purchase, ahead of the sale of your home taking away the worry and uncertainty, whilst allowing you to immediately access our care provision and the many benefits of our retirement living. Not only that, but we will offer free rent for the first three months and charge only 50% for a further three months, to give you greater flexibility until you sell. And you can exchange contracts subject to a 4% deposit instead of the usual 10%. On selected properties, our flexible package also includes permanent rental options, too - ideal, if you are unable to buy, or wish to release equity to better enjoy later life. For those who wish to consider our Easy Move Scheme, the rental payments under the temporary tenancy agreement can be covered by the financial assistance offered by Bridgefast. Monthly rental advancements are recoverable once your property is sold. Lump sum funding to cover the exchange deposit can also be advanced through Easy Move and can be deducted from the sales proceeds. Under the temporary rental option you must complete the purchase of your MHA property within 7 days of completing the sale of your existing home. 4 Our Assisted Move scheme also offers the option to buy on a shared ownership basis a great temporary measure if you have some funds available ahead of your sale. When you sell your home, you can then buy the remaining share. Part purchase options start at 50% of the purchase price, with an affordable rent being charged on the percentage not purchased. Under our temporary shared ownership scheme, you would: 1. purchase the outstanding share within three days of completing the sale on your existing property Shared ownership Our guarantee 2. purchase the remaining share based on the value you initially purchased at for the first 18 months and thereafter at a newly determined independent valuation Alternatively, if you have limited funds or want to release equity to enjoy life, shared ownership may provide the perfect permanent solution to meet your needs. For those who wish to consider our Easy Move Scheme, the rental payments under the temporary option can be covered through the financial assistance offered by Bridgefast. Rental advancements are recovered from the sale proceeds, once your home is sold. Under the Easy Move scheme, finance can also be raised to cover the exchange deposit. Again, you pay nothing until your house is sold. Under our lease options, you can choose for MHA to guarantee to buy back your property at 95% of the price you paid. This gives peace of mind from knowing that, when the time comes, you will be assured a quick sale and your investment will be protected. Simply opt for our guaranteed buy back lease, when you make your reservation. Cashback On selected properties, if you exchange by our deadline, then we will not only refund your 1,000 reservation deposit upon completion, but we will match it too - giving you a nice lump sum to help with the costs of your move. Combine this with the uncertainty of securing a sale in this difficult market and it all adds up to one big headache we know you can do without. That s why we have teamed up with Bridgefast Property Services who for a competitive fee will manage the sale of your home, so that you don t have to. The Bridgefast service is dedicated to the retired homeowner and has been designed to take the stress out of selling your property. This unique service aims to help you sell more quickly, whilst helping you maximise the sale proceeds of your home. How much will Easy Move cost? Bridgefast charge a 2.25% plus VAT fee for managing the sale of your home, based on the eventual agreed sale price. Included within their fee will be the estate agent s commission and your standard legal fees relating to the sale. There is no cancellation charge should you change your mind and as the fee is paid out of the sale proceeds, there are no upfront costs. 6 Additional services Included within this valuable service is the option for Bridgefast to: Recommend and arrange your removals Arrange gardening and the maintenance of your empty property, if you move before your house is sold (the cost of these additional services would not be covered by the standard fee). How does the service work? Each managed sale programme is unique and specifically designed to minimise the inconvenience and stress during the sale process, whilst maximising the sale proceeds of your home. Your appointed Bridgefast Advisor will contact you to explain the process, go through your requirements and assist in completing the application form. Once this has been undertaken, they will arrange for two market appraisals with local estate agents. Bridgefast will approach the agents on your behalf, taking account of your preferences. Using their reports, a comprehensive marketing plan will be compiled on your property, with the aim of selling at the highest possible price, in the shortest possible time. As Bridgefast s fee is charged as a percentage of the sale price, it is in their interest to achieve the highest possible price for you. They will then proceed to instruct the agent on your behalf and then manage the whole sale process, until a buyer is found. Can I retain my existing agent? If your house is already on the market and you wish to keep your existing agent, Bridgefast will be happy to discuss this with you, as each case will be individual. It may be that a fresh approach with a different agent would be advisable. However, if you are happy with the service provided by your existing agent, yet don t want the ongoing hassle of managing your sale, then this can be considered and an arrangement agreed.

7 What happens if I want to terminate the agreement? Bridgefast are confident that you will be impressed by their professional and personalised service. However, if for any reason you wish to cancel their service, you can and there will be no cancellation fee to pay. You should be aware that if an Energy Performance Certificate has been provided, the cost would still payable upon cancellation. Will I have complete control? Yes, at all times. Bridgefast will always offer you their expert advice and sales management expertise, whilst acting upon your wishes. However, the aim of the service is to offer a stress free experience, whilst achieving an early sale. Pricing correctly is an important part of this and a flexible, realistic approach is a key element to its success. Are any other services available under the scheme? Yes. If the Managed Sale Service is taken up, Bridgefast can offer financial help, if required, to make your transaction easier. They can provide you with funds you may need to meet care costs or the monthly rent under our temporary shared ownership or rental options, pending the sale of your home. In consultation with you and your family/ financial advisor, Bridgefast can advance sufficient funds in anticipation of the sale proceeds of your home to cover these costs. The good news is that for a one-off fee of 500 (no VAT), there is no interest to pay, with the loan and fee being repaid out of the sale proceeds. The maximum monthly advance that Bridgefast can make is 1,500. Should you need to finance the exchange deposit under our temporary rental or shared ownership option, then Bridgefast can help here too. Lump sum funding is available at a maximum of 20% loan to value for a fixed fee of 400 (no VAT). Interest is then charged at 5% from the time of draw down until your house sells. Again, there is nothing to pay up front - with the interest and fee being added to the loan and deducted from the sale proceeds. For both types of funding, an RICS valuation is required at a cost of 50p per 1,000 plus VAT (subject to a minimum of 100) which can also be added to the loan and deducted from the sale proceeds. Additionally, for both types of funding there is a cancellation fee of 299 (no VAT).

8 What restrictions apply to the managed sale service? For properties valued over 500,000 and for retirement properties, fees will be individually priced. How do I proceed? We will arrange for a representative from Bridgefast to get in touch and make an appointment to see you at your convenience. 9 S ure Move We care when our customers share their concerns over the time it may take to sell their home before they can secure one of ours. With Sure Move, we can arrange for your home to be bought quickly, under a hassle-free part-exchange service; then all that is left for you to think about is enjoying your new retirement living. How does Sure Move work? MHA has established Sure Move in conjunction with PXS, a property purchasing company specialising in the retirement market. We will arrange for your property to be sold and speed up your move within a matter of weeks. You won t even need to organise an Energy Performance Certificate. MHA can arrange the whole process and help you every step of the way. PXS will arrange two valuations of your home, to be undertaken by local estate agents. Based on these valuations and the company s own research, you will be offered a purchase price. The offer is non-negotiable but it is entirely up to you whether or not to proceed with the sale. How much will Sure Move cost? There is no cost for this service, even if you accept the offer and subsequently withdraw. The only costs you will have are your own legal fees and associated moving costs. How long will it take? You would need to complete on the purchase within eight weeks of the offer being agreed, although it is possible to arrange a later moving date (up to a month after this). How soon will my house be remarketed once I agree? Once you agree to sell under Sure Move, your house will be remarketed straight away. If your house is already on the market with an agent, it may be that they are retained to sell on. Otherwise immediate access will be required in order to produce an Energy Performance Certificate and to place the property back on the market with a locally appointed agent. 10 How is the purchase price determined? The price you are offered will take into account the need to cover the costs of re-selling and doing so within about six weeks. The type of property and its location will also affect the price that can be offered. What are the benefits? This means that an offer under the Sure Move scheme will be different to the asking price an estate agent would recommend. Typically it will be around 70-75% of the valuation placed on the property to allow a sale within a six week period. You have a guaranteed sale and the ability to move quickly You know immediately how much you will get for your property You will have no estate agency costs You will have no EPC cost You will have less running costs to cover over a lengthy sales period There is no uncertainty with broken chains or falling house prices You will have peace of mind, knowing that your purchase with us will proceed. On top of that, if contracts are exchanged within eight weeks, MHA will discount the price of the property you are buying from us by 5,000. What type of properties will be considered? All types can be considered under the scheme, regardless of size, condition and whether they are leasehold or freehold. Only retirement accommodation is excluded from Sure Move. What areas will be considered? We are offering Sure Move nationally, so regardless of where you live you can be assured that you can take advantage of its many benefits. How do I proceed?
