2 State Summary New Jersey Fee Structure First Page Fee-Deed/Subsequent Document: $40.00-$43.00 (including $10.00 tax abstract fee-see Special Fees below regarding deeds and subsequent documents) First Page Fee-Mortgage: $ Additional Pages Fee: $10.00 per page Penalty Fees: None Special Fees: A tax abstract fee of $10.00 is due with each deed, making the total first page fee $ The fee per notation (reference) on assignments, discharges, etc. is $10.00, making the total first page fee for subsequent documents $40.00 also. (Original mortgages incur neither of these two special fees). This same fee applies to blanket assignments and discharges. The flat fee to cancel a mortgage is $20.00 whereas a discharge or release of a mortgage is subject to the regular fees, as shown on the recording office detail pages. Indexing fee-add $6.00 per name after the first five combined grantor and grantee names on all instruments. Taxes: Deed Transfer Tax. The realty transfer tax rates for standard transactions and for new construction where total consideration not in excess of $350,000 are as follows: $2.00 per $500 or fraction thereof of consideration not in excess of $150,000; $3.35 per $500 or fraction thereof of consideration in excess of $150,000 but not in excess of $200,000; $3.90 per $500 or fraction thereof of consideration in excess of $200,000 but not in excess of $350,000 The rates for standard transactions and for new construction where total consideration exceeds $350,000 are as follows: $2.90 per $500 or fraction thereof of consideration not in excess of $150,000; $4.25 per $500 or fraction thereof of consideration in excess of $150,000 but not in excess of $200,000; $4.80 per $500 or fraction thereof of consideration in excess of $200,000 but not in excess of $550,000; $5.30 per $500 or fraction thereof of consideration in excess of $550,000 but not in excess of $850,000; $5.80 per $500 or fraction thereof of consideration in excess of $850,000 but not in excess of $1,000,000; $6.05 per $500 or fraction thereof of consideration in excess of $1, Note: Special, lower deed transfer tax rates apply to transfers by senior citizens, blind persons, disabled persons, and on the transfer of property that is low and moderate income housing, as follows: Where total consideration not in excess of $35,000: $0.50 per $500 or fraction thereof of consideration not in excess of $150,000; $1.25 per $500 or fraction thereof of consideration in excess of $150,000 but not in excess of $350,000; Where total consideration exceeds $350,000: $1.40 per $500 or fraction thereof of consideration not in excess of $150,000; $2.15 per $500 or fraction thereof of consideration in excess of $150,000 but not in excess of $550,000; $2.65 per $500 or fraction thereof of consideration in excess of $550,000 but not in excess of $850,000; $3.15 per $500 or fraction thereof of consideration in excess of $850,000 but not in excess of $1,000,000; $3.40 per $500 or fraction thereof of consideration in excess of $1,000,000. Mansion Tax. 1% of the total consideration is due from the buyer where total consideration exceeds $1,000,000 on transfers of property classified as on of the following: (1) Class 2 residential; (2) Class 3A farm property (regular) but only if the property includes a building or structure intended or suited for residential use and any other real property, regardless of class, that is effectively transferred to the same grantee in conjunction with farm property as described above; (3) a cooperative unit; or Class 4A commercial.
