14 ABOUT VALUATION: About the valuation and limitations on liability arising from the valuation report and generally We are required to obtain a mortgage valuation report to help us decide what loan, if any, to make secured on the property. The valuation report for mortgage purposes on the property is not a structural survey and must not be treated or relied upon as such The valuation given is for mortgage purposes only and may not represent either the open market value of the property or its particular value to you. We will instruct one of our approved panel valuer(s) to carry out the report. The valuer will only make a limited visual inspection of the property and will not carry out a building survey. There may well be defects, including serious structural defects that are either not noticed or not referred to you. In some cases and at our discretion, we may carry out either an electronic valuation (which does not require the valuer to carry out an inspection of the property) or we may carry out an external appraisal only. If the valuation of the property is carried out using one of these methods, a copy of the valuation report will not be provided to you. As the valuer is not one of our employees, we do not accept any responsibility for the valuation or report or make any representation that it is correct in any respect. Transfers of Mortgage Although you may not transfer your interest in the mortgage without consent, there is no restriction in the mortgage against a transfer of the Society s interest. Yorkshire Building Society and its group of companies share information for fraud prevention purposes. We will disclose your information to any suppliers we engage to process personal data on our behalf. I give my explicit consent to the Society using the information that I have provided in this respect (the sensitive personal information ) for the purposes of deciding whether or not to o er me a mortgage. I understand that the Society will keep a record of the sensitive personal information in its filing systems. If this application is in my sole name, I agree that information held about me by the credit reference or fraud prevention agencies may be linked to records relating to my partner or partners. I understand that neither the Society nor the Foundation will release me from this Agreement or vary its terms and I will continue to be bound by the above condition even if the Society decides at some time in the future (and announces any such decision by press release) that it is no longer in the best interests of the Society to continue with the above assignment condition generally in respect of new members. 2. Relevant conversion benefits means any benefits under the terms of any future transfer of the Society s business to a successor company (i.e. on a conversion or take over) which I might become entitled to as a member or depositor with the Society at any time within 5 years immediately following the date on which this account is opened. Relevant conversion benefits does not include the statutory right to have shares in the Society (including any balances on share accounts) converted into deposits with the company on a conversion or takeover.
