2 HOME CONTENTS INSURANCE Why would you need to take out a home contents policy? The effects of a theft, fire or water damage can be devastating, yet many tenants have no insurance to replace their precious possessions when a loss happens have you thought how you would replace your lost or damaged items without the protection of home contents insurance? Barnet Homes has set up a home contents insurance scheme for tenants with Ageas Insurance a brand you recognise and can trust. This is a voluntary scheme and you can of course make your own insurance arrangements with an insurance company of your choice if you wish. This leaflet explains about this special scheme and how you can apply. This insurance is underwritten by Ageas Insurance Limited and is administered by Direct Group Ltd. Claims are handled by Direct Group Ltd. The policy provides you with protection against specified causes following a loss or damage to your household furniture, TV, clothing, carpets, curtains and electrical goods while in your home, including the contents of domestic outbuildings such as sheds and garages all on the same site. Cover is on a new for old basis, except for clothing and household linen where a deduction for wear and tear will be made. Your household goods are covered against the events shown, including other specified causes detailed under the section headed What would I be covered for? There are policy limits, conditions and exclusions applying to this insurance policy and full details are shown in the policy wording, a specimen policy document is available on request. 3 What the Policy covers Your household belongings are covered against loss or damage caused by specified events such as: Fire, explosion, lightning, earthquake or smoke damage. Water or oil escaping from any fixed water or heating installation or domestic appliance including fixed fish tanks. The building being hit by aircraft, flying objects or anything falling from them, or by a vehicle, train or animal. Falling trees and branches. Riot, civil commotion, strikes, labour or political disturbance. Malicious damage. Storm or flood. Subsidence, heave or landslip. Theft or attempted theft. Cover also includes: Rent or other accommodation, including the cost of kennel accommodation for domestic animals. 20% of the sum insured Pictures, works of art, binoculars, cameras and equipment, collection of coins, medals or stamps, Jewellery, watches, clocks and furs, any other property made of precious metal 1/3rd of the Sum Insured Contents temporary removed from the home Up to the sum insured Replacing documents Accidental damage to televisions, video players and recorders, hi-fi systems, satellite decoders, DVD players and computer equipment in the home, fixed aerials, masts and satellite dishes attached to the home. This is a brief summary of the policy cover, full details of the conditions and exclusions are detailed in the policy; a specimen policy document is available on request. You should read your policy carefully to make sure it meets your needs. 4

5 How can I pay the premium? Premiums can be paid weekly, fortnightly. monthly or annually. What sums insured are available? The sums insured start from 9,000 for tenants ( 7,000 for tenants aged 60 and over) up to a maximum of 35,000 for standard cover plus accidental damage. How much cover will I need? Using the Check List guide enclosed within this prospectus, you can calculate your sum insured by working out the replacement cost of your furniture and belongings (except for clothing and household linen where a deduction for wear and tear will be made) then add up the totals. This is your Sum Insured and the amount needed to protect your possessions should a loss happen, you must ensure that the total sum insured is adequate. You have a duty to maintain the contents of your home and personal belongings in sound condition and repair. Working out your contents sum insured Most people are unsure what the total value of their household furniture, TV, clothing, carpets, curtains and electrical goods. Please use the check list guide to help value the contents of your household property based on a new for old basis, except for clothing and household linen where a deduction for wear and tear will be made. If you under value your contents this will mean that if you claim you will not get the full value of your claim. Eligibility You must be a tenant of Barnet Homes to be eligible to join this insurance scheme. Should you cease to be a tenant, you will no longer be eligible for this insurance and cover provided by this policy will end. You must then make alternative arrangements with an Insurer of your choice. 5

7 How much will it cost? The amount you pay will depend upon the sum insured you have calculated to replace your possessions, in the cost of cover table below choose your sum insured and the cover you require. This is the amount you need to pay each week. 9 Application form for Tenants The questions on this form and any other details we specifically ask, relate to facts considered material to underwriting the insurance. Your policy will be based on the answers provided in this proposal form. Your answers will influence the acceptance and assessment of this proposal. If you are in any doubt about whether a piece of information is relevant to your answer, we will be happy to give advice. You should always keep a record of the information supplied. The insurers will on request provide a copy of the Application Form and/or a specimen of the policy. Insurers pass information to the Claims and Underwriting Exchange register, run by Insurance Database Services Ltd (IDS Ltd). The aim is to help us check information provided and also to prevent fraudulent claims. When we deal with your request for insurance, we may search the register. When you tell us about an incident (such as fire, water damage or theft) which may or may not give rise to a claim, we will pass information relating to it to the register. You can ask us for more information about this. You should show this notice to anyone who has an interest in the property insured under the policy. Law applicable to the contract UK Law allows the parties to this contract a choice of the Law applicable to the contract. This contract is governed by the Law of Scotland if you live in Scotland and English Law if you live elsewhere in the UK except as specified to the contrary elsewhere in your policy. 9

10 Data Protection Please read this notice carefully as it contains important information about our use of your personal information. In this notice, we and us and our mean Ageas Insurance Limited. Your personal information means any information we hold about you and any information you give us about anyone else. You should show this notice to anyone else insured or proposed to be insured under your policy as it will also apply to them. It explains how we use all the information we have about you and the other people insured under your policy. Please note that if you give us false or inaccurate information this could give us the right to avoid your insurance policy or it could impact your ability to claim. Sensitive information Some of the personal information that we ask you to provide is known as sensitive personal data. This will include information relating to health issues, race, religion and any criminal convictions. We need to use sensitive personal data to provide you with quotes, arrange and manage your policy and to provide the services described in your policy documents (such as dealing with claims). How we use your personal information We are part of the Ageas group of companies. We may share your personal information with other companies in the group for any of the purposes set out in this notice. If you want to know more about the Ageas group please go to We will also share your personal information with Barnett Homes and anyone acting on their behalf and they will use it for the purposes set out in this notice. We will use your personal information to arrange and manage your insurance policy, including handling underwriting and claims and issuing renewal documents and information to you or your insurance adviser. We will also use your personal information to assess your insurance application and provide information to credit reference agencies. Barnett Homes may also use your personal information to handle your needs in connection with your policy. We may have to share your personal information with other insurers, statutory bodies, regulatory authorities, our business partners or agents providing services on our behalf and other authorised bodies. We will share your personal information with others: if we need to do this to manage your policy with us including settling claims; for underwriting purposes, such as assessing your application and arranging your policy; for management information purposes; to prevent or detect crime, including fraud (see below); if we are required or permitted to do this by law (for example, if we receive a legitimate request from the police or another authority); and/or if you have given us permission. You can ask for further information about our use of your personal information. If you require such information, please write to the Data Protection Officer at the address set out below. Preventing and detecting crime We may use your personal information to prevent crime. In order to prevent crime we may: check your personal information against our own databases; share it with fraud prevention agencies. Your personal information will be checked with and recorded by a fraud prevention agency. Other companies within the financial services industry may also search such fraud prevention agencies when you make an application to them for financial products (including credit, savings, insurance, stockbroking or money transmission services). If such companies suspect fraud, we will share your relevant personal information with them. The information we share may be used by those companies when making decisions about you. You can find out which fraud prevention agencies are used by us by writing to our Data Protection Officer at the address set out below; and/or share it with operators of registers available to the insurance industry to check information and prevent fraud. These include the Claims and Underwriting Exchange Register administered by Insurance Database Services Ltd. We may pass information relating to your insurance policy and any incident (such as an accident, theft or loss) to the operators of these registers, their agents and suppliers Dealing with others on your behalf To help you manage your insurance policy, subject to answering security questions, we will deal with you or your husband, wife or partner or any other person whom we reasonably believe to be acting for you if they call us on your behalf in connection with your policy or a claim relating to your policy. For your protection only you can cancel your policy or change the contact address. Marketing We and Barnett Homes may use your personal information and information about your use of products and services to carry out research and analysis. We will only use your personal information to market our products and services to you if you agree to this. Monitoring and recording We may record or monitor calls for training purposes, to improve the quality of our service and to prevent and detect fraud. We may also use CCTV recording equipment in and around our premises. Further information You are entitled to receive a copy of any of your personal information we hold. If you would like to receive a copy, or if you would like further information on, or wish to complain about, the way that we use personal information, please write to the Data Protection Officer at Ageas Insurance Limited, Ageas House, Hampshire Corporate Park, Templars Way, Eastleigh, Hampshire, SO53 3YA giving your name, address and insurance policy number. We may charge you a small fee for this. If we change the way that we use your personal information, we will write to you to let you know. If you do not agree to that change in use, you must let us know as soon as possible. You have the right to complain to the Information Commissioner's Office at any time if you object to the way we use your personal information. 10

11 How to join the insurance scheme Step 1 Complete the attached application form, making sure that you answer all the questions and provide any additional information that may be required or relevant to this insurance. Step 2 Read the declaration carefully and sign at the end of the application form. Step 3 Return the completed and signed application form to Ageas Household Insurance, Quay Point Lakeside Boulevard Doncaster DN4 5PL If you require any help in completing the form, or if you have any general enquires regarding this insurance policy please contact customer services on and ask for the Insurance Department. Keeping up the payments To make sure that you are always covered you must keep up to date with your insurance payments Failure to pay the premium for six weeks may affect claim settlement and will lead to your insurance policy being cancelled. When your policy will start Your insurance cover will not start until you have been accepted onto the scheme. You will be notified in writing with details of your insurance payments and the date you should start paying the premium. Your right to cancel the policy If having examined your policy you decide not to proceed with this insurance, you will have 14 days to cancel, starting on the day you receive the policy documentation. On receipt of your written notice we will refund any premium paid, unless we have already been notified of a claim. How to make a claim Should you need to make a claim, contact the loss adjuster on to make a claim or request a claim form. If a claim form is required, please complete and return it to the Loss Adjuster, Direct Group Ltd, who will deal with your claim. 11

12 What to do if you have a complaint If you have experienced a problem with any part of our service, we will sort this out as quickly and fairly as possible. What you should do first Step 1 Contact our Customer Services department on who will make sure that your complaint is dealt with at a senior level. Alternatively, you can write to us at the address below (please include your policy number and claim number if appropriate).
