1 This is a summary of cover highlighting the main features and benefits as well as the general conditions and exclusions of this Policy provided by Ltd. Full terms and conditions can be found in the UKG Policy booklet, that will be provided when you purchase your Policy or at any time on request. You will also receive a Policy Schedule showing the specific details of your Policy and the cover(s) you have selected. It is important that you read the Policy documents carefully when you receive them. This policy is a monthly policy, which means that we / your administrator will collect a premium by Direct Debit from your bank account / Credit Card / Debit Card on the first working day of each month and, subject to the successful collection of that premium, we will provide the cover detailed in this key facts for the month in which the premium has been collected. This insurance commences on the date shown on your policy schedule and continues by periods of one month upon receipt of your monthly premium. This insurance does not have a specified end date and cover will continue until either you or we cancel the policy. However, should you fail to make a payment in any month, cover will cease with effect from the end of the month immediately before the date of the failed collection. The excess you have chosen in addition to any additional excess we have quoted Buildings The first 1,000 of any claim for subsidence Storm or flood damage to gates, hedges, fences or swimming pool covers. Loss or damage that occurs when the Building is unoccupied for more than 30 days. Loss or damage to domestic fixed fuel, oil tanks, swimming pools, tennis courts, drives, patios and terraces, walls, gates and fences, unless the main building is damaged at the same time Contents Personal Possessions outside your home up to 30 days anywhere in the world Accidental Damage extensions Pedal cycles Damage caused by smoke that happens gradually over a period of time Loss or damage that occurs when the Building is unoccupied for more than 30 days Theft or malicious damage caused by someone lawfully on the premises. Loss or damage cause by mechanical or electrical breakdown Loss or damage caused by theft or attempted theft from an unattended motor vehicle unless locked and out of sight Loss or damage to sports equipment when it is being used Loss or damage to contact lenses Loss or damage caused by normal wear and tear, vermin, insect, fungus or atmospheric or climatic conditions Loss or damage caused by pets Loss or damage whilst the Buildings are unoccupied for 30 days or more Theft away from home unless securely locked to an immovable object Loss of or damage to accessories unless the cycle is stolen at the same time Section 2 - Contents Section 2 - Contents - Additional Cover Section 1 and 2 - Additional Cover Section 2 - Contents - Additional Cover

4 Home Emergency Legal Expenses Faulty workmanship, a central heating boiler over 15 years old and/or has not been serviced every 12 months, LPG fuelled, oil fired, warm air, solar and un-vented heating systems, boilers with an output over 60Kw/hr, mains gas or mains water supply, garages, outbuildings, boundary walls, fences, hedges, cess pits, fuel tanks or septic tanks, subsidence, landslip or heave, the home being left unoccupied for more than 30 days consecutively, blockage of supply or waste pipes due to freezing weather conditions. For Contract Construction work where the contract value exceeds 6,000. For Property 250 excess for any claim under a public or private nuisance or trespass. Any amount below 100. Allegations involving assault, violence or dishonesty, malicious falsehood, defamation, the manufacture, dealing in or use of alcohol, illegal drugs, indecent or obscene materials, illegal immigration and money laundering offences. Disputes between family members, deliberate or reckless acts, judicial reviews, group litigation orders, payment of fines, penalties or compensation awarded against the Insured. Section 4 Legal Expenses Cancellation If you decide that for any reason, this policy does not meet your insurance needs then please return it to us or your administrator within 14 days of issue. On the condition that no claims have been made or are pending we will then refund any premium paid, in full. Thereafter you may cancel the insurance cover at any time by informing us or your administrator. Cover will cease at the end of the month immediately prior to the cancellation being received by us, and for which a Monthly Premium Payment was received by us. We are entitled to cancel this insurance at any time by giving you not less than 14 days prior notice, except where you default on your Monthly Premium Payment, in which case cover will cease with effect from the end of the month immediately before the date of the failed collection. Changes to your policy We have a right to change the terms of your policy and / or Monthly Premium Payments, by giving you not less than 60 days prior notice of the cancellation or change taking effect. If you need to make a claim Claims will be handled by Direct Group Property Services at the address shown in your Policy Booklet. Should you wish to claim under your Ltd Policy you should call the Direct Group Property Services Claims Helpline on or by submitting a claim in writing as soon as possible and within 30 days of the event. You must give Direct Group Property Services any information or help that they may reasonably ask for. You must not settle, reject, negotiate or agree to pay any claim without their written permission. Full details of how to claim are included in the Policy Booklet. For section 3 and section 4 claims will be handled by ARAG plc at the address shown in the Policy Booklet. For Home Emergency claims telephone If you are claiming for alternative accommodation costs you must obtain our authority to incur costs before booking somewhere to stay. You will have to pay for the accommodation when you check out and send your receipts to s to be reimbursed. It is important you notify us as soon as possible of any claim, and do not call out your own contractors as we will not pay their costs and it could stop your claim being covered. For Legal Expenses claims you must notify us as soon as possible. Under no circumstances should you instruct your own lawyer or accountant as the insurer will not pay any costs incurred without our agreement. You can request a claim form between 9am and 5pm Monday to Friday (except bank holidays) by telephoning or by downloading one at

5 Complaints procedure It is the intention to give you the best possible service but if you do have any questions or concerns about this insurance or the handling of a claim you should follow the Complaints Procedure below: Complaints regarding: SALE OF THE POLICY Please contact your agent who arranged the Insurance on your behalf. For further information about your statutory rights contact your local authority Trading Standards Service or Citizens Advice Bureau. Compensation Ageas Insurance Limited and Brit Syndicate 2987 at Lloyd s are covered by the Financial Services Compensation Scheme (FSCS). You may be entitled to compensation from the scheme, if they cannot meet their obligations. This depends on the type of business and the circumstances of the claim. Most insurance contracts are covered for 90% of the claim. You can get more information about compensation scheme arrangements from the FSCS or visit Data Protection Please note that any information provided to us will be processed by us and our agents in compliance with the provisions of the Data Protection Act 1998, for the purpose of providing insurance and handling claims, if any, which may necessitate providing such information to third parties. We may also send the information in confidence for process to other companies acting on their instructions including those located outside the European Economic Area.
