5 Customer Profile Association Advisors not only specializes in providing exemplary management services to associations, but also affords each and every homeowner in the association with the most courteous and attentive service provided. The firm manages all on-site community amenities with the utmost organization and professionalism. Our Lifestyle Coordinators plan recreational events for our communities and frequently survey all residents for their interests, always keeping in mind that people s lives occur in the communities we manage, and that we are an integral part of those lives. 6 Fiscal Reporting Association Advisors is committed to providing our clients with timely financial reports. By utilizing the latest version of TOPS software, we are able to provide the financial reports in an electronic format to our clients. Each Board receives a package customized for their site which includes: Balance Sheet Month-to-date and year-to-date Income Statement with budget variances Bank Reconciliations Reserve and Deferred Maintenance Funding Accounts Receivable and Accounts Payable reports Year-end financial packages are provided to the independent auditors electronically as well. For convenience, homeowner dues may be paid utilizing a check, the lockbox facility, or on-line via credit card or e-check. Our Accounting Associates work closely with the Board and Manager in the preparation of the annual budget to ensure the fiscal needs of the Association are being met. 7 Service Management Our managers are experienced and physically conduct routine site inspections on all common areas including lobbies, stairwells, landscaping, recreation facilities, walks and driveways, parking lots, and other physical components of the property to ensure that all are maintained to the highest standards. We will assist in developing a multi-year plan initiatives list to address maintenance issues and construction deficiencies as well as capital improvements. Work orders are logged into our database and followed up on daily. Courtesy calls are always made to homeowners before a work order is closed. This type of quality control is why we stand out. Properties cannot be managed from a phone or a desk, the property has to be walked and evaluated and punch lists must be created to identify any issues. Managing properties was the easy part. 8 Team Approach Association Advisors skilled management and accounting personnel meet regularly to assess and discuss individual properties from varying viewpoints and perspectives. Our managers are directed by a company principal who attends board meetings with the manager and any additional meeting as requested by the Board. All managers are required to provide the President of Association Advisors with a weekly update report so they are up to date with what is happening in all communities. By using this team approach, Association Advisors develops a unique plan to best meet the physical, fiscal and operational needs of each community.
