8 REMODELLED & RESTYLED SPECIFICATION A comprehensive refurbishment of a late 1980 s building. The existing structure has been retained, save for removal of a secondary staircase. The office space, including all the M&E, has been completely stripped out and replaced, including a new lift and new air conditioning. The office space provides a contemporary, warehouse style feel with high ceilings and excellent natural light on small but efficient floor plates. STRUCTURE The existing building comprises a reinforced concrete frame with reinforced concrete slabs. The building has been remodelled by removing a secondary staircase but the façade is untouched save for repainting. The floor loadings are as follows: Office floors: 4 kn/m 2 Roof: 5 kn/m 2 Basement: 5 kn/m 2 DESIGN CRITERIA The building has been designed to the following occupancy levels: Office: 1 person per 8m 2 Escape: 1 person per 6m 2 Services: 1 person per 8m 2 Toilets: 1 person per 8m 2 ENTRANCE, LIFT LOBBY AND LIFT Entrance & reception High quality granite and porcelain tiles on the entrance and reception floors respectively. Walls of stunning red leather panels, lacquered MDF panelling and white painted plasterboard. Ceilings of wood panelling or white painted plasterboard with feature and concealed lighting, all contributing to create a vibrant and exciting arrival to the building. Lift Lift doors in bronze finish and lift cars comprise porcelain tile flooring, metal ceiling with concealed LED lights and back painted glass with mirrors. GENERAL OFFICE AREAS The office floors provide light, open plan space with high ceilings providing clear floor to ceiling heights of around 2.80m on levels 1-3 with an attractive vaulted ceiling on level 4. Floors New metal cased raised floors with a clear void of 90mm. Ceilings Painted plasterboard ceilings with suspended feature LED lighting. Doors Lacquered fumed oak veneer on doors to office floors, stairwell and WCs. Walls Painted plasterboard with feature metal bracing on the southern wall. CYCLE, SHOWER AND CHANGING FACILITIES Each office floor has two unisex WCs and an accessible WC apart from the 4th floor which has one WC and one accessible shower room. Basement facilities include a 14 space bike store along with male and female changing, locker and shower facilities. MECHANICAL AND ELECTRICAL Air Conditioning Floor mounted VRF fan coil units providing heating and cooling to the open plan office floors with roof mounted outdoor condenser units. (Wall mounted VRF units on 4th floor.) The system is designed to achieve 21 degrees C +/- 2 degrees in winter and 24 degrees C +/- 2 degrees in summer. Space exists in the roof top plant area for additional tenant cooling. Public health Capped connections on soil and vent stacks plus valved and capped connections on drinking water services at each floor of the offices to enable the installation of a future tea point. Lighting & Electrical Fagerhult Combilume suspended low-energy LED lighting scheme within offices providing a comfortable LG7, BCO and BS:EN12464 compliant working environment. Occupancy and light-level sensors provide a maintained illuminance of lux. Office lighting can also be manually dimmed to the required comfort level. Each tenant demise is fitted with a dedicated, large capacity distribution board ready for CAT B fit-outs. In addition to a dedicated utility billing meter per floor, each distribution board has local smart metering to record detailed power consumption data. Electrical Design Loads Office electrical capacity has been provided in accordance with BCO and BSRIA recommendations: Small Power 25w/m 2 Lighting 12w/m 2 HVAC 60w/m 2 Security Systems A card operated security system controls access to the building s new front door and also to the lift, allowing separation of access rights in the event that the building is let floor by floor. The card system also controls access to the basement bike store and changing facilities. Fire Alarm A completely new L2 level fire alarm has been installed providing full monitored protection. EPC EPC rating of C has been achieved. DDA The scheme has been designed to be fully DDA compliant. TEN MIDFORD 14
