2 Journey. definition: an act of traveling from one place to another In traveling great distances, being off target by even one degree will send a person miles off course from their desired destination. That s why we carefully plot our company s journey every year. We want to build on past success and refuse to set course to auto pilot. In 2014, we invested more time in goal planning and then proactively made course corrections as conditions changed. This year s annual report will take you on the journey through growth within our company and in the Boise commercial real estate market Welcome aboard.

4 Explore. definition: to travel over for adventure or discovery Following a successful 2013 with a record number of completed transactions, our journey into 2014 focused on continual improvement. We aimed to expand our business and continued to build a team to provide unparalleled service to our clients. Exploration began by remaining true to a model that has always worked for us brainstorming ways to improve and listening to our clients and business relationships. We gathered feedback from brokerage clients following transactions and we surveyed all owners and tenants in our property management portfolio. This helped us set objectives for 2014 that would guide us in our perpetual goal to live up to our slogan and ensure that our clients experience results. The outcome? For a third consecutive year, we set a new company record by completing over 560 transactions. 6 Coordinates. definition: a set of numbers that is used to locate a point on a map, graph, etc. We use numbers in all aspects of our business valuing properties, analyzing financials, anticipating market changes, setting lease rates, tracking market vacancy... the list goes on. In 2014 we developed a new set of strategic metrics to use as coordinates to help measure our progress toward long-term goals. 12 Destination. definition: a place to which one is journeying Thornton Oliver Keller has grown 35% annually since We are the largest facilitator of commercial real estate transactions in Idaho and our management portfolio now exceeds 5 million square feet. The scope of our services is unique. We proudly represent some of the most recognized properties in the area, such as Washington Group Plaza and The Village at Meridian. Large or small, all of our clients receive our highest level of service. We work hard every day to maximize the value of all our clients properties and to generate the financial returns they expect. Our commitment to serve reaches beyond our clients to the community. We seek opportunities to give back. We serve lunch at the Boise Rescue Mission, donate food to the Idaho Food Bank, purchase holiday gifts for disadvantaged children, sponsor youth sports teams and health initiatives, and participate in numerous industry fundraising events. We are fortunate to call this community home.
