4 Building Permits All building permits for new construction are required to comply with the current building codes and local amendments. For new construction or remodels within existing buildings, at the owners option, the International Existing Building Code may utilized. 4

5 When do I need a C of A? Administrative Approval Repairs Using Same Materials and Design Repainting Same or Similar Re-roofing Same Type, Color and Material Replacing paved areas with sod/landscaping Replacing or Recreating any fence or handrail with historic documentation 5

7 Building Permits In addition all horizontal elements of a project must meet the requirements of the Unified Development Code including: tree preservation, landscaping and irrigation, storm water drainage, traffic impact analysis, parking and sidewalks, verification of proposed use within the zoning district, proper platting of the property, zoning setbacks and buffers, construction over easements, and requirements due to historic districts, and zoning overlay district design requirements. 7

8 Types of Building Permits New Residential Residential General Repairs Room additions*, accessory structures*, walls, carports, decks*, patios, in-ground & above-ground swimming pools*, fences, reroofs, foundation repairs, and general repairs to include siding, doors, and windows. Commercial Building Permits New, foundation, shell, finish out, general repairs, and remodel. Site Work Grading Cuts and Fills over 3-inches, Retaining Walls that support a surcharge or are over 4-feet in height, Commercial and Multi-lot l t Residential Subdivision i i Fences, New Parking Lots, Commercial Site Utility Work, Drainage Structures, Sidewalks and Driveways 30 above grade and other non-occupiable structures on private property 8

9 Trade Permits Trade permits provide for compliance with the requirements for all codes and ordinances and are provided for Electrical, Plumbing, Heating/Air Conditioning, and other work. The majority of trade permits are required to be pulled by licensed contractors. 9

11 Licenses The process ensures that all contractors meet the State of Texas and City of San Antonio requirements for licenses and registrations. 11

12 Licenses State Licenses The City of San Antonio requires all State contractors (Mechanical, Plumbing, Electrical, and Irrigators) to register their license with Development Services in order to obtain permits within our jurisdiction. Some of these licenses are required to provide Certificate of Liability Insurance and/or a Bond. Theses types of licenses are required to pay an annual registration fee with the City. 12

13 Licenses City Licenses The City of San Antonio also issues and/or renews municipal licenses and registrations to include the following: Residential Builder, Home Improvement, Sidewalk & Curb, Mechanical, Sign, and Electrical. These types of licenses and registrations pay a renewal fee either annually or bi-annually with the City. 13

15 Certificate of Occupancy A Certificate of Occupancy is required for all uses, including nonconforming uses as required by the UDC, with the exception of single family dwellings, registered family homes and group daycare homes. The Director of Building Inspections maintains a record of all Certificates of Occupancy. 15
